Closed sales activity in the Naples area housing market maintained steady momentum through August with a 35.2% increase in overall closed sales, from 812 closed sales in August 2019 to 1,098 closed sales this August, according to the August 2020 Market Report released by the Naples Area Board of REALTORS
(NABOR), which tracks home listings and sales within Collier County (excluding Marco Island). Homebuying activity in Naples during the last three months exceeded the activity reported in the first three months of 2020, more typically known as peak resident season. Broker analysts reviewing the report predict this momentum—driven from more closed sales, more new pending sales, and more new listings compared to a year ago—will set the Naples area housing market up for continued positive performance into the fall months. NAPLES CITY COUNCIL APPROVES FINAL PLAT FOR NAPLES BEACH CLUB REDEVELOPMENT
Naples City Council unanimously accepted the preliminary and final plat of The Naples Beach Hotel & Golf Club property last week, following the Planning Advisory Board’s Aug. 12 recommendation regarding redevelopment plans for the nearly 125-acre historic resort on the Gulf. Council’s actions were necessitated after a review of the site plan by city staff identified a discrepancy between parcel boundaries and the zoning district boundaries within the project. Certain parcels and elements of the project were located within two zoning districts — a planned development and a residential district. The Athens Group development team plans to subdivide the property to create multiple tracts that are consistent with the zoning district boundaries established by prior rezoning petitions for 851 and 852 Gulf Shore Blvd. N., 1090 Crayton Road, and 485, 801 and 825 South Golf Drive. The resort’s golf course will remain in operation but a proposed major overhaul of the beachfront strip will see new lodging and residential buildings, including a 220-room luxury hotel and 185 condominiums for a property to be renamed Naples Beach Club Hotel, Residences and Golf Course.
COGENT BANK OPENS BANKING OFFICE IN LEE COUNTY

Cogent Bank has hired nine seasoned bankers from Lee and Collier counties and has plans to open a second location in Collier County in the first half of 2021. Mahan has been in the financial industry for over four decades, previously holding executive positions with several Florida-based banks including Barnett Bank and CNL Bank. Most recently he served as president for the Southwest Florida division of Valley National Bank. Box previously served as market president for a large regional bank, where he oversaw commercial banking, private banking and 12 retail branch offices in Lee, Manatee and Sarasota counties. on Cape Coral Parkway in Cape Coral announces Daniel Jan Miller as the head of the office’s newly-formed commercial real estate division. Miller, a former firefighter with 23 years of service, will serve the commercial real estate needs of businesses and investors throughout Southwest Florida and across the state. Century 21 Sunbelt Realty was the top producing location for the global Century 21 network in 2005, according to a news release, and reinvigorates its commercial department with the addition of Miller. The agency, owned by Barbara Watt, Susan Bennett and Jim Fischer, has 10 locations throughout Southwest Florida, two of which are in Cape Coral.
NTRC renovates the Volunteer House.
NAPLES THERAPEUTIC RIDING CENTER HOSTS RIBBON-CUTTING FOR VOLUNTEER HOUSE

(NTRC) has received a $25,000 grant from Arthrex, a global leader in orthopedic product development and medical education headquartered in Naples. The grant-funded the renovation for the open-air Volunteer House located at the Observation Deck, where parents and guardians of participants watch lessons and volunteers gather between lessons to a more comfortable, climate-controlled and functional environment. A ribbon-cutting ceremony and plaque unveiling was held in September. The funds were used to install viewing windows in the Volunteer House looking out over the covered arena where parents and guardians are required to stay close during lessons. The grant-funded the necessary upgrades to the electrical system required to install a commercial certified air conditioner unit. Additional costs included painting the indoor and outdoor structure and purchasing furniture to provide adequate indoor seating.
