A new luxury resort-styled community is being developed just outside of Boca Grande. Ground will be broken on 16 acres of waterfront property at 13000 Fishery Road by the end of the year, with completion plans set for 2024.  

The approximate cost of the Banyan Gasparilla Sound project is $250 million, but that is heavily dependent on the market due to the fluctuating cost of building materials, said Rich Taylor, Gulf to Bay Sotheby’s International owner and director of marketing and sales. His team represents the developer, Integra Investments, a Florida-based development firm with experience in residential and placemaking communities throughout the state. 

The property originally was purchased by Cookie Feinberg for $6 million in 2018, with the assemblage entitled by Jay Feinberg. The Feinbergs launched the project and are selling the property to Integra for a price not yet available via public records. 

Within the first three weeks of taking reservations, 80% of the 99 private condominiums were reserved to be sold. The resort also will include 83 boutique residences and amenities featuring an 11,000-square-foot spa and wellness center. Other amenities include white glove concierge services, signature restaurant and bar, card room and lounge, two resort pools and sundecks overlooking the sound. In addition to pool-side dining options, the community will house a main restaurant Taylor envisions to be Mediterranean fusion with menu items including local fish and vegetables in addition to more traditional cuisine.  

The private condominium residences range from 1,450 to 2,161 square feet and start at $1.3 million, while the boutique resort residences will be fully furnished, ranging from 985 to 1,511 square feet and starting at $1 million.
