SWFL CONSTRUCTION FACES MORE DELAYS DUE TO MATERIAL SHORTAGE

New home builds are facing another round of major delays, but not because of the pandemic. U.S. factories that make construction materials such as PVC pipe, latex and metals were shut down for weeks during winter storms. Residential construction is impacted the most, says Joseph Cimilluca, contractor and division director with Stevens Construction in Fort Myers, but even a few commercial projects are affected. The building industry already saw delays from COVID-19 lockdowns, but Cimilluca says recent delays are worse. Items such as PVC pipe, which would usually cost $16, now cost $100, WINK News reports.

 

$2.8 MILLION TREVISO BAY SALE BREAKS RECORD

Naples golf community real estate group NaplesGolfGuy.com recently sold a new construction luxury home in Treviso Bay for a record-setting $2.8 million. The sale represents the highest residential sale in the community. The sale is also the highest residential sale in a Naples bundled golf community, NaplesGolfGuy.com reports. The 4,678-square-foot home, developed by Imperial Homes of Naples LLC, is located in the Peninsula at Treviso Bay neighborhood. This fully furnished model home is one of 55 homesites with views of the TPC Treviso Bay Golf Course.

 

NAPLES RESIDENTIAL SPACE SELLS FOR $515,000

Violetta E. Gutowska purchased 1,400 square feet of residential space on 0.36 acres of land for $515,000 from Whitaker Irrev Estate Trust, located at 1003 & 1005 Creech Road, Naples. Rob Carroll, CCIM, MAI and David J. Stevens, CCIM of Investment Properties Corp. represented the seller and Jennifer Warkel of John R. Wood Properties represented the buyer.

NAPLES CITY COUNCIL DELAYS DISCUSSION ON FUTURE OF HOTEL PROPERTY

Naples City Council last week voted to delay discussions over the future of the historic Naples Beach Hotel & Golf Club property, which is scheduled to change hands at the end of May. The prospective owner and developer, The Athens Group, wants to change the dimensions of the project on more than 7 acres of the beachfront property, adding new subdivision tracts.  City Council is trying to figure out if changing the land requirements is a good idea. Some outrage from residents stems from a picture of the reimagined golf course from a sales brochure for the developer’s condos. It shows the 18-hole course downsized to 10 holes and plans to add a sports park with pickleball courts and a rock-climbing wall. City Council ultimately decided 5-2 Wednesday to table discussion for a later date, WINK News reports.

PROPOSED $50M PROJECT WOULD BRING APARTMENTS, BUSINESSES TO BIMINI BASIN IN CAPE CORAL

A project that has been years in the making is moving closer to reality in Cape Coral. The proposed development would bring apartments, stores, a parking garage and a waterfront restaurant to a vacant lot at Bimini Basin. The $50 million project still needs financing and development approval by the city, but the community redevelopment agency signed off on the letter of intent Tuesday. A North Dakota developer is proposing 185 apartments, a parking garage, retail space, a restaurant, a dock and boat slips. Construction is expected to bring in more than 500 jobs. If approved by the city, the tentative timeline to break ground would be late spring 2022, WINK News reports.

 

NAPLES OFFICE BUILDING BOUGHT FOR $1.8 MILLION

Carlo F. Zampogna purchased a 13,000-square-foot office building on 1.77 acres at 6040 & 6100 Trail Blvd., Naples, from Bay Pines Professional Center LLC for $1.8 million. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants represented the seller and Bill Klohn of Resort Advisors represented the buyer in negotiating the transaction.

 

NAPLES OFFICE SPACE SELLS FOR $1.5 MILLION

LB 2210 Vanderbilt LLC purchased 4,208 square feet of office space from 2210 Vanderbilt Beach Rd LLC for $1.5 million, located at 2210 Vanderbilt Beach Road, Suite 101-103, Naples. Patrick Fraley, CCIM of Investment Properties Corp. represented the seller and David J. Stevens, CCIM of Investment Properties Corp. represented the buyer.

 

FORT MYERS PROPERTY PURCHASED FOR $585,000

LSI Companies Inc. brokered an approximately 3.31-acre commercial property in Fort Myers for $585,000. The property was purchased by LowMic 1693 L.L.C. from Benchmark 2120 LLC. The property is located at 1693 Baseline Court, Fort Myers. The deal was brokered by Hunter Ward, CCIM of LSI Companies Inc.

 

BONITA SPRINGS OFFICE CONDO ACQUIRED FOR $403,500

American Spine & Orthopedic Institute LLC purchased a 2,558-square-foot office condo at 9410 Fountain Medical Court, Suite 201, Bonita Springs, from Fountain Court Holdings LLC for $403,500. Fred Kermani, CCIM, AIA of CRE Consultants represented the seller and Coralie Stranger of Waterfront Realty represented the buyer in negotiating the transaction.

 

FORT MYERS COMMERCIAL SPACE SELLS FOR $270,000

LSI Companies Inc. brokered an approximately 2.56-acre commercial property in Fort Myers for $270,000. The property was purchased by Ballsdeep of SWFL LLC from Major League of Lee County 2 LLC. The property is located at 13641 Fiddlesticks Blvd., Fort Myers. The deal was brokered by Justin Thibaut, CCIM of LSI Companies Inc.

‘FISHIN’ FRANK’ FINDS NEW SPOT FOR BAIT AND TACKLE SHOP IN CHARLOTTE COUNTY

Nearly a year after his business was destroyed, “Fishin’ Frank” Hommema in Charlotte County is moving into a new spot after his original store, Fishin Franks Bait and Tackle, was destroyed in a fiery crash in May 2020. Hommema lost all of his merchandise in the fire, but he never lost hope. “Fishin’ Frank” found a new spot at an old pizza shop about a half-mile south of the old bait and tackle shop. His longtime customers are coming together to get it in top shape, WINK News reports.

 

RICHLIN INTERNATIONAL MOVES TO GALLERIA SHOPPES AT VANDERBILT

Richlin International recently moved to the Galleria Shoppes at Vanderbilt at 2343 Vanderbilt Beach Road, Suite 616, Naples, from the Miromar Design Center in Estero. The Richlin team was seeking a fresh, new space to showcase their key partners, adjust to evolving display trends and provide an exterior storefront. Buildout for the new space started in January 2020 and was completed in October 2020. The new 6,000-square-foot open showroom features Richlin International’s key partners including Poliform, Oikos, Viva, Kasthall, Fantini, and Glas Italia. The working bathrooms in the new showroom contain products from Lacava as well as wallpaper designed by Wall and Deco. In addition to the products, the new space features a technology-enabled conference room.

NAPLES LAKES COUNTRY CLUB CONSTRUCTING CABANA CAFE

Residents of Naples Lakes Country Club will soon celebrate the opening of its new $3.9 million resort-styled Cabana Cafe and Pool with expanded casual dining and poolside recreational activities. Interior beams in the restaurant are designed to replicate the shape of the umbrella in the Arnold Palmer logo, as Naples Lakes is Collier County’s only Arnold Palmer signature golf course. With construction completion expected by the end of 2021, the new outdoor dining facility will replace a snack bar-style kitchen with a contemporary 6,095-square-foot restaurant and seating for 130 guests. New staffing will be added to service the restaurant. The Cabana Cafe will feature 92 covered dining seats, a horseshoe-shaped cabana bar with 25 seats, plus tables for deck dining and chaises for poolside relaxation. The new private resort pool will feature a beach entry, two lap lanes and in-pool benches with water jets. The revitalized recreation area will include a new spa, three new bocce ball courts, and two built-in fire pits. The tennis viewing area will also be updated. The architect for the project is Dave Poorman. Construction will be handled by Curran and Young Construction. 

 

SEAGATE COMPLETES EXTERIOR OF NEOGENOMICS HQ

Seagate Development Group has completed the exterior of NeoGenomics’ 150,000-square-foot, $60-million global headquarters. Just north of Alico Road, along Three Oaks Parkway in Fort Myers, the facility is part of the leading firm’s ongoing work with DeAngelis Diamond. Last month, Seagate completed water and sewer utility inspections, laid down base rock on the remaining half of the parking lot and roadways, began lifting asphalt, and began installing curb and flumes in the parking lot. Meanwhile, crews started the ceiling grid in the 75,000-square-foot expanded laboratory. Teams have also completed rough-in inspections in the lab and adjacent three-story building, which will include corporate offices, administrative space and additional innovative technology for comprehensive oncology testing. Work on the floor and wall finishes is ongoing in preparation for the expected furniture delivery in June. The 14-acre site will be a home base for nearly 600 employees of NeoGenomics. The project is slated for completion in the third quarter of 2021. 

 

CONSTRUCTION BEGINS ON NEW FLORIDA DEPARTMENT OF HEALTH FACILITY FOR WIC PROGRAM

Michael Sheeley and MK Architecture have commenced construction of a new Florida Department of Health (FL DOH) Women, Infants and Children (WIC) Program Facility at Trusted Medical Park in Lehigh Acres. The project consists of a 4,000-square-foot interior buildout to house office and clinical areas for the FL DOH WIC’s programs, which provides no-cost healthy foods, education, counseling, breastfeeding support, healthcare referrals and community services. The Owner is QJR Properties and the selected General Contractor is Heatherwood Construction. The project is expected to be completed by July 2021.

Meaghan Schmitt

Meaghan Schmitt and Jose Pastor have joined Lee & Associates/Naples – Ft. Myers as associates. Schmitt is the newest member of the industrial division of Derek Bornhorst, SIOR, CCIM, Bob Johnston, SIOR and Jerry Messonnier, SIOR. She will be focusing on industrial properties and client services. Schmitt has an associate’s degree from Florida Southwestern State College. Pastor will be joining the commercial investment team in Fort Myers headed by Jeff Forsythe, CCIM.  He will be focusing on multi-tenant investment, with an emphasis on multi-family residential. Pastor’s credentials include a degree in telecommunications administration from Portland Community College, followed by his real estate certifications as a Realtor, Accredited Buyer Representative and Certified Residential Specialist.
 

Teresa Lientz

Gates Construction has added Teresa Lientz as assistant project manager. Lientz will assist in overall project coordination from the preconstruction stage and permitting through to owner occupancy. She has more than 18 years of construction experience with a career focus in assisted living, multi-family, and clubhouse. Based out of Gates Construction’s Sarasota office, Lientz is currently working on Evolution, a 10-story, luxury condominium development. Gates serves clients from offices in Bonita Springs, Sarasota and Palm Beach Gardens.
 
The Royal Palm Coast Realtor Association (RPCRA) has appointed Jeffrey Bratton as the association’s new director of MLS (Multiple Listing Service). In this position, Bratton is responsible for handling the operations of the Florida Gulf Coast MLS and supporting the RPCRA in meeting the ongoing MLS needs and goals of more than 8,000 real estate professionals served by the association. Bratton is passionate about the future of the MLS industry and plans to actively contribute to the Real Estate Standards Organization and Council of MLS, leveraging new technologies and helping the industry respond to challenges faced in the market. Bratton brings more than 15 years of experience in the MLS industry to his role with the RPCRA. He most recently served as the MLS manager at Southwest MLS for three years and previously worked with real estate associations in New Mexico and Texas. Bratton earned his bachelor’s degree in sociology from the University of New Mexico.
 

John Stamoulis

London Bay has promoted John Stamoulis to vice president of construction in its development group. Stamoulis joined London Bay in 2020 as director of development, bringing more than three decades of construction industry experience across the New York metropolitan area and Pennsylvania. His expertise encompasses land planning for large-scale residential, corporate, retail, commercial, healthcare, transportation and education facilities. In his new role, Stamoulis will supervise the construction of nearly 2,000 combined units of continuing care residences, condominiums and hotel suites.
