NEW APARTMENT PROJECT SET FOR NORTH CAPE CORAL

MK Architecture announces the upcoming construction of the new Owl’s Nest Apartments on Hancock Bridge Parkway in Cape Coral. The project consists of 96 market-rate apartments in three 32-unit, four-story buildings, with one- and two-bedroom floor plans. The owner/developer is Fazio Construction and Development of Flushing, New York, and the general contractor is Heatherwood Construction of Bonita Springs. The project will also include a two-story amenity center complete with a resort-style pool. The project is anticipated to be complete by early 2022. MK Architecture specializes in commercial architecture with offices in Fort Myers, Naples, and Lexington, Kentucky. 

 

SOME NEIGHBORS AGAINST PROPOSED CHURCH NEAR HOMES IN GOLDEN GATE ESTATES

A proposal to build a church in a Golden Gate Estates neighborhood is finding opposition among some local residents. If approved, the church would be located at the corner of Eighth Street NE and 22nd Avenue NE. Some are concerned about more traffic and don’t think a church should locate in a residential neighborhood. RDA Consulting Engineers is hosting a neighborhood information meeting next week about the church proposal. The meeting will be held at 6 p.m. April 29 at Iglesia Pentecostes Peniel Church, 13260 Immokalee Road, WINK News reports.

47.72-ACRE INDUSTRIAL PROPERTY ACQUIRED IN FORT MYERS

LSI Companies Inc. brokered an approximately 47.72-acre industrial property in the Alico corridor of Fort Myers for nearly $13 million. The property was purchased from Wayside Industrial Inc. and is located on Alico Road, east of Domestic Avenue in Fort Myers. The deal was brokered by Justin Thibaut, CCIM and Alexis North of LSI Companies Inc.

 

NAPLES RETAIL STRIP SELLS FOR $4.1 MILLION

JFN Holdings LLC purchased an approximately 18,000-square-foot retail strip known as Riverbend Center from Bay House Village LLC located at 11985 Tamiami Trail N., Naples, for $4.1 million. David J. Stevens, CCIM of Investment Properties Corp., negotiated this transaction.

 

FORT MYERS LAND PURCHASED FOR $2.25 MILLION

GPF-Seefried Ft Myers 2021 LLC purchased 11.35 acres of vacant land from Joel F. and Suzanne Waltzer Trust located at 16501 Domestic Ave., Fort Myers, for $2.25 million. William V. Gonnering, CCIM, SIOR, Christine McManus, CCIM, SIOR and Craig Timmins, CCIM of Investment Properties Corp. represented the buyer and Lee Morris of Colliers International represented the seller. 

 

PUNTA GORDA OFFICE SPACE SELLS FOR $1.25 MILLION

Otis Patent Trust has purchased 5,564 square feet of vacant office space located at 2815 Tamiami Trail, Punta Gorda, from Busey Bank for $1.25 million. Gary Tasman, CEO and principal broker, and John Albion, director and broker of Cushman and Wakefield | Commercial Property Southwest Florida LLC represented the buyer and the seller in negotiating the transaction.

 

BONITA SPRINGS RETAIL SPACE, LAND BOUGHT FOR $1.1 MILLION

NH Florida 1 LLC purchased a 4,000-square-foot retail space and adjacent 10,500-square-foot vacant land located at 11652 & 11680 Bonita Beach Road SE, Bonita Springs, for redevelopment. Daniel Jan Miller of Century 21 Sunbelt Realty – Commercial represented the buyer. David Campbell of Amerivest Realty represented the seller.

 

NORTH FORT MYERS AGRICULTURAL PROPERTY PURCHASED FOR $325,000

LSI Companies Inc. brokered an approximately 9.5-acre agricultural property located at 17460 Nalle Road, North Fort Myers, for $325,000. Noel and Melissa Rodriquez purchased the property from Susan V. Lynch. Christi Pritchett of LSI Companies Inc. brokered the deal.

 

VINEYARDS COUNTRY CLUB COMPLETES MULTIMILLION-DOLLAR RENOVATIONS

Vineyards Country Club’s multimillion-dollar, multi-phase renovations of the club and its surrounding areas are now complete. The project’s most recent phase consisted of extensive structural and aesthetic transformations and improvements, with all areas redesigned to offer a transitional and timeless aesthetic. Contractors will begin improvements to the clubhouse’s main kitchen next month. The project is scheduled for completion in August. Completed renovations include a newly-redesigned entry lobby and terraces overlooking the golf course; enhanced clubhouse exterior and porte cochère; significant expansion of Mr. P’s Pub; expansion of the Bocce Courts, and a newly redesigned golf pro shop, locker rooms and card rooms.

 

FIFTH AVENUE SOUTH WELCOMES AVENUE HOME DESIGN & BUILD

The Fifth Avenue South Business Improvement District announced the opening of Avenue Home Design & Build. Located at 300 Fifth St. S., steps off Fifth Avenue South, Avenue Home Design is a general contracting and design-build firm offering a complete range of residential construction services from home remodeling to building a new home from the ground up. The company’s co-owners and founders, Daniel and Marta Swierczek, have several years of professional experience.

 

RESTORATION SENIOR LIVING SET TO OPEN IN NAPLES

Restoration Senior Living celebrated the upcoming opening of its new 54-unit senior assisted living community in Naples with a ribbon-cutting ceremony. The ceremony was hosted by Donald Sapaugh, CEO and president of Restoration Senior Living. Shane Frazier, head Pastor of Freedom Life Church in Naples, delivered the community blessing at the event, which 40 guests attended. Led by Executive Director Catherine Cruikshank-Eberle, the new senior community will fill a need in the local market with the availability of specialized memory care support, according to the facility. A partnership between Trinity Private Equity Group and Restoration Senior Living, the Naples community is their third in Florida, joining their Venice and Sarasota locations. Restoration Senior Living also currently operates additional communities throughout the Southeast U.S. Constructed by BBMK Contracting, Blue Team Restoration, and Flatiron Development, Restoration Senior Living of Naples will contribute to the economy with approximately 50 full-time staff positions filled by the area workforce.

 

BABCOCK RANCH CHARTER HIGH SCHOOL PROJECT TO COMMENCE

Studio+  and DeAngelis Diamond were recently awarded Babcock Ranch’s new charter high school in Babcock Ranch. The design-build duo has worked together on more than 40 projects in Southwest Florida, including the newest awarded Southwest Florida Regional Emergency Shelter (SWFRES) in Babcock Ranch. The team is also partnering with DAG Architects to deliver the flagship high school facility. The 39,000-square-foot high school will be built with a direct connection to the K-8 school, which was also designed and built by Studio+ and DeAngelis Diamond in 2018. The design of the school will focus on technology, personalized instruction, and project-based learning, reflective of the community-oriented nature of Babcock Ranch. The team envisions a high school optimized for flexibility, collaboration, and anytime/anywhere learning.

 

PBS CONTRACTORS IS MIDWAY THROUGH THE RENOVATION FOR THE WOODRUFF INSTITUTE

PBS Contractors is midway through the major renovation for The Woodruff Institute, located in Bayfront at 1333 Third Ave. S. in Naples. The company is transforming the new Woodruff Institute space from a simple IT operation to a state-of-the-art dermatology office, providing services ranging from medical dermatology to Mohs surgery. PBS Contractors has been serving Naples and Southwest Florida for 35 years.

 

SEAGATE COMPLETES RENOVATION OF ALORICA FORT MYERS

Seagate Development Group has completed interior renovations of 38,300-square-foot Alorica at 12601 Corporate Lakes Drive, Suites 5-12, in Fort Myers. SW Management & Realty LLC – a Seagate affiliate – negotiated a long-term lease renewal for the property. In less than two months, crews replaced carpet, tile and light fixtures, and plumbing throughout the customer service center. This included all main areas, such as offices, training rooms, labs, hallways, a breakroom/lounge and restrooms. Upgrades ranged from LED lighting to luxury carpet tile, while staying in line with Alorica’s color scheme for a professional tone and manner.

 

BARRON COLLIER COS. TO UPGRADE, ENHANCE COMMERCIAL PROPERTIES

Barron Collier Cos. is adding a series of upgrades and enhancements to its commercial real estate portfolio in Southwest Florida. Properties that will receive improvements in 2021 include Goodlette Corners and 4099 Tamiami Trail building in Naples and the new Loyola Professional Suites in Ave Maria. The 4099 Building, anchored by MidWest One Bank, is a four-story, 40,000 square-foot office building located in Naples’ Park Shore neighborhood. Barron Collier Cos. recently engaged Heather Grey of G2 Studios to reimagine the third-floor space by converting the 10,000 square feet of open space into smaller, private offices averaging 1,300 square feet to 2,000 square feet. The Loyola Professional Suites in Ave Maria Town Center includes a greeting lobby, two conference rooms, and 13 private offices centered on a community kitchen, office taskbar, and lounge seating. Grey is the designer of the new Loyola Suites. Ave Maria will also see a brand-new commercial flex building in the Park of Commerce along Anthem Parkway close to the main Ave Maria Boulevard. Construction is scheduled to commence in May.

FORUM ON PERSONAL CONDO INSURANCE MARKET SET FOR THURSDAY

The Gulf Shore Association of Condominiums (GSAC) will host its second in a series of community forums designed to inform and educate Naples residents about key issues affecting the area. The second forum, “Personal Condo Insurance Market in Turmoil: Understanding Premium Increases and Coverage,” will be held from 8:30-10:30 a.m. this Thursday on Zoom. To educate Naples residents about issues impacting their premiums, the GSAC board of directors has invited expert panelists to discuss the escalating rates, coverage options and challenges moving forward. Representatives from Lane Insurance, Galt Insurance, and East and Greenwell Insurance will help condominium owners understand their options before it is time to renew. The virtual forum is free and open to the public, with registration available online.

Lee Holland

Gates Construction has hired Lee Holland as assistant project manager. Holland will assist in overall project coordination from the preconstruction stage and permitting through to owner occupancy. He holds a master’s degree in construction management from Florida International University and has more than 18 years of construction experience. His career focus has been in hospitality, retail, office, and clubhouse. Based out of Gates Construction’s Palm Beach Gardens office, Holland is currently working on Broken Sound Club in Boca Raton. Gates serves its clients from offices in Bonita Springs, Sarasota and Palm Beach Gardens.

 

Berneitha McNair

Residential Options of Florida (ROOF) has hired Berneitha K. McNair as executive director. She joins ROOF with more than 20 years of executive and management level experience at two multi-million-dollar nonprofit agencies. McNair has direct experience in leading and managing housing programs such as the State Housing Initiatives Partnership, Community Development Block Grant, Low-Income Housing Tax Credits, Home Investment Partnership Program, Housing Preservation Grant, Low-Income Workforce Housing Program, Mississippi Home Restoration Program, and Weatherization Assistance Program. McNair has a bachelor’s degree in speech communication. She is also a graduate of the Northeast Florida Regional Council’s Leadership Academy. McNair has experience as a nonprofit executive director, state association board chair, workforce development board member, and national trainer/consultant.

 

Jenna McElhone has joined Suffolk as data analyst. McElhone has nine years of experience as a business analyst and strategist and most recently served as manager, supply chain strategy and analytics for Chico’s FAS. In her new role, McElhone will use her experience in data mining, big data management and analysis to influence and drive the performance of Suffolk’s Florida Gulf Coast operations. McElhone earned a bachelor’s degree in organizational communication and business administration from Kent State University. In March, Suffolk unveiled Rebuild the Ratio, a commitment dedicated to increasing visibility and career opportunities for women and girls in the construction and STEM industries, where there is a great disparity between the representation of men and women. With the launch of Rebuild the Ratio, Suffolk pledges to increase the percentage of women employed by Suffolk by 10% over 10 years, which is a dramatic increase that will provide more jobs for women and boost the percentage of women employees to near 40%, the company states.
