HOUSING AUTHORITY A FINALIST FOR $30 MILLION HUD GRANT

The Housing Authority of the City of Fort Myers (HACFM) is proposing a transformation plan for the greater Dunbar community and has been named one of five finalists for a $30 million grant from the U.S. Department of Housing and Urban Land Development’s (HUD). HACFM has partnered with community leaders, residents and local stakeholders to create The Greater Dunbar Initiative, a comprehensive transformation plan for the large-scale revitalization of the 37-acre, 199-unit Southward Village into a mixed-income community, which replaces existing affordable housing units for residents while expanding choices, creating market-rate amenities, and adding new mixed-income housing to create a resilient and healthy neighborhood moving forward. To help fund the $362 million initiative, HACFM and the City of Fort Myers are in the running to receive a $30 million grant from HUD’s Choice Neighborhoods Implementation Grant program. The Greater Dunbar Initiative was selected out of 20 project applicants to be among the top five finalists. LEE COMMISSIONERS AWARD STATE GRANTS TO PARTNERS FOR AFFORDABLE HOUSING

Lee County commissioners awarded additional 2019-20 state housing initiatives partnership (SHIP) grant agreements totaling $294,884 to local partners for affordable housing. Grants awarded were $100,000 to Habitat for Humanity of Lee and Hendry Counties Inc. for construction of two single-family houses for two very low-income households with priority for households with special needs; $94,884 to LARC Inc. for rental rehabilitation of a group home for six very low-income individuals with special needs; and $100,000 to Dunbar Improvements Association Inc. for rental rehabilitation for five very low-income households with special needs. The SHIP program is funded by revenues collected by the state from a surcharge on documentary stamps and distributed to counties and local governments as grants made on a population-based formula.

ANOTHER PROPOSED RURAL VILLAGE NEARS FINAL APPROVAL IN COLLIER COUNTY

After a few meetings of public hearings, the Collier County Planning Commission voted 5-1 Thursday to recommend approval of another proposed rural village between Golden Gate Estates and Ave Maria. The nearly 1,000-acre community named Longwater planned in the heart of Florida Panther territory is one of three villages that Collier Enterprises is planning to develop in the Rural Lands Stewardship area, considered to be less environmentally sensitive to panthers. The Florida Wildlife Federation and Audubon feel this project will actually help panthers by saving more land. The Longwater Village plans to go before the Collier County Board of Commissioners next month, WINK News reports.
 

GATES CONSTRUCTION COMPLETES CYPRESS LODGE CLUBHOUSE AT BABCOCK RANCH

Gates Construction has completed construction of the new Cypress Lodge lakeside clubhouse and activities center located northeast of Founder’s Square in Babcock Ranch. A Florida Green Building Certified facility, Cypress Lodge offers an indoor lounge and a screened clubroom with a grand fireplace, seating, and a kitchenette. Outdoor amenities include a swimming pool, restrooms and shower facilities, cabanas with fireplaces and grills, seating areas with fire pits, and a game lawn. A 150-foot-long boardwalk with seating areas leads to a floating dock, observation deck and an iconic six-story waterfront tower. LONDON BAY SELLS PORTMORE, PLANS FIVE LUXURY HOMES

London Bay announces the sale of the Portmore, its newest Park Shore estate, and plans for five additional new luxury homes in Port Royal, Aqualane Shores and Old Naples. Located on Crayton Road, the 4,059 air-conditioned-square-foot Portmore blends elements of midcentury modern and contemporary coastal design enhanced with interiors by Romanza Interior Design. NORRIS FURNITURE & INTERIORS DESIGNS NEW MODEL IN QUAIL WEST

Norris Furniture & Interiors recently collaborated with Florida Lifestyle Homes on the interior design for the builder’s new St. Johns model, located in the Quail West community. The model boasts more than 4,000 square feet of living under air and is situated on a preserve homesite. It contains four bedrooms, four and one-half baths, a great room, a dining room, stunning outdoor living space, and a four-car garage. Norris designers Luanza Maitland and Sydney Warren took a modern coastal approach with the design. The color palette, inspired by the ocean and sky, consists of warm neutrals and off-whites paired with tones of blue. Norris also recently collaborated with Florida Lifestyle Homes on the interior design for the builder’s new Annette model, located in Babcock Ranch. The model features 2,000 square feet of living under air and is designed to be a net-zero energy home. It contains three bedrooms, three baths, a great room, a dining room, outdoor living space, and a three-car garage. Maitland and Warren weaved in minimalistic elements with a modern farmhouse design. The home includes rustic gray wood tones and color palette consisting of navy blue and marigold.

SEAGATE TO DESIGN, BUILD WHITE CAP CONSTRUCTION SUPPLY FACILITY

Seagate Development Group is set to break ground on a 45,000-square-foot facility for White Cap Construction Supply. The building will be located at 16542 Oriole Road in Fort Myers, adjacent to the upcoming Alico Trade Center. The national building materials supplier has signed a long-term lease with Seagate Development Group. Its 9.71-acre, one-story property will include office space, an open-area conference room and break room, and a showroom and sales center. Some of the biggest features for this facility are a 32,990-square-foot warehouse as well as an 18,000-square-foot steel fabrication building with an overhead crane and steel-bending machines. Slated to break ground in May, Seagate is expected to complete this project in the fourth quarter of 2021.

 

FORT MYERS OFFICE BUILDING BOUGHT FOR $6.17 MILLION

TWO NEW OFFICE FACILITIES COME TO HOPE PRESERVE

LSI Companies Inc. has added two new office facilities in the Hope Preserve development in Fort Myers. Stevens Construction plans to build these facilities on an approximately 3.73-acre parcel fronting Metro Parkway. One building will consist of a 20,000-square-foot, two-story professional office which will serve as the new headquarters for Stevens Construction Inc. while the other is a planned 27,000-square-foot, two-story specialized medical office. Other projects planned for Hope Preserve include a new Hope Hospice location and a 124-key hotel with additional retail, office and commercial parcels available. Hope Preserve is located at the northeast corner of Metro Parkway and Ben C Pratt/6 Mile Cypress Parkway.

 

STEVENS CONSTRUCTION BEGINS FLORIDA HEART ASSOCIATES PROJECT

Stevens Construction is underway with an expansion and renovation at Florida Heart Associates. Stevens Construction is providing a complete interior renovation of the two-story, 25,374-square-foot building located at 1550 Barkley Circle in Fort Myers, which includes an upgrade of all exam rooms, nurse stations, offices, lobby and the cardiac PET equipment. Stevens Construction is also expanding the existing building with the new construction of an ambulatory surgery center. Slated for completion in summer of 2021, the multi-phased project will be licensed by the Agency for Healthcare Administration. Florida Heart Associates will remain occupied and operational during construction, requiring daily coordination between Stevens Construction, Florida Heart Associates and subcontractors. The Stevens Construction team worked in preconstruction for six months prior to construction starting. The Stevens Construction team includes project manager, Mike Brooks; superintendent, JJ Slaugh; project engineer, Tate Hernly; and project administrator, Sue Ziegenfus. The project was designed by PRA.
 

PBS CONTRACTORS STARTS RENOVATIONS FOR JOINT REPLACEMENT INSTITUTE OF NAPLES 

PBS Contractors is a month into developing a final phase to the 16,660-square-foot Joint Replacement Institute facility located on Pine Ridge Road in Naples. Led by Project Manager David Minton, PBS is working with the architectural firm Studio+ to expand the practice with a complete build-out of 3,500 square feet grey shell. The Joint Replacement Institute of Naples provides orthopedic care and has been serving patients since 2008. Dr. H. Kurtis Biggs, Dr. Brian Wallace, Dr. Paul Beebe, Dr. Jaime Weaver, and Dr. Dan Harman offer noninvasive and surgical treatments, including on-site physical therapy, diagnostic imaging, and pain management procedures.

Diamond Custom Homes has added David Ariza to the team as a construction superintendent. Ariza has nearly 10 years of construction industry experience with leading custom and production home builders throughout Southwest Florida. Originally from Bogotá, Colombia, he has a master’s degree in contract law from Rosario University in Bogotá, as well as a master’s degree in criminal law from Hodges University in Naples. For the last eight years, Ariza has worked with the nonprofit Southwest Florida Safety Council, teaching drivers’ education courses to help DUI perpetrators re-establish driving privileges.
 
The Marzucco Real Estate team has increased its 2021 first-quarter sales volume by 512% from its 2020 first-quarter sales volume, the company states. This is an increase of more than $41 million in sales volume over the first quarter of the prior year.  Marzucco Real Estate team closed a sales volume of $49.156 million in the first quarter of 2021 with 185 agents. The first-quarter sales volume in 2020 was $7.7 million. Josh Marzucco established Marzucco Real Estate in 2017 in a 700-square-foot office in Naples. State Farm has gifted Habitat for Humanity of Lee and Hendry Counties with $5,000 as part of the Good Neighbor Citizenship Grant program. With this grant, Habitat will have the means to fund and grow its 2021 Homebuyer Education program, which empowers families with the knowledge and resources needed to successfully maintain and manage their homes post-purchase. Habitat for Humanity of Lee and Hendry Counties is offering virtual homebuyer education classes. Local State Farm agents offer further support by donating their time as guest presenters during these virtual homeownership education classes. Participation in the Homebuyer Education program is one of the major requirements for purchasing an affordable home through Habitat. 
 
Wright Construction Group is celebrating 75 years in the construction industry. Although it has called Southwest Florida home for 40 years, the company first opened its doors in March 1946 in Elkhart, Indiana. Wright Construction Group’s initial contracts included Jerry’s Shopping Center on Sanibel Island, the former Edison State College and projects with the Lee County School Board. Over the course of its 75-year history, Wright Construction has traveled across the country for national manufacturers NIBCO and Skyline, building their manufacturing plants in 28 states. Since moving to Florida, Wright Construction has built more than 60 big-box retail stores for Target, Best Buy, Home Depot, and Walmart in seven different states. In 1999, in conjunction with the expansion of the Shell Point Retirement Community, Wright Construction Group started its civil division, which complements the company’s building division. Fred Edman became president of the company in 2001 and purchased Wright Construction in 2005, renaming it Wright Construction Group. Now, he and his team will commemorate its 75th anniversary all year via anniversary events and other marketing efforts.
