FIRST STREET APARTMENTS PLANNED IN DOWNTOWN FORT MYERS
First Street Apartments
 is planned to make a gateway into the downtown Fort Myers area. Located at 3466 First St., the four-story multifamily apartment complex project features 274 units and 467 parking spaces. The apartment community will be built on the former location of the First United Methodist Church. The total project cost will be $73.4 million, the Fort Myers Community Redevelopment Agency (CRA) states. The CRA recommended the project for an $11.025 million tax increment rebate. Construction will begin in the first quarter of 2022, and completion is planned for the second quarter of 2024.

 

CAMPO FELICE PHASE I SELLS TO NEW OWNERS
The Campo Felice Independent Living apartment community at 2500 Edwards Drive in Fort Myers is being sold to 2500 Edwards Drive Owner LLC, according to the Fort Myers Community Redevelopment Agency (CRA). The CRA selected the original developer, The MacFarlane Group LLC (now known as Campo Delice Phase I LLC), for a tax increment rebate for the project. The CRA is executing an estoppel certificate regarding the rebate agreement pursuant to the pending sale.

NAPLES COMMERCIAL SPACE SELLS FOR $5.13 MILLION
SRL Prospect Realty LLC purchased 28,466 square feet of commercial space from Black Mangrove LLC at 3940 Prospect Ave., Naples, for $5.13 million. William V. Gonnering, CCIM, SIOR, and Christine McManus, CCIM, SIOR, of Investment Properties Corp. negotiated this transaction.

 

FORT MYERS PROPERTY PURCHASED FOR $3.512 MILLION
J & J Real Estate Properties purchased the property at 8660 College Parkway, Fort Myers, for $3.512 million. Gary Tasman of Cushman & Wakefield | Commercial Property Southwest Florida handled the buyer in negotiating the transaction.

 

CAPE CORAL RETAIL BUILDING BOUGHT FOR $1.05 MILLION 
Halsey Land Holdings LLC purchased a 7,200-square-foot retail/office space at 4518 Del Prado Blvd. S., Cape Coral, for $1.05 million. Daniel Jan Miller of Century 21 Sunbelt Realty – Commercial represented the buyer and Jack Britton, CCIM, Professional Realty Consultants, represented the seller. 

 

FORT MYERS OFFICE BUILDING SELLS FOR $535,000
Keiren LLC purchased a 4,396-square-foot office building on 0.62 acres in South Commercial Park at 2126 Andrea Lane, Fort Myers, from DLC 007 Holdings LLC for $535,000. Brock Rasmussen of Lee & Associates | Naples-Fort Myers negotiated the transaction.

 

FORT MYERS INDUSTRIAL SITE ACQUIRED FOR $450,000
Interlocked LLC purchased a 2.07-acre industrial site at 3622 Ironbridge Blvd., Fort Myers, from Lyndon Investments USA Inc. for $450,000. Stan Stouder, CCIM, of CRE Consultants negotiated the transaction.

 

STEVENS CONSTRUCTION COMPLETES SWFL CHILDREN’S CHARITIES EYE INSTITUTE OF GOLISANO HOSPITAL
Stevens Construction’s special projects division has completed SWFL Children’s Charities Eye Institute of Golisano Children’s Hospital, announced Dan Adams, company vice president, South Florida. Located at 11390 Summerlin Square Drive in Fort Myers, the 5,700-square-foot SWFL Children’s Charities Eye Institute is the largest pediatric ophthalmology office serving Lee County. It includes a lobby, 14 exam rooms, offices and nurse stations appointed with colorful finishes. Stevens Construction provided an interior demolition and a complete renovation of the existing building into the new pediatric practice, which is now open. The Stevens Construction special projects team included Joe Cimilluca, Norma Cimilluca, Mark Pelafas and Shane Sindledecker. Burt Hill/Pollock Krieg Architects was the architect of record. Stevens Construction launched a special projects division in 2018 to serve projects ranging from $500,000 and under. 

 

CITY OF CAPE CORAL COULD SPEND MILLIONS ON NEW PARKING GARAGE
Cape Coral officials want to give visitors and residents more parking options in the city’s entertainment district. The city is considering spending more than $10 million on a parking garage at SE 47th Terrace between SE 8th Court and SE 9th Place. If everything goes according to plan, the empty lot will soon become the site of new mixed-use development with apartments, commercial spaces and parking. The Cape Coral Community Redevelopment Agency is set to talk about pitching in more than $10 million to construct the parking garage with 525 spaces, including 125 designated for public parking, WINK News reports.

 

CONSTRUCTION STARTING ON REBECCA’S AND THE MADDOX IN EAST NAPLES
Connor & Gaskins Unlimited is beginning construction on Rebecca’s and The Maddox, a wine venue and private-member wine club by Rebecca Maddox. The project is located in East Naples across from Celebration Park and has a projected competition date of August 2022. The venue’s Californian aesthetic features an open-air design with an abundance of natural light, a balanced mix of modern and warmth, and a combination of crisp, neutral materials and dark wood elements.

Goodwill Industrial of Southwest Florida Inc. leased a 38,448-square-foot space in Suncoast Commerce Center at 9369 Laredo Ave., Fort Myers, from EastGroup Properties L.P. Derek Bornhorst, SIOR, CCIM, Bob Johnston, SIOR, and Jerry Messonnier, SIOR, of Lee & Associates | Naples-Fort Myers represented the landlord and Walt Nelson of Trinity Commercial Group represented the tenant in the transaction.

 

Lee Memorial Health System leased 12,400 square feet of medical space at 3114 Cleveland Ave., Fort Myers, from City Center 41 LLC. Gary Tasman of Cushman & Wakefield | Commercial Property Southwest Florida handled the landlord in negotiating the transaction.

 

Norman Love Confections LLC leased 9,600 square feet of industrial space at 12771 Westlinks Drive, Unit 4 and 5, Fort Myers, from Westlinks Gateway LLC. Norman Love Confections LLC also leased 9,600 square feet of industrial space at 12771 Westlinks Drive, Unit 3 and 6, from Westlinks Gateway LLC. Gary Tasman and Shawn Stoneburner of Cushman & Wakefield | Commercial Property Southwest Florida handled the tenants in negotiating the transaction.

 

Bay Breeze Rescreen Sales & Service LLC leased a 9,000-square-foot space at 3828 Ironbridge Blvd., Fort Myers, from Central Line Properties LLC. Bright Futures Electric, LLC leased a 2,509-square-foot office space at 13850 Treeline Ave., Suite 1, Fort Myers, from 13850 Treeline LLC. Randal Mercer of CRE Consultants negotiated the transaction.

Tom Porter

Tom Porter has joined Stevens Construction as superintendent. Bringing 32 years of experience, Porter has completed more than $350 million in health care and commercial construction. He is experienced in complex health care projects situated in occupied facilities, understanding infection control and project containment protocols. As superintendent, Porter oversees all subcontractors on Stevens Construction’s health care projects. Porter has received his Construction Quality Management for Contractors, OSHA 30-hour, first aid and CPR certifications.

 

PBS Contractors has promoted Kathy Smart to vice president of marketing and sales. In this position, Smart will lead the marketing and sales strategies for continued company growth. PBS Contractors hired Smart in summer 2020 as director of marketing and, within a year, developed a complete marketing strategy, complete with a new brand identity and website. Smart has more than 30 years of marketing and sales experience.
