UPWARD TREND CONTINUES IN NAPLES REAL ESTATE MARKET

The Naples real estate market continues to see an upward trend in both showings and closed sales, according to the November 2020 market report released by the Naples Area Board of Realtors (NABOR), which tracks home listings and sales within Collier County, excluding Marco Island. In November 2020, there were 36,508 showings, which represents a 43% increase over the same period in 2019. Closed sales for the overall market increased by 58.8% to 1,126 closed sales in November 2020, up from 709 closed sales in November 2019. The sustained market demand is placing pressure on real estate pricing, with notable increases in median and average closed prices of homes when comparing month-over-month statistics. At $669,409, the year-to-date average closed sales price in November 2020 reflects a more accurate and modest growth with a 12.7% increase over November 2019 year-to-date average closed sales price of $594,065. STOCK CUSTOM HOMES TO BEGIN BUILDING IN THE LAKE CLUB 

Stock Custom Homes, the luxury homebuilding division of Stock Development, will soon begin building custom estates in Lakewood Ranch’s village, The Lake Club. With two custom homes to start, this is only the beginning of Stock Custom’s expansion into Lakewood Ranch. Stock Development has been building in the region since 2016. The first estate under construction is located at 8023 Bowspirit Way and will be based on the Savannah III floorplan. It will encompass 4,616 square feet under air and offer an additional 1,650 square feet of outdoor living. The design team includes Soco Interiors and R.G. Designs Inc. Located at 16415 Clearlake Avenue and based on the Atherton floorplan, the second property will be 4,521 square feet under air, and 1,451 square feet of additional outdoor living. Clive Daniel Homes and South Florida Architecture are collaborating on the design.

 

DANIEL WAYNE HOMES INC. BUILDING NEW SPEC HOME IN HORSE CREEK

Daniel Wayne Homes Inc. has broken ground on a new spec home in Horse Creek. The home layout will follow the new Palm Beach floorplan, which offers four designs for homebuyers to choose from, as well as opportunities for customization. The residence is planned for completion in summer 2021. Daniel Wayne Homes offers four unique, flexible Palm Beach floor plans. Among the plans are a “mega” layout offering the most open space, and a “multigenerational” design with a mother-in-law suite, a three-bedroom with en suite, and a four-bedroom, three-bath layout. The spec home will be built on more than an acre of land.

ULINE INC. PURCHASES 102-ACRE SITE FOR DISTRIBUTION CENTER IN COLLIER COUNTY

Uline Inc. plans a new 946,000-square-foot regional distribution center coming in Collier County on 102.68 acres purchased for $45,369,511 in two phases from 850 NWN LLC and CG II LLC. The City Gate Commerce Park site is located east of Collier Boulevard and north of Interstate 75, LSI Companies Inc. announced. “This monumental transaction has been several years in the making and a big win for Collier County and Southwest Florida as a whole,” says William Rollins, senior broker of LSI Companies. William Rollins, CCIM, ALC and Justin Thibaut, CCIM of LSI Companies Inc. and Dave Desper of CBRE Inc. represented the buyer in this transaction.

 

NCH BUYS NAPLES DAILY NEWS HEADQUARTERS IN NORTH NAPLES

Naples-based NCH Healthcare System now owns the multimillion-dollar Immokalee Road building and property that have been home to the Naples Daily News headquarters since 2009. The sale closed Tuesday afternoon for $27,985,000, said Andrew Saluan of Naples-based AJS Realty Group, which represented NCH in the real estate transaction. The closing price is significantly less than the construction costs 11 years ago for the more than 186,000-square-foot building on about 20 acres. Plans call for the relocation of several NCH administrative support functions, such as accounting, billing, IT, business office, supply chain, system warehousing and other departments to move from the NCH Central Campus at 2157 Pine Ridge Road to the newly acquired building, which is a couple of blocks west of the NCH North Naples Hospital campus. Additionally, NCH human resources, marketing and some other non-clinical support services that are located on NCH’s two hospital campuses also will relocate to the new property. The move is expected to be completed early next spring, NCH reports. NORTH FORT MYERS PROPERTY PURCHASED FOR $3.1 MILLION

The property at 8391 Littleton Rd, North Fort Myers, sold to BA Acquisitions LLC for $3.1 million from Shawley McKissick Partnership. BA Acquisitions LLC has purchased the six 9,600 square feet industrial buildings at 8391 Littleton Road, North Fort Myers, from Shawley McKissick Partnership for $3.1 million. NAPLES ACRES ACQUIRED FOR $1.75 MILLION

FORT MYERS COMMERCIAL PROPERTY SELLS FOR $1.06 MILLION 

LSI Companies Inc. brokered an approximately 1.87-acre commercial property for $1.06 million. The site was purchased by Launch Summer Ridge LLC from AB Pine Ridge LLC. The property is located Summerlin Road at Summer Ridge Land, Fort Myers. The deal was brokered by Justin Thibaut, CCIM of LSI Companies Inc.

 

NORTH NAPLES ACRES SELL FOR $873,000

Livingston Veterans Commercial LLC purchased 2.4 acres of land near the southeast corner of Livingston Road and Veterans Parkway in North Naples for $873,000. Andrew Saluan of AJS Realty Group represented the buyer.

NEW DEVELOPMENT ON THE WAY FOR PINE ISLAND ROAD

The city of Cape Coral has big plans for Pine Island Road, a heavily traveled artery that connects the city to Interstate 75 before ending on Pine Island. More than $300 million in projects on the thoroughfare will be coming online soon, said Cape Coral Economic Development Manager Ricardo Noguera. That includes two shopping plazas and a new hotel, a first for the northern part of Cape Coral. “It’s going to really support the northeastern part of town, especially the northern (part) where we do not have any hotels north of the south Cape,” Noguera says. About nine projects are slated to open on Pine Island Road in 2021. They include shopping spaces, restaurants, apartments, and an 80-bed rehab hospital, WINK News reports.
 

7-ELEVEN INITIATES REDEVELOPMENT PROJECTS IN NAPLES AREA

A nearly 35-year-old gas station in North Naples has closed ahead of a renovation project that will convert the longtime Mobil station into a 7-Eleven convenience store and station. The fenced-off gas station and car wash are slated for demolition soon in Bed Bath & Beyond Plaza on the northwest corner of Airport-Pulling and Pine Ridge roads. Dallas-based 7-Eleven also recently demolished its Berkshire Commons location on Santa Barbara Boulevard in East Naples and is building a new, larger convenience store and gas station.

 

DISPLACED BECAUSE OF REDEVELOPMENT, BELLINI RESTAURANT REOPENS IN NAPLES

Bellini Italian Restaurant & Bar reopened Saturday night in its new location — the former space of Chardonnay Restaurant, a popular French dining spot that closed more than a decade ago next to Best Western Naples Inn & Suites on U.S. 41. Because of a pending redevelopment project, Bellini closed its longtime location on Fifth Avenue South at the end of July ahead of the demolition of a downtown Naples strip that also included Paddy Murphy’s Irish Pub and Citrus Seafood Restaurant. Although tweaked a bit, the menu is basically the same, as is the kitchen staff and many of the other employees, all of whom wear face masks as part of the restaurant’s safety protocol, said Mike Melucci, who co-owns the local restaurant with Eric Tomasko. Lunch service is expected to be launched next month after the holidays. Bellini, 2331 Tamiami Trail N., is open 5 to 10 p.m. daily for dinner. For more information call 239-261-1117 or go to bellininaples.com
 

O’MEI CHINESE RESTAURANT CLOSES IN NORTH NAPLES BUT PLANS TO RELOCATE

O’mei China Bistro permanently closed its location on Naples Boulevard, but expect the Chinese restaurant to resurface in early 2021 at its original North Naples location off U.S. 41. Co-owned by Executive Chef Mark Cheng and his wife, Mary, O’mei will reopen in the large corner space in Tamiami Square that has remained vacant since they moved out five years ago. In October, O’mei China Cuisine leased the 4,029-square-foot restaurant space at 14700 Tamiami Trail N., Suite 6, in Tamiami Square, the retail center near the Collier-Lee county line. O’mei, especially known for its Peking duck, originally launched in Tamiami Square in 2010. The concept’s second location then opened in Naples Boulevard in late 2014, but its first location soon closed in 2015. Returning to its original location gives O’mei more room for social distancing with a space that’s at least a third larger and includes an 850-square-foot patio. 
 

SEAGATE DEVELOPMENT GROUP TO EXPAND EMCYTE CORP. HEADQUARTERS

Seagate Development Group is breaking ground on the final phase of EmCyte Corp.’s headquarters, located at 4331 Veronica S. Shoemaker Blvd. in Fort Myers. The $2.2-million project will include an additional 13,000 square feet of warehouse space and a 2,000-square-foot office facility. Crews will also renovate a 5,000-square-foot manufacturing area. Seagate will begin clearing the site for additional parking and travel lanes for deliveries. Additionally, an enclosed corridor will make for a covered pathway that connects the new and current facilities. Overall, this project involves moving the current warehouse to a new building and expanding the pre-existing manufacturing space. The new contract comes just three months after Seagate completed 30,000 square feet of EmCyte’s headquarters. The final phase is slated for completion in June 2021.

FL Star, a conglomerate of real estate entities, has added Rolando Quesada to the position of construction manager for the company’s properties in Golden Gate Estates and Sapphire Cove. Quesada most recently served as construction manager for Lennar Homes in Fort Myers, overseeing the construction process of more than 300 homes from ground development through closing. His previous experience includes serving as quality control manager for Elite Electrical Contractors in Fort Myers and as project area supervisor for National Electrical Cuba Enterprise in Havana, Cuba. Quesada received his degree in electrical engineering from ISPJAE University in Havana and graduated from Hodges University’s English as a second language program.

Residential Options of Florida (ROOF) received a $10,000 grant from Truist Financial Corp. in support of ROOF’s new Tenant Based Rental Assistance (TBRA) Program. The TBRA program will make housing affordable for low-income residents with developmental disabilities. Although various types of rental assistance are available, ROOF is the only provider in Southwest Florida that specifically serves individuals with intellectual and developmental disabilities. ROOF will provide financial assistance and case management for qualified tenants with disabilities in Collier County so they can afford to rent a home for no more than 30% of their gross income. The program is open to individuals with developmental disabilities who want to live independently as well as families that include a household member with a developmental disability. Babcock Ranch Foundation continues its mission of supporting, enhancing and implementing projects that positively impact many worthy causes in Southwest Florida with a $3,850 donation to Harry Chapin Food Bank of Southwest Florida.
