SEAGATE TO DEVELOP 175 ACRES OF LAND WITH BARRON COLLIER COS.

Seagate Development Group is partnering with Barron Collier Cos. on one of the largest pieces of undeveloped land in Bonita Springs. Having recently closed on this 175-acre property at 14780 Bonita Beach Road SE, they will take it through entitlements for a residential neighborhood. The completed community will offer lake and preserve views for all residents as well as opportunities for passive recreation and easy access to stores, restaurants and I-75. KRISE COMMERCIAL GROUP ANNOUNCES PLANS FOR MIDTOWN FORT MYERS DEVELOPMENT

Randy Krise, the owner/broker of Krise Commercial Group, and his partner Bahram Khoobehi, have announced plans to develop 5.42 acres in midtown Fort Myers. The property is located between Central Avenue, Market Street and Fowler Street. Inspired by the Midtown Fort Myers Integrated Redevelopment Plan Vision, their project, ALDEA, is one of the first planned for Midtown and is expected to transform the landscape of the surrounding area. ALDEA will occupy an entire city block while still maintaining an intimate urban lifestyle experience with two separate residential buildings that look inward to multi-functional courtyard spaces. The development will include 300 rentable multifamily units with a mix of studios, one and two bedrooms, several of which offer additional dens. ALDEA, estimated to cost nearly $65 million, is expected to break ground in fall 2022. The team working with Krise and Khoobehi Krise includes Dean Martin with TDM Consulting; Ron Reitz, and Cathy Roche with Studio for Architecture Inc., and DeAngelis Diamond as the construction manager. The owners will be applying for tax increment financing (TIF) grants through the Fort Myers Community Redevelopment Agency. 

 

$5.45 MILLION SALE BREAKS RECORDS IN VIZCAYA

A 3,605-square-foot, four-bedroom, three-bath detached villa at 8057 Via Vecchia within Vizcaya at Bay Colony recently closed for $5.45 million. The sale is both the highest residential sale price per square foot and the highest sale price to date in the neighborhood of 58 detached villas, according to John R. Wood Properties. The property, represented by top producer and Bay Colony resident Florean Mader, was sold privately and closed for 99% of the list price.

 

GRAND OPENING FOR EDGEWATER HOMES THIS WEEKEND

NAPLES COMMERCIAL SPACE SELLS FOR $6.05 MILLION

Sixth Avenue North Holdings LLC purchased approximately 1.15 acres of commercial retail/office space from Stella Maris LLC, located at 616 and 630 Ninth Street N., Naples, for $6.05 million. Rob E. Carroll, CCIM of Investment Properties Corp. negotiated this transaction for the buyer. Todd Sabin of SVN Kova Naples negotiated this transaction for the seller.

 

CAPE CORAL BUILDING SELLS FOR $5.25 MILLION

Royal Palm Coast Holdings Inc. sold an approximately 55,499-square-foot building located at 2503 Del Prado Blvd S., Cape Coral, for $5.25 million. Michael J. Frye, CCIM with Frye Commercial Group at RE/MAX Realty Group, Commercial Division brokered this transaction and the property management team of Rachael Guertin and Cindy Stratton.

 

NORTH FORT MYERS PROPERTY PURCHASED FOR $2.35 MILLION

Inge & Associates Inc. purchased 7700 & 7750 Bayshore Rd., North Fort Myers, for $2.35 million from Zuberbuhler Trust. Gary Tasman and Lane Boy of Cushman & Wakefield | Commercial Property Southwest Florida represented the seller in negotiating the transaction.

 

20 FORT MYERS ACRES ACQUIRED FOR $1.745 MILLION

Seagate Development Group purchased the 20-acre vacant land located on the corner of Three Oaks Parkway and Oriole Road in Fort Myers from William Scotsman Inc. for $1.745 million. Gary Tasman and Shawn Stoneburner of Cushman and Wakefield | Commercial Property Southwest Florida LLC represented the seller in negotiating the transaction.

NAPLES COMMERCIAL LAND SELLS FOR $1.1 MILLION

Jump Start of Naples LLC purchased approximately 1.08 acres of commercial land known as Collier Park of Commerce Retail Center Tract 2 from CPOC Development Co. LLC, located at 1010 Airport-Pulling Road N., Naples, for $1.1 million. Rob E. Carroll, CCIM of Investment Properties Corp. negotiated this transaction for the buyer. Tony Mangione of Trinity Commercial Group negotiated this transaction for the seller.

3.29 NAPLES ACRES ACQUIRED FOR $1 MILLION

Exotic Motor Sports purchased 3.29 acres at 1062 Airport Road S., Naples, from Rock Creek Holdings LLC for $1 million. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants negotiated the transaction.

 

NAPLES OFFICE SPACE SELLS FOR $1.04 MILLION

Executive Group Naples LLC purchased 3,199 square feet of office space from 2390 Chamber Building LLC, located at 2390 Tamiami Trail N., Suite 100, Naples, for $1.04 million. Clint L. Sherwood, CCIM of Investment Properties Corp. negotiated this transaction.

 

NEW MINIATURE GOLF PROJECT PLANNED IN NORTH NAPLES

Rising from the ground soon off Immokalee Road will be Volcano Mountain Adventure Golf, an 18-hole miniature golf project planned to open this summer between The Warehouse restaurant and Goodwill store. The new local venue will be behind the Taco Bell drive-thru and Brickyard car wash in the Cameron Commons retail center on the northeastern corner of Immokalee Road and Collier Boulevard. The proposed Volcano Mountain will include an 18,000-square-foot miniature golf course with lush tropical landscaping and waterfalls, a shade structure and an associated 514-square-foot building for offices and restrooms. The new family-friendly venue is being built by the same Forgèt family who has owned and operated The Warehouse Cuisine and Cocktails next door since May 2017. Robert Forgèt and V & T Land LLC, which owns The Warehouse property, purchased the 1-acre vacant commercial lot last May for $1 million, Collier County records show. Volcano Mountain is expected to break ground this month, said Kevin Forgèt, general manager of The Warehouse.

 

FORMER DEL’S STORE SET TO BE DEMOLISHED SOON AFTER PURCHASE BY COLLIER COUNTY

The former Del’s 24 Hour Store and an adjacent warehouse will be demolished soon, most likely in February, said Debrah Forester, director of Collier County’s Community Redevelopment Agency. Collier County purchased the East Naples property in November for $2,118,000 from Theresa Ackerman, the widow of Del Ackerman, who owned and operated the local convenience store for more than 55 years. Ackerman died in August 2019 at the age of 83 and his landmark store closed a year later after operating around the clock since 1963. The recent sale included three small parcels totaling 1.84 acres on what is known as Del’s Corner, the southeast corner of Thomasson and Bayshore drives. While the 3,600-square-foot retail store and the 3,920-square-foot wholesale warehouse at 2808 Thomasson Drive will be razed soon, the small building behind them associated with a boat brokerage business at 4825 Bayshore Drive will remain, Forester said. Henry Lowe, who operated Lowe’s Marine Sales there, relocated his business to 2382 Linwood Way in East Naples. Del’s Used Tires shop, which had leased the warehouse from Ackerman, will relocate its business nearby to 4000 Bayshore Drive during the weekend of Jan. 16. The county will provide an opportunity for community feedback for future use proposals of the vacated property, which will be rezoned and redeveloped, Forester said. “We think there’s great opportunity with its location,” she said.

 

BCB HOMES COMPLETES STRUCTURE OF HOUSE FOR IMMOKALEE FOUNDATION PROJECT

BCB Homes has completed the structure of the first house in an 18-unit subdivision that is part of The Immokalee Foundation’s Career Pathways Learning Lab Project. Thanks to The Wasie Foundation, The Ray Foundation, Collier Enterprises, and Dale & Barbara Morrison and more community partners, the Naples-based builder, along with students from The Immokalee Foundation and Immokalee Technical College, broke ground on this site in October. The housing subdivision curriculum for the Career Pathways Learning Lab Project will allow students to obtain hands-on experience that will evolve into careers with BCB Homes and others like them in the Southwest Florida marketplace, according to BCB Homes. BCB Homes and its subcontractors are waiving all profit margins for this project, which is slated for completion in 2026, as some elements of the project have been pushed back due to COVID-19.

 

GATES CONSTRUCTION COMPLETES NEW STORAGE FACILITY

Gates Construction has completed building The Lock Up Self Storage facility located at 12700 University Drive in Fort Myers. The new facility consists of a three-story, 106,016-square-foot climate-controlled building with 849 units. Climate control has become an important aspect within storage facilities in order to protect the clients’ valuables from the intense Florida heat and humidity, according to Gates Construction. Established in 1976, The Lock Up Self Storage Group is one of the leading private storage companies in the industry, owning and operating more than 40 facilities in eight different states, totaling more than 1.6 million square feet of self-storage space. Design services for this project were provided by Partners In Design Architects.

 

MK ARCHITECTURE TO SERVICE LOFTON’S ISLAND PLEASURE KEY PROJECT

MK Architecture and Michael Sheeley have been awarded the schematic architectural design services for the first phase of the new Lofton’s Island Pleasure Key located in the Caloosahatchee River in downtown Fort Myers.  The project is proposed to include a swim-up bar, a restaurant with adjoining adult and family pools, a lazy river, an outdoor amphitheater with a bandshell, a 70-foot observation tower with waterslides and zip-line, a renourished beach with beach volleyball, and transient, short- and long-term boat dockage. The island was recently purchased by a group of investors and is expected to be in development during 2021.

 

STEVENS CONSTRUCTION COMPLETES DINING ROOM RENOVATION PROJECT

Stevens Construction has completed the Hibiscus dining room renovation within Village On The Isle, a not-for-profit life plan community located at 930 Tamiami Trail S. in Venice, announced Dan Adams, vice president, south Florida and principal. Stevens Construction provided a 10,000-square-foot interior renovation, including an enhanced dining room with elegant finishes, expansive ceilings, private seating options and separate dining rooms. Stevens Construction worked with Village On The Isle and the design team for four months prior to construction. The project was completed in seven months as scheduled. The Stevens Construction team includes project executive, Dan Adams; project manager, Alan Bennett; superintendent, Gary Tipton; and project administrator, Sue Ziegenfus. Beebe Design Group was the architect of record. 

 

GATES CONSTRUCTION BREAKS GROUND AT BROKEN SOUND CLUB

Gates Construction (GATES) has started a $30 million renovation project at Broken Sound Club in South Florida. The pre-construction permit phase has been completed and the building process is now underway. Managed from GATES’ Palm Beach Gardens office, this renovation and addition project will add dining options and increase amenities, all of which are designed to replicate and improve the member experience. The clubhouse re-imagination is from Peacock + Lewis Architects LLC, with an anticipated completion date of late 2021.

SoftServe Inc. leased a 5,651-square-foot office space at 4415 Metro Pkwy., Suite 410, Fort Myers, from Coral Reef Metro LLC. Enn Luthringer, CCIM of CRE Consultants represented the lessor and Rodney Fidler of Lee & Associates represented the lessee in negotiating the transaction.

Luke Kenzik has been named community manager of the Babcock Ranch Residential Association (BRRA). Naples-based DeAngelis Diamond announces the addition of John Odom as vice president of strategic development. Based out of the company’s Sarasota, Florida, office, Odom will serve the Central Florida region from Sarasota to Orlando. Originally from Toledo, Ohio, Odom graduated from University of Cincinnati with a Bachelor of Urban Planning prior to beginning his career in Clearwater, Florida, in 1996. He moved into the sales side early in his 25-year career, preferring to be in front of people and prospecting business. Odom has been involved in projects on both the design and construction side in a variety of market segments.
