FLORIDA REALTORS SEEK TO GET AFFORDABLE HOUSING INITIATIVE ON 2022 BALLOT

Florida Realtors are launching a petition to put a proposed constitutional amendment on the 2022 ballot that would provide money for affordable housing programs. The group of Realtors funneled $5 million to the political committee Floridians for Housing while the National Association of Realtors chipped in another $3 million. If approved by 60% of voters, the proposed measure would establish state and local housing trust funds, which would receive a percentage of revenue from the documentary stamp taxes collected on real estate transactions. The committee needs to submit more than 220,000 signatures for the Florida Supreme Court to review the proposed amendment, and nearly a million signatures to get it on the 2022 ballot, WINK News reports.

 

$2.6 MILLION SALE BREAKS LELY RESORT GOLF & COUNTRY CLUB RECORD

The home at 6609 Pisa Court in the Lakoya neighborhood of Lely Resort Golf & Country Club in Naples has sold for a record-breaking $2.6 million, the highest-priced residential sale in the history of the community. The property was listed at $2.49 million and marketed exclusively by Matthew Meacham of Premier Sotheby’s International Realty’s Southeast Naples sales gallery. The four-bedroom, four-and-a-half-bath plus den residence rests on more than half an acre at the end of a private cul-de-sac. Under contract in four days, the property sold for more than $100,000 over asking price.

 
WATERSIDE BUILDERS COMPLETES OLDE NAPLES CONSTRUCTION

Naples-based Waterside Builders Inc. has completed its newest home in Olde Naples. Located at 751 11th Avenue S., the home features architectural design by Arcadia Design with interior finishes and furnishings from Ficarra Design Associates. The two-story, four-bedroom, six-bath, Olde Florida-inspired home design features 4,211 square feet under air plus an outdoor living area with a pool, courtyard, covered outdoor kitchen and living/dining areas, totaling 5,339 square feet of overall living space. A second-floor detached cabana is also included.

NAPLES PROPERTY PURCHASED FOR $6.55 MILLION

Florida Star Construction LLC purchased the property at 10540 Greenway Road, Naples, for $6.55 million. Gary Tasman & Shawn Stoneburner of Cushman & Wakefield | Commercial Property Southwest Florida represented the seller in negotiating the transaction.

 
FORT MYERS OFFICE SPACE SELLS FOR $2.8 MILLION

Interface Collaborative Group LLC has purchased 26,801 square feet of office space at 5570 Enterprise Pkwy., Fort Myers, from Eleanor J Fox Revocable Trust for $2.8 million. Gary Tasman, CEO and principal broker, and Shawn Stoneburner, senior director and broker of Cushman and Wakefield | Commercial Property Southwest Florida LLC, represented the buyer and the seller in negotiating the transaction.
 

NAPLES COMMERCIAL SPACE ACQUIRED FOR $1.817 MILLION

Classiche LLC purchased 6,900 square feet of commercial space from KI 3700 LLC at 3700 Mercantile Ave., Naples, for $1.817 million. William V. Gonnering, CCIM, SIOR and Christine McManus, CCIM, SIOR of Investment Properties Corp. negotiated this transaction.
 

FORT MYERS LAND BOUGHT FOR $1.688 MILLION

Oval Office LLC purchased a 10,162-square-foot building on 2.15 acres in the Billy Creek Commerce Center at 5420 Division Drive, Fort Myers, from Schmitt Properties for $1.688 million. Meaghan Schmitt of Lee & Associates | Naples-Ft. Myers represented the seller and Dannielle Robinson of Colliers International SWFL represented the buyer in the transaction.
 

NAPLES OFFICE SPACES SELL FOR $977,500

5633 Naples Blvd LLC purchased 3,120 square feet consisting of two office spaces from Zelhan Inc., at 5633 Naples Blvd., Naples, for $977,500. Clint L. Sherwood, CCIM of Investment Properties Corp. represented the buyer and Eric Edwards of LandQwest Commercial represented the seller.
 

FORT MYERS ACREAGE ACQUIRED FOR $819,944

Gulf Shore Cooling Inc. purchased a 2.04-acre site at 12291-12311 Itec Park Drive, Fort Myers, from ITEC 2 LLC, for $819,944. Randal Mercer of CRE Consultants represented the buyer in negotiating the transaction.
 

FORT MYERS PARCEL PURCHASED FOR $790,614

Amoran Realty LLC purchased a 3.30-acre parcel in the Southwest International Commerce Park at 14660 Tarmac Court, Fort Myers, from GB Treeline LLP for $790,614. Bonita Breeze Development LLC has sold storage spaces in the Bonita Automotive Condominiums. Michael Crimieri purchased an 880-square-foot storage space at 27900 Bonita Breeze Way, Suite 104, Bonita Springs for $292,000. Mark Kristoff purchased an 860-square-foot storage space at 27900 Bonita Breeze Way, Suite 206, Bonita Springs, for $287,000. SURETY CONSTRUCTION COMPLETES NEWEST LOCATION FOR DEEP LAGOON SEAFOOD

Surety Construction has completed the new Deep Lagoon Seafood restaurant in Naples. Formerly occupied by Ruby Tuesday at 8777 Tamiami Trail N., the 6,500 square feet space was completely transformed into a modern, upscale dining facility. The nautical-themed location features 500-gallon and 1,500-gallon colossal reef saltwater aquariums. Construction elements include a new building façade, cupola, roof, flooring, dining room, outdoor dining, kitchen, mechanical systems and parking lot. With two other locations in Marco and Fort Myers, this marks the third location for Deep Lagoon Seafood, a Phelan Family Brands company. Naples-based Surety Construction has constructed more than 50 projects for Phelan Family Brands over the last 15 years. GMA Architects & Planners provided architectural services.

 

Alice Trade Center groundbreaking

SEAGATE HOSTS GROUNDBREAKING OF ALICO TRADE CENTER

Seagate Development Group hosted a ceremonial groundbreaking of the 40-acre Alico Trade Center on July 2 at the business park at Alico Road and Oriole Road in Fort Myers. Team members from Seagate, Studio+, Quattrone & Associates, Lee County Economic Development and Rice Insulation & Glass attended the event. Seagate is currently clearing the Alico Trade Center land for Rice Insulation’s 35,000-square-foot facility and other to-be-announced design-build projects. This first tenant’s space will include offices, a reception area, a conference room, training and break rooms, workstations, a warehouse of insulation, glass and shelving materials, high-dock and grade-level doors, and 100 parking spaces. It is slated for completion in the fourth quarter of 2021, with all other single-tenant, flex and/or industrial buildings to be completed on an ongoing basis. Derek Bornhorst at Lee & Associates is handling leasing and purchasing opportunities at Alico Trade Center.

IVXpress Inc. leased 1,704 square feet of office space at 8291 Dani Drive, No. 130, Fort Myers, from Central Line Properties LLC. Gretchen Smith of Cushman & Wakefield | Commercial Property Southwest Florida handled the tenant in negotiating the transaction.

 

ScriptSourcing LLC leased a 1,260-square-foot office space in Beachway Professional Center at 3301 Bonita Beach Road, Suite 106, Bonita Springs, from Klinger Properties B LLC. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants represented the lessor and David Bartley of Bartley Real Estate represented the lessee in negotiating the transaction.

 

Comhar Partners leased a 1,105-square-foot office space in 1100 on 5th at 1100 Fifth Ave. S., Suite 302, Naples, from 1100 5th Ave LLC. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants represented the lessor and Kyle McLaughlin of REWeb represented the lessee in negotiating the transaction.

Brenen Cox

Gates Construction has hired Brenen Cox as a junior estimator. Some of his responsibilities include subcontractor database maintenance, solicitation of subcontractors and material suppliers for proposals, management of the FTP site, organization of bid documents including electronic and hard copy and review of plans and specifications to develop scopes of work. Cox recently moved to Florida from Texas and is based in Gates’ corporate office in Bonita Springs. Gates has also added Devin Furlong as senior superintendent. Furlong will be based out of Gates Construction’s Palm Beach Gardens office. Gates serves its clients from offices in Bonita Springs, Sarasota and Palm Beach Gardens.

Cushman & Wakefield | Commercial Property Southwest Florida has reported a record quarter. From March to June, the company’s commercial property professionals brokered $113.937 million in aggregate sales. The agency also completed lease agreements totaling more than $7.393 million in value during the quarter. The quarter includes several landmark sales, including the eight-building Gulfcoast Industrial Campus on Lee Road in south Fort Myers, which sold for $39.75 million; The Bayfront Inn on Fifth Avenue in Naples, which sold for $17 million; the Frantz Surgery Center on New Brittany Boulevard in Fort Myers, which sold for $5.7 million; and 426 acres of property on Carter Lane in Alva, which sold for $4.397 million. Brokers instrumental in Cushman & Wakefield’s key transactions included Gary Tasman, CEO and principal broker; director John Albion; executive director Lane Boy; director Gretchen Smith and senior director Shawn Stoneburner. 
 

Naples Area Board of Realtors held its annual Night of Honors celebration on June 26 at The Club at Olde Cypress. Paula Angelopoulos Urbinati received NABOR’s top recognition, the Realtor of the Year award for 2020. NABOR member and 2020 President Lauren Melo received the Ad Miller Award, which recognizes an individual who works to enhance and preserve private property rights, ownership and transferability, and the preservation of the free enterprise system. The 2020 NABOR Commercial Realtor Achievement Award was presented to John T. “Jack” Conroy Jr., founder of Investment Property Corp. (IPC). A new recognition, the Global Achievement Award, was presented to Izabela Wright for her work on the Global Business Committee.
