TWO MIXED-USE DEVELOPMENTS PLANNED FOR DOWNTOWN CAPE CORAL
Two new mixed-use developments are in the planning stages for downtown Cape Coral. An empty lot on Bimini Basin is the site of a $50 million project set to attract 185 apartments, commercial space, a parking garage and a waterfront restaurant. An empty lot between Cape Coral Parkway and SE 47th Terrace is destined for the Cape at 47th project with 280 apartments, retail, office space and another garage. Both projects are targeted to break ground next year, WINK News reports.
BORELLI CONSTRUCTION BREAKS GROUND ON MODEL IN THE MOORINGS
Naples-based Borelli Construction has broken ground on its newest luxury model in The Moorings waterfront community. Located at 3000 Leeward Lane, the soft contemporary southern coastal-style residence will be just west of Crayton Road, across from waterfront homes, with close proximity to beaches. Designed by Unique Hite Designs LLC, the home will feature four bedrooms, five full and two half baths and a study, offering 4,476 square feet of air-conditioned living space and 6,141 total square feet on one floor. Construction began this month with completion and availability anticipated by March 2022. The home is currently priced at $5.7 million. For a short time, interior selections may be chosen by a buyer for a more customized home without the wait.
DIAMOND CUSTOM HOMES SELLS QUAIL WEST MODEL
Diamond Custom Homes has sold its new 7,138-total-square-foot model home in Quail West at 6253 Highcroft Drive, overlooking the 11th green of Quail West’s Lakes Golf Course. The model, listed for $3.995 million fully furnished, is scheduled for completion in December. The 1,889 starting-square-foot Mystique offers up to 2,056 square feet of living space and up to four bedrooms and three full baths, along with a two-car garage. The enclave of 77 exclusive homesites overlook lake or nature preserve views. Seven new home designs from the upper $400,000s to $800,000s offer 1,662 to 3,416 square feet of living space, with flexible floor plans and options that encourage personalization. Sales are expected to begin at the end of August and the models are scheduled for completion in early fall.

Windward Isle, a gated enclave of 28 single-family residences on Airport-Pulling Road in Naples, is sold out, Seagate Development Group says. Windward Isle features eight one- and two-story floor plans that are fully customizable and accommodate 2,583 to over 4,000 square feet of living space. The homes include three to five bedrooms, three to five and one-half baths, and a two- or three-car garage in an open concept. Windward Isle homes unveil coastal, West Indies-style architecture, decorative aluminum shutters, cypress wood corbels and a custom swimming pool.
NEW MODELS UNDERWAY AT ARDENA IN NORTH NAPLES
New model homes are underway and floor plans have been announced for Ardena, a new 40-acre community of luxury single-family estate homes by Pulte Homes on Livingston Road in North Naples. The enclave community will offer 77 estate homes, with nearly all of the homesites featuring lake or private natural preserve views. Ardena will offer new construction homes in Naples starting from the $700,000s to more than $1 million. Two designer-furnished models are now underway and scheduled for completion this summer. Sales for Ardena’s one- and two-story home designs are expected to open in late August.

The sale of Milano Lakes, a luxury apartment community, developed by FL Star in South Naples, has closed. The buyer of Milano Lakes is an international investment firm with extensive real estate holdings; the sale was brokered by Cushman & Wakefield of Fort Lauderdale. Pulte Homes has announced Northridge at Babcock Ranch, the newest Pulte Homes-branded community located in Babcock Ranch, America’s first solar-powered town. The 116-acre community will include an expected 322 one- and two-story homes with options for both water and preserve views. Floor plans will offer square footage ranging from 1,400 to more than 4,600 square feet. Northridge at Babcock Ranch is estimated to break ground on models and open for sale in late 2021. PROGRESS BEING MADE ON PUNTA GORDA AIRPORT EXPANSION
Progress is being made on the $18 million expansion of Punta Gorda Airport. Plans include new office space, a full-service restaurant, and even an event space. “In order to give the commercial air service room to grow, we’re moving the private planes, charter services and fueling services over here to the north side of the airport,” says Kaley Miller, the airport’s marketing and communications manager. Bidding is underway for a full-service restaurant in the new building. It would be the first sit-down restaurant on airport property. Delayed because of the pandemic, the airport expansion project is set to be completed next March, WINK News reports.
PUBLIX SUPER MARKETS BUSY WITH DEVELOPMENT PROJECTS IN COLLIER COUNTY
Lakeland-based Publix Super Markets Inc. has many grocery store projects pending in Collier County. Two new stores are under construction in East Naples, one is being rebooted on Marco Island and a 35-year-old store in Naples soon will be demolished and rebuilt. A 51,989-square-foot store that will anchor the new Fiddler’s Creek Plaza off U.S. 41 East nears completion at 15050 Sandpiper Lane. Publix is also busy in East Naples building out the former Lucky’s Market store space in Naples Towne Centre South, 3815 Tamiami Trail E., which has been proposed to include a new Publix prototype: Pours, a craft beer bar with cafe seating. Meanwhile, an expanded Publix at the Shops of Marco, 175 S. Barfield Drive, will reopen later this year after temporarily closing a year ago for demolition and redevelopment. In Naples, the Publix store at Neapolitan Way is slated to be demolished and redeveloped in early 2022, plans show.
GCG COMPLETES MARINEMAX DRY STORAGE BOAT RACK PROJECT
GCG Construction Inc. has completed the newest amenity to the MarineMax Deep Lagoon Marina in Fort Myers. The latest expansion consists of a new open boat storage rack that will house upward of 270 new boat slips. The 48-foot high structural steel rack system is complimented by four architectural tower elements that transition to the surrounding design theme on the 20-acre site. The project’s architectural design was completed by GMA Architects & Planners, with civil engineering site design by Hole Montes. Other improvements completed by GCG Construction include new fuel dispensers for the property, additional parking, gated entry system for member access and additional site landscaping beautifications.
DEANGELIS DIAMOND COMPLETES THE BREAST CENTER OF NAPLES
DeAngelis Diamond’s special projects division recently completed a tenant improvement for The Breast Center of Naples, which provides breast imaging and care to the women of Southwest Florida. This more than 5,000-square-foot project included minor demolition, the building of three mammogram rooms, three ultrasound rooms and a large waiting room, and features high-end finishes, COVID-friendly touchless fixtures and medical equipment. Additionally, the project encompassed the installation of new partitions, lights, diffusers, ACT, fire alarm, bathrooms, doors, paint, tile flooring and a revised sprinkler system. DeAngelis Diamond’s special projects currently under construction include several additions in Mediterra, a renovation in Pelican Marsh, a renovation for The School District of Lee County and tenant improvements in the Fifth Third Bank building.
GATES CONSTRUCTION, GILBANE TO BUILD GULFSHORE PLAYHOUSE THEATER
Gates Construction has partnered with Gilbane in a joint venture to build the Gulfshore Playhouse. The 40,000-square-foot facility, situated on a 3-acre parcel at the corner of First Avenue South and Goodlette-Frank Road, will extend the heart of downtown Naples to the east of Ninth Street. The reception lobby will feature lounge areas and the theater’s bar. The complex will include a 350-seat state-of-the-art proscenium-style theater, which will be used for large-cast productions presented on a grand scale. The stage will be an equivalent size and scale as a Broadway theater and used for incubating productions heading to New York, when appropriate, Gates says. Additionally, there will be a secondary 150-seat black box studio theater. The new facility will also offer educational programs for children, teens and adults. H3-Arquitectonica is providing design services.

Cushman & Wakefield | Commercial Property Southwest Florida (CPSWFL) has hired Talisha Faber to fill the new position of associate director of business development. Faber has worked locally in banking and finance since 2005. Her experience includes positions at IberiaBank, Florida Gulf Bank, Busey Wealth Management and AmSouth Bank. Faber also serves on the Junior Achievement Hall of Fame committee and as an allocations team member for the United Way of Lee, Hendry, Glades and Okeechobee. She is a member of the Greater Fort Myers Chamber of Commerce Women in Business Committee and the Rotary Club of Fort Myers and a Harry Chapin Food Bank volunteer.
Studio+ has hired five professionals to its headquarters office in Fort Myers. The five additions include Trevor Wright, project manager; Waldo Quiros, project designer; Joy Brownworth, marketing creative director; Bresheena Kinney, project coordinator; and Dinara Usmankhodjaeva, interior designer. Wright is an architect with more than 25 years of experience. Quiros has more than 10 years of previous experience in healthcare and commercial design. Brownworth brings experience in developing brand identity, establishing effective marketing campaigns and designing diverse business development materials to her new role. Kinney graduated from the University of Michigan with a Master of Architecture and has six years of professional experience in healthcare and commercial design. Usmankhodjaeva has four years of aviation design and three years in healthcare design. Mike Lendino, chief financial officer, leads the recruitment and hiring efforts for Studio+.

Fort Myers-based GCG Construction Inc. sponsored Goodwill Industries of SWFL’s Breakthrough Awards, held in May. The event recognizes people who have overcome their own barriers and thanks those involved in Goodwill’s programs and support its mission. This past year, Goodwill served 24,708 individuals in the area, GCG Construction Inc. reports.
