Fischler Property Co. (FPC) has sold Naples 701 at 3531 Plantation Way for $24 million in an off-market transaction. Brokers Alex Henderson and Max Molloy, who specialize in the sales of multifamily communities and land for development throughout Southwest Florida, negotiated and closed on the established apartment community on Oct. 28 — just 75 days after contract execution. They were the only two brokers involved in the process, which took place entirely during the COVID-19 pandemic. The 188-unit complex consists of one-bedroom apartments and a wide array of luxury amenities, such as two resort-style pools, a sizable clubhouse, professionally inspired tennis courts, a dog park, and more. The buyer plans to immediately invest in property upgrades like new windows, HVAC systems, countertops, appliances, flooring, fixtures and finishes. The professionally designed and furnished single-family model homes at Corkscrew Shores, Pulte Homes’ Estero community, have been released for purchase and immediate move in. Distinctive Communities, developer of The Enclave of Distinction, is offering flexible floor plans that essentially add two more design options for buyers, according to the company. “Two of the original five floor plans can be expanded to include a casita or guest suite with its own bath accessible from the swimming pool area,” said Matthew Fiterman, owner of Distinctive Residential Construction. Most of the 27 sites at The Enclave of Distinction will accommodate any of the larger custom home plans for people interested in more living space. The three, four, or five-bedroom floor plans are fully customizable and range from 3,200 to 5,200 square feet on one-third or one-half acre lots. Starting at $1.6 million, each home will have a three-car garage and private pool. 


The first phase of construction on The Enclave, Shell Point Retirement Community’s newest neighborhood, is complete and several residents have already begun moving into the community. Located on 19.59 acres along On Par Boulevard within Shell Point Retirement Community, The Enclave features nine single-family homes and 26 villas as well as a 1,600-square-foot community center. Clive Daniel Home interior designers Jean Losier and Christine Loughery will be providing the design for Lennar Homes’ new Bougainvillea II model in the National Golf & Country Club at Ave Maria. At 2,799 square feet of living space under air, the The Bougainvillea includes a spacious open-concept design and oversized covered lanai. Lennar’s Everything’s Included guarantee includes features such as quartz countertops, stainless steel appliances, state of the art designer cabinetry, and more accoutrements that come standard with the home. Jinx McDonald Interior Designs Inc. (JMID) has completed the remodel of a condominium located on Gulfshore Boulevard, transforming it into the owner’s personal beach retreat. The newly remodeled three-bedroom, three-bathroom, 3,145-square-foot condominium features natural, organic textures showcased throughout the furnishings for balance and contrast. In the kitchen, the variegated backsplash of handmade aqua tiles sets off the white kitchen cabinets and the quartz countertops. The breakfast room was turned into a secondary lounge and television viewing area, with swivel chairs that can turn to also take in the beach view. A two-foot header across the expanse of sliding doors was eliminated in the great room, as not to impede the view of the Gulf.

Vertical construction began in early November for The Pointe at Founders Square. The 38,000-square-foot restaurant/retail hub under construction on the southeast corner of Immokalee Road and Collier Boulevard joins a medical center, a self-storage facility and an apartment complex already under construction at that 55-acre development. South Street City Oven and Grill, Palumbo’s Pizzeria, Skillets, Fuji Sushi Bar & Asian Bistro, and Luxury Nails & Spa are coming to The Pointe. Announcements are expected soon regarding a national steakhouse, a local Mexican restaurant and other eateries and retail stores coming to that corner hotspot. A gas station/convenience store and other outparcels also will front Immokalee Road there on that former Pelican Nursery property.


Vertical construction started last week for Everglades Square, a nearly 25,000-square-foot multitenant retail center planned on the northwest corner of Everglades Boulevard and Golden Gate Boulevard in Golden Gate Estates. “The target (completion) date is early third quarter of 2021, but I’m obviously pushing it to be sooner and I think it’s going to be sooner,” says Everglades Square owner David Samadnejad. The commercial strip will be anchored by a 9,302-square-foot Everglades Food Mart, which is taking a third of the building’s 18 units. Other units will be home to businesses such as Moravela’s Pizza, a Subway sandwich shop, an ice cream shop, a barbershop, a nail salon and an insurance agency, Samadnejad said. “I’d like to see a water softening company go in there to sell parts for well equipment. I’d also like to see a cellular company go in,” he says.


Twin Peaks plans a large restaurant on a new freestanding outparcel site at Coastland Center mall in Naples. The proposed 10,530-square-foot restaurant will front Golden Gate Parkway just north of the existing parking garage on the north side of the mall and east of the future CMX CinéBistro movie theater. The proposed restaurant will include about 8,650 square feet under air and about 1,880 square feet of outdoor patio area. “We have just started the process of design and are hoping to be open by the end of 2021,” says Austin Hester, chief operating officer and partner for DMD Restaurant Group, which holds the exclusive development rights in southern Florida for the restaurant brand. The Dallas-based entertainment concept, promoted as “the ultimate man cave,” has a mountain sports lodge theme and features a menu of comfort food and 29-degree draft beer. The Fort Myers location for Twin Peaks opened five years ago. The architect for the project learned last week that local government won’t be rubber-stamping Twin Peak’s corporate lodge design and architecture with its dark brown exterior. City staff said the restaurant’s proposed color scheme is not in keeping with the design standards for Coastland Center’s planned development, which calls for colors such as pastels, tan or off-white. The project is expected to be back later this month for a second look.



Heatherwood Construction has recently completed its third automotive/tire store in Southwest Florida for Rick Johnson Development. In addition, Heatherwood will be breaking ground on two additional locations before the end of the year. Brian Blackwell led the project team as project manager. On the fifth anniversary of signing her first lease for The Bowl in North Naples, Kylee Brinkman signed the Estero lease Nov. 5 for her third location of The Bowl. The University Village space vacated this spring by The Shaved Ice Bar is being transformed into The Bowl, which Brinkman hopes to open in early January. “We will be adding kava/kratom on tap to our menu and continuing to offer all of the organic acai and pitaya bowls, smoothies, cold brew coffee on tap, kombucha on tap and matcha on tap as well,” she says. A 2019 honoree for Gulfshore Business magazine’s 40 Under 40, Brinkman is eager to open a business near the campus of Florida Gulf Coast University, where she graduated in 2008 with a degree in resort and hospitality management. “I’m also excited to purchase and use a golf cart for dorm deliveries on the FGCU campus,” she says. Samuel Canham

Stock Custom Homes has added Samuel Canham as its new regional director of operations in Sarasota. Canham is responsible for overseeing the entire construction process and ensuring the successful build of each custom home. Along with having a diverse background in custom construction, Canham also holds a bachelor’s degree in construction management, a master’s degree in business administration, and is a Florida Certified Building Contractor. Canham is an Operation Iraqi Freedom veteran who served as a sergeant in the U.S. Army Corps of Engineers.

BCB Homes Inc. has appointed Steve Ferqueron to the position of vice president of pre-construction services. In this role, he will be marketing, selling and managing projects on behalf of BCB Homes. Ferqueron brings 25 years of luxury custom home building experience in California, designing, building and overseeing residential projects, 17 of those years being spent as an executive. A Florida native, Ferqueron graduated from the University of North Florida, then spent a few years working in Florida, Los Angeles and Atlanta before landing back in Los Angeles as a project manager, overseeing a new high-profile home being built in Beverly Hills.

B & I Contractors promotes David Moorhead to BIM/VDC Manager responsible for the Southwest Florida region. Moorhead, a journeyman sheet metal worker with 21 years’ trade experience, holds certifications in Revit MEP Fundamentals, Revit for Fabrication, CADmep Fundamentals, OSHA 30 and Trane Air-Conditioning Advanced series. Gulf Coast International Properties (GCIP) Founding Partner Mike McCumber has achieved a record sales history in Collier County, according to his firm. McCumber, resident of Naples since 1981, started Gulf Coast International Properties with Tim Savage in 2009. Since GCIP’s inception, McCumber has set numerous sales records in Port Royal, Aqualane Shores, Old Naples and Naples beachfront properties. McCumber holds the record for the top three sales in Collier County history: 1777 Gordon Drive, 575 Admiralty Parade, 1000 Admiralty Parade, according to GCIP. A transplant from Iowa, Trask has achieved early success in the Naples market with his recent representation of the buyer in the biggest closed sale thus far in 2020 at $19.8 million, according to GCIP. Trask graduated from the University of Northern Iowa with a degree in real estate.
The United Way of Collier and the Keys has helped distribute nearly $2 million to more than 300 Collier County households in CARES funding. Collier residents who qualify can receive up to $11,250 per household based on their specific documented needs, such as past-due electric bills and current utility bills — if included in lease/rent — and/or overdue mortgage payments, or childcare payments. Accumulation of overdue payments must be due to the onset of COVID-19. The maximum for housing and utility is $10,000. Childcare assistance has a separate maximum award of $1,250. To date, $1,802,037 has been paid out to more than 300 Collier County households. Funding for this project comes from the Federal Coronavirus Aid, Relief, and Economic Security (CARES) Act administered by Collier County government.
Donations are needed for scholarships to be awarded by the REIS Scholarship Foundation in 2021. The REIS Scholarship Foundation is a 501(c)3 corporation and donations may be tax-deductible.
