PRE-CONSTRUCTION HOME SALES BEGIN AT ENBROOK COMMUNITY IN COLLIER COUNTY

Pre-construction sales began in October for nearly 300 twin villa homes in the Enbrook residential community on more than 65 acres on the south side of Manatee Road, just east of Collier Boulevard in South Naples. MARCO ISLAND SEPTEMBER HOME SALES SOAR, INVENTORY DOWN

Marco Island-based single-family homes in September saw sales soar to highest levels and inventory plummeted to its lowest levels, according to John R. Wood Properties Agent Natalie Kirstein. Inventory is scarce in the single-family home market, the report showed. Condominiums sales started to surge in August and continued its stellar performance in September. In some beachfront condominiums, there is little to no inventory, whereas other condominiums are experiencing an oversupply of inventory.

FORT MYERS-BASED ALICO PURCHASES 3,280 ACRES OF CITRUS GROVES IN HENDRY COUNTY

Alico Inc. announced Monday that the Fort Myers-based company purchased about 3,280 gross citrus acres in Hendry County on Oct. 30 for a purchase price of $16.45 million. “This acquisition of the Alexander Grove from the well-respected Gardinier Florida Citrus Inc. allows Alico to add additional scale to our existing 45,000 gross acres of citrus properties,” Alico President and CEO John Kiernan said in a company statement. “This Alexander Grove appears to have been very well maintained and substantial new plantings were completed in recent years. Strategically, the Alexander Grove neighbors existing Alico groves, and this will likely enable Alico to continue to operate as a low-cost, high-producing citrus grower.” Alico Inc. primarily operates two divisions: Alico Citrus, one of the nation’s largest citrus producers, and Alico Water Resources and Other Operations, a leading water storage and environmental services division. OFFICE STRIP CENTER SELLS FOR $4.3 MILLION

Brown Capital LLLP purchased an approximately 4,350-square-foot retail storefront/office strip center for redevelopment from Putter Point Holdings LLC, located at 271 9th St., Naples, for $4.3 million. David J. Stevens, CCIM of Investment Properties Corporation negotiated this transaction.

 

FORT MYERS PROPERTY PURCHASED FOR $800,000

LSI Companies Inc. brokered an approximately 9.8-acre commercial property for $800,000. The site was purchased by Island Park Land Holding LLC from Island Park Investments LLC. The property is located south of Island Park Rd. and S. Tamiami Trail, Fort Myers. The deal was brokered by Justin Thibaut, CCIM of LSI Companies Inc.
 

FORT MYERS BUILDING SELLS FOR $570,000

LSI Companies Inc. brokered an approximately 4,000-square-foot commercial building at 4696 Elevation Way, Fort Myers, for $570,000. The site was purchased by Paradise West Properties LLC from Benchmark 2120 LLC. The deal was brokered by Hunter Ward, CCIM of LSI Companies Inc.

 

LSI COMPANIES INC. RELEASES Q3 REAL ESTATE MARKET REPORT

Lee County’s total recorded deed transactions amounted to $1.2 billion in August, trailing only Palm Beach, Dade, Broward, and Orange counties, according to the LSI Companies Inc. Q3 market report for residential and commercial real estate in Southwest Florida. In Southwest Florida, 18,700-plus residential permits were pulled in the past 12 months ending September. This is the highest permit volume since 2006 the market report shows. Babcock Ranch pulled 529 residential permits in the past 12 months; The Place at Corkscrew pulled 345 permits in the past 12 months. Additionally, Cape Coral makes up more than 20% of all new single-family homes permitted in Southwest Florida, according to the report. Additionally, highlights show that Publix-anchored shopping centers are under construction in Collier and Charlotte counties, and Alico Road corridor construction continues with more warehouse space and an approximately 60,000-square-foot Scotlynn office headquarters. SEAGATE DEVELOPMENT GROUP COMPLETES AREA AGENCY ON AGING HQ

Seagate Development Group has completed the Area Agency on Aging’s new corporate headquarters, located at 2830 Winkler Ave. in Fort Myers. The 15,876-square-foot, open-concept floor plan mixes traditional private offices with new-world coworking space and classroom-style meeting areas to bring the nonprofit’s enhanced workflow and productivity vision to life. The facility boasts updated flooring, cabinetry and countertops that incorporate shades of blue, gray and white. Additional upgrades include new windows and doors, drywall and paint, electrical and plumbing, bathroom fixtures and a handicap-accessible parking lot extension.

 

PNC Bank is opening in the former Preston’s Steakhouse.

PNC BANK PLANNING NEW BRANCH OFFICE IN NAPLES

The little building in Naples that was home to Preston’s Steakhouse for more than 20 years is being converted into a PNC Bank branch targeted to open in February 2021. The new location at 109 Ninth St. S. will be the fifth branch in Collier County for PNC, which has offices in Naples, East Naples and North Naples as well as ATMs inside many area 7-Eleven stores. The size of the 1,759-square-foot former steakhouse on a third of an acre on the southeast corner of U.S. 41 and First Avenue South has been reduced by 57 square feet and exterior improvements include new finishes and updated doors, windows and awnings, said architect Matthew Kragh of MHK Architecture and Planning. Before it became a chic restaurant in 1997, the 60-year-old building was a gas station and car wash. The commercial property was purchased for $1.75 million in February by Atlanta-based developer Street Side Retail. The transaction was negotiated by David J. Stevens of Investment Properties Corporation (IPC) of Naples

 

GUADALUPE CENTER BREAKS GROUND ON VAN OTTERLOO FAMILY CAMPUS FOR LEARNING

Guadalupe Center broke ground Oct. 30 for a new educational campus that will create lasting, transformational change for students in Immokalee. The van Otterloo Family Campus for Learning will feature two academic buildings with multiple classrooms, a library, learning lab, cafeteria and kitchen, playground, administrative offices, mentor lounges, commons areas, a medical and dental suite, outdoor gardens and a student wall of fame. The campus at 3655 Westclox St. will accommodate up to 154 students in Guadalupe Center’s Early Childhood Education Program, as well as 125 high school students in the college-preparatory Tutor Corps Program. Guadalupe Center named the new Immokalee campus in honor of Rose-Marie and Eijk van Otterloo, whose generous $5 million matching gift helped launch the project and inspired others to give. Within the campus, Brynne & Bob Coletti Hall will be the new home for the Tutor Corps Program. Barron Collier Companies donated 9.5 acres for the new campus, which is expected to be complete in late 2021. Project partners include Heatherwood Construction, David Corban Architects and Peninsula Engineering.

LUMINARY HOTEL SIGNATURE RESTAURANT OPENS NOV. 12

The Silver King Ocean Brasserie at Luminary Hotel will open on Nov. 12, according to the Fort Myers Community Redevelopment Agency (CRA). Named for the elusive Silver King Tarpon that lured people from around the world to Fort Myers when the city was first established, it will be the hotel’s signature restaurant, showcasing fresh seafood. Additionally, Fort Myers’ Denison Parking team won the contract to manage the parking garage for the Luminary Hotel. Denison Parking also manages parking operations in the downtown river district for the City of Fort Myers.

 

SILVER HILLS PHASE I PROGRESSING

Phase I of Silver Hills at Fort Myers is making noticeable progress, according to the Fort Myers Community Redevelopment Agency (CRA). Silver Hills at Fort Myers is a two-building, four-to-five-story luxury apartment community to be built at 2220 West First Street. Construction work around the perimeter continues, as the northern half bordering the river now has one story of structural concrete, and the southern portion bordering First Street now has two stories of structural concrete in place. WEST END AT CITY WALK BASIC STRUCTURAL CONCRETE NEARLY COMPLETE

The basic structural concrete work is nearly complete at West End at City Walk, including the concrete for the parking structure which is enclosed by the apartments, amenity building, and office space, according to the Fort Myers Community Redevelopment Agency (CRA). West End at City Walk is a 318-unit residential apartment community that will include 22,500 square feet of amenity and co-work office space. It broke ground in 2019 and is planned for completion in April 2021. Leasing for the first building will begin in early December 2020.

 

COLLIER COUNTY EXTENDING VETERANS MEMORIAL BOULEVARD FOR PROPOSED HIGH SCHOOL IN NORTH NAPLES

Collier commissioners last week amended the county budget to approve a more than $10 million contract with Naples-based Quality Enterprises USA Inc. for the first phase of extending Veterans Memorial Boulevard in North Naples to access a proposed high school. The extension’s first phase will be built from the intersection of Livingston Road and Veterans Memorial Boulevard to GGG High School, the working title for a yet-unnamed school targeted to open in August 2023. A second phase would extend Veterans Memorial Boulevard from the future high school’s 60-acre site to Old 41 Road and possibly even to U.S. 41. Commissioners also approved an interlocal agreement for the school district to contribute nearly $1.4 million for road improvements that will benefit the new high school and the existing Veterans Memorial Elementary School at 15960 Veterans Memorial Blvd. 

 

MUSEUM OF MILITARY HISTORY PLANS NEW SITE IN SOUTHWEST FLORIDA

The Naples Museum of Military History has outgrown its longtime location at the Naples Airport. The local museum’s collection has grown to more than 12,000 military artifacts from the Revolutionary War, War of 1812, the Civil War, World War I, World War II, and the Korean, Vietnam and Gulf wars. Expect an announcement Nov. 9 about the proposed development and new site for the 40,000-square-foot museum that will house the local collection as well as showcase a 15,000-square-foot hangar display area for larger items such as Sherman tanks, jeeps, aircraft, larger artillery items as well as a 30-foot scaled model of the USS Florida cruise missile submarine. The new site, renamed Gulf Coast Museum of Military History, also will have two memorial gardens, a 3,500-square-foot lakefront deck and a 4,000-square-foot ballroom for military ceremonies, weddings, presentations and memorial services. In addition, the site will be home to the new Veterans Advancement Center, a 6,000-square-foot complex offering PTSD assistance and treatment, housing assistance and employment search programs geared to assist in placing service personnel into internships with promising, long-term possibilities. The new museum also will serve as a satellite home for the Museum Studies program at Florida Gulf Coast University and will host museum studies classes, presentations, displays and other school-related projects. CATALYST FOR NEW AFFORDABLE HOUSING DEVELOPMENT IN CAPE CORAL

Catalyst Community Capital, a 501 (c)(3) nonprofit, in partnership with the Lee County Housing Authority and Revital Development Group, has acquired 4.6 acres in Cape Coral that will be developed as a 96-unit affordable and workforce housing community. The community, known as Civitas of Cape Coral, will offer one-, two- and three-bedroom units, all of which will be reserved for families that earn 80% or less of the area median income. Rents will range from $388 – $1,434, including utilities, filling a large void in the market for rental units that are affordable to the working-class residents of Lee County. The $22 million development will utilize local, state, and federal funding, including 4% housing tax credits, mortgage revenue bonds, and $5.6 million in Community Development Block Grant-Disaster Relief (CDBG-DR) funding from Florida Housing Finance Corporation (FHFC). The project also received $300,000 in Neighborhood Stabilization Funds from the City of Cape Coral. In addition to affordable rents, Civitas will offer programs to its residents, including employment assistance and financial management education.  The development team has also partnered with the Boys and Girls Club of Lee County to build a 2,500-square-foot club on-site, which will offer after school programs and summer camp. The development team worked with PDS Architecture, Boral Engineering, and NPS Consulting to design the project, which will be ‘green building’ certified under the National Green Building Standard rating system. Construction is expected to commence in early 2021, and will be the first city’s first affordable family housing development in over 20 years.

 

WOODY’S WATERSIDE RESTAURANT SELLS FOR $2.665 MILLION

Owners of the St. James City Woody’s Waterside recently sold its island bar and restaurant for $2.665 million, with plans to keep the iconic brand but continue to enhance the Woody’s experience. Located at 3051 Stringfellow Road, the freestanding building sits on 0.7 acres along the Monroe canal. The tropical venue offers views, brews, and seafood since 2007. Its ‘Florida feel’ of tiki bars, waterfront dining, and direct boat access will continue to feature all of the same things. New ownership intends to re-open by the end of the year. LandQwest Senior Broker Associate, Frank Kupiec represented both the seller, Zeisloft Investments LLC, and buyer, Phelan Acquisition 44 LLC.

 

ENCOMPASS HEALTH PLANS REHAB HOSPITALS IN CAPE CORAL AND NORTH NAPLES

Encompass Health plans new rehabilitation hospitals in Cape Coral and North Naples. The company provides in-patient rehab for people recovering from strokes, brain injuries and other orthopedic injuries. “We do believe there is an underserved market in an opportunity to provide that level of care,” said David Clementz, chief strategy officer for Encompass Health. Hospitals planned on Pine Island Road in Cape Coral and on Collier Boulevard in North Naples are still in the design stages, but Encompass Health has purchased more land than needed for its rehab hospitals so space for future expansion is available, WINK News reports.

SWAMP AXE CO. AX-THROWING VENUE LAUNCHES IN EAST NAPLES

A new business in East Naples offers an interesting recreational activity that is kind of similar to bowling or darts, but instead of tossing darts or bowling balls, participants throw axes and hatchets at targets. Swamp Axe Co., the Naples area’s only indoor ax-throwing venue, opened this month on Linwood Avenue across the street from Naples Opera. The business offers six caged ax-throwing lanes for one-hour or two-hour sessions. A single lane can be reserved for up to four players or multiple lanes can be booked for a special event such as a birthday party, bachelorette outing or business team-building function. Booking online and signing a waiver ahead of time is encouraged. The theme inside is based around the swamps of Collier County. Everglades creatures are displayed and hidden throughout the space and the logo for Swamp Axe features an ax-wielding skunk ape riding a Florida panther. It’s a BYOB establishment during its soft opening but it soon plans to offer beer, wine and an occasional food truck. Swamp Axe Co., 2487 Linwood Ave., is open 4 to10 p.m. Thursday and Friday, 1 p.m. to 10 p.m. Saturday and Sunday, and another day is expected to be added in season. AC BY MARRIOTT HOTEL APPROVED FOR REBATE

AC by Marriott Hotel, a 132-room hotel to be built in the downtown Fort Myers redevelopment area, has been approved for a tax increment rebate of $5.57 million, according to the Fort Myers Community Redevelopment Agency (CRA). It will be located at 2300 First Street on the southeast corner of First and Jackson streets, across from the Sidney & Berne Davis Art Center. This eight-story, 77,000-square-foot hotel will strengthen the area’s convention capabilities by acting as overflow lodging complimenting the Luminary Hotel and adjacent Caloosa Sound Convention Center. The proposed completion is fall 2022.

 

HAMPTON INN GROUNDBREAKING CEREMONY A SUCCESS

The groundbreaking ceremony for the Hampton Inn by Hilton was held on Oct. 15. Located in the downtown Fort Myers redevelopment area, the future four-story Hampton Inn will be situated on Cleveland Avenue and feature 118 rooms, an outdoor pool and patio area, a flexible boardroom for use, and a fitness center available for guests, according to the Fort Myers Community Redevelopment Agency (CRA). Situated on a two-acre lot, the 65,000-square-foot building will be an infill lot development that will take about one year to complete before it opens to guests.

Shane Sindledecker

Stevens Construction has promoted Shane Sindledecker to special projects manager. A Stevens Construction team member since 2018, Sindledecker is responsible for the financial components of Stevens Construction’s special projects team, including preparing budgets, schedule of values and monthly fee projections. Ben Wilson

Suffolk has promoted Ben Wilson and Chris Eastman to key regional leadership positions in their Florida gulf coast operations. Wilson has been promoted to chief operating officer of the gulf coast, and Eastman will now serve as vice president of operations in the Tampa and St. Petersburg, Florida area. Wilson has spent his entire career in the Florida construction market, overseeing projects in nearly every sector including senior living, education, multi-family residential, retail, and entertainment.  He serves as a regional champion for the company’s operational excellence initiative which continuously evaluates procedures to create efficiencies and improvements in the process. He also spearheads many of the innovation initiatives on Suffolk job sites to enhance the value of services for clients and partners. During Eastman’s career, he has amassed experience on both the construction and development side of the business. CFS Roofing has hired Jonathan Wheeler as controller. Wheeler brings more than 10 years of financial accounting and controller experience to the CFS Roofing team. Prior to joining CFS Roofing, he served as controller and HR director at an industry-leading disaster relief firm in Southwest Florida. Wheeler earned his Bachelor of Science degree in finance from Florida Gulf Coast University. He and his wife reside in Babcock Ranch.

Budge Huskey

Premier Sotheby’s International Realty President and CEO Budge Huskey has been appointed to the executive committee of the National Association of Realtors (NAR). The committee is comprised of the NAR leadership team, regional vice presidents and select appointees from the industry. In January 2020, Huskey was named Premier Sotheby’s International Realty’s chief executive officer, following a three-year succession plan first announced when he joined the brokerage as president in 2016. He currently oversees all of the operations and growth strategies of the $5 billion real estate company, a leading affiliate in the Sotheby’s International Realty brand. He previously led the Coldwell Banker brand as president and chief executive officer. Throughout his career, Huskey has served the industry as president of the Orlando Regional Realtor Association and Realtor of the Year; founding director of Mid Florida Regional Multiple Listing Service (MFRMLS); NAR director; and Florida Association director. Residential Options of Florida (ROOF) received a grant from Naples Garden Club to help its residents with disabilities acquire the knowledge and skills to establish and maintain gardens. Through this project, ROOF residents have the opportunity to develop horticulture skills, beautify their homes, produce herbs and vegetables for consumption, and to develop social and motor skills. The funding from the Naples Garden Club allowed ROOF to install backyard fences for ROOF’s two homes in Immokalee. The fences will provide protection to newly planted gardens and serve as a safety feature to the homes. With the support of the Naples Garden Club, ROOF will work with community volunteers to teach its residents about horticulture and sustainability.

 

Founder’s Square at Babcock Ranch

Kitson & Partners has announced that Babcock Ranch, America’s first solar-powered town located northeast of Fort Myers on Babcock Ranch Road/State Road 31, has earned Florida Green Building Coalition’s (FGBC) “Florida Green” Commercial Building certification for the structures composing downtown Founder’s Square. Slater’s Goods & Provisions, Bloom Academy, the Lee Health Healthy Life Center, and Woodlea Hall – home to the newly redesigned Babcock Ranch Discovery Center – received Gold certification, and Table & Tap restaurant was awarded Silver certification. Residential Options of Florida (ROOF) has received a $7,000 grant from Wells Fargo. The grant will provide support for operations and relief from the COVID-19 pandemic. The funds will support ROOF’s mission to empower individuals with intellectual and developmental disabilities to successfully obtain and maintain affordable and inclusive housing of their choice. Grant funds will allow ROOF to continue to provide supported-living homes at an affordable rate despite the extremely low-income status of residents. Many of ROOF’s residents rely solely on Supplemental Security Income (SSI), which is $783 per month. ROOF provides rental assistance so that adults with intellectual and developmental disabilities can afford to live independently. For more information, visit flroof.org.
