REPORT: BEST SEPTEMBER ON RECORD FOR NAPLES HOUSING MARKET

Performance in several key housing areas was at a 20-year high in the Naples area compared to activity reported during any other September on record, according to the September 2020 Market Report, released by the Naples Area Board of Realtors (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island). As such, closed sales increased 52.9% to 1,096 closed sales in September from 717 closed sales in September 2019. Pending sales activity also increased by 83.4% to 1,509 pending sales in September from 823 in September 2019. THE REEF AT WINKLER ALMOST COMPLETE

MJ Development Southeast has announced that the region’s first-ever luxury, smart community is almost complete, according to a news release. The company on Oct. 16 hosted a pre-grand opening event for The Reef at Winkler. Matt Valentine, partner, honored the project suppliers and subcontractors for their contribution to the project. The Reef at Winkler offers four four-story buildings, totaling 160 units. The apartment community is located at the corner of Schoolhouse Road and Winkler Avenue and will have resort-style amenities including a clubhouse, beach-entry pool, splash pad, barbecue pits, Zen garden and more. As the first community in the U.S. to collaborate with Amazon for unique and personal automation experiences for each resident, according to a news release, The Reef at Winkler has officially opened for pre-leasing. PORT ROYAL PROPERTY SELLS FOR $18.5 MILLION

London Bay Homes has announced the $18.5 million sale of its luxury 7,640-square-foot home on Admiralty Parade West in Port Royal, Naples. A California-based buyer responded to the home’s sophisticated style and idyllic waterfront location, with views across Admiralty Bay to Keewaydin Island. The custom-built estate was born of a developer-led creative dream collaboration with Jon Kukk Architecture & Design, Michael Scott of Romanza Interior Design and Landscape Architect Christian Andrea of Architectural Land Design. BORELLI CONSTRUCTION SELLS THREE PARK SHORE HOMES

Borelli Construction reports that it has sold three new luxury homes in the Park Shore neighborhood within a 30-day time span. Two of these spec homes were sold pre-construction. Borelli is a family-owned and operated luxury home construction business that has been building custom homes in the Naples area for more than four decades. The builder also currently has custom residences underway throughout Park Shore, The Moorings, Old Naples and The Estuary at Grey Oaks. WDG Architecture designed the most recent Borelli spec home closing at 700 Old Trail Drive and the home located at 710 Old Trail Drive, which was sold pre-construction. Another spec home located at 509 Turtle Hatch Road, designed by Unique Hite Designs, was also sold pre-construction. NEW HABITAT NEIGHBORHOOD PLANNED IN BONITA SPRINGS

Habitat for Humanity of Lee and Hendry Counties and the Richard M. Schulze Family Foundation (RMSFF) have launched a $175,000 challenge grant to fund the development of an affordable twin villa neighborhood in Bonita Springs. The “challenge” structure of this grant includes a call to action that is intended to inspire philanthropists, businesses and community members to join RMSFF in supporting Habitat’s project, by making their own fully tax-deductible, charitable contributions. The goal is to raise an additional $175,000 to match the grant by April 30, 2021. Funds raised through the RMSFF challenge grant will be used to develop land, which Habitat for Humanity purchased on Carolina Street last month, into buildable lots that will hold 14 critically needed homes for low-income families in need of a hand up. BABCOCK RANCH SALES SURPASS 900 NEW HOMES

Kitson & Partners announced that sales have surpassed 900 new homes in Babcock Ranch, America’s first solar-powered town located just northeast of Fort Myers on Babcock Ranch Road/State Road 31. Babcock Ranch recently commenced vertical construction at Crescent B Commons, the 82,640-square-foot Publix-anchored shopping center underway at a new entrance to Babcock Ranch about one mile south of the signature Babcock Ranch bridge. Babcock Ranch began marketing new homes in 2017, with the first residents moving into the town in January 2018. Today, Babcock Ranch offers homes from nine homebuilders in seven neighborhoods. Renée Gaddis Interiors, a full-service residential interior design firm, has recently completed the model for building II at Kalea Bay. The Palm Beach modern-designed model features a mixture of metal and wood tones with a variety of architectural wall details, ceiling accents and multiple features. All bathrooms are accented with stunning wallcovering treatments that add a splash of color. Situated on the coast of North Naples, Kalea Bay is developed by Soave Real Estate, a subsidiary of Soave Enterprises. ENCOMPASS HEALTH PLANS REHAB HOSPITALS IN CAPE CORAL, NORTH NAPLES

Encompass Health plans new rehabilitation hospitals in Cape Coral and North Naples. The company provides in-patient rehab for people recovering from strokes, brain injuries and other orthopedic injuries. “We do believe there is an underserved market in an opportunity to provide that level of care,” said David Clementz, chief strategy officer for Encompass Health. Hospitals planned on Pine Island Road in Cape Coral and on Collier Boulevard in North Naples are still in the design stages, but Encompass Health has purchased more land than needed for its rehab hospitals so space for future expansion is available, WINK News reports.

CONSTRUCTION BEGINS AT IMMOKALEE FOUNDATION’S CAREER PATHWAYS LEARNING LAB

Construction is underway at The Immokalee Foundation’s new Career Pathways Learning Lab, an 18-home subdivision where the entire cost of the first home has been generously underwritten by The Wasie Foundation, founded by American trucking pioneer Stanley Wasie. Students involved in The Immokalee Foundation’s Career Pathways program – which helps students beginning in middle school identify a professional career to pursue – are gaining hands-on experience at the Learning Lab. Collier Enterprises donated 8.3 acres of land for the subdivision and helped to underwrite the cost of infrastructure work that took place over the summer. The Ray Foundation’s $250,000 matching grant also was a significant boost in getting the Learning Lab underway. The Immokalee Foundation is also partnering with BCB Homes and Immokalee Technical College (iTECH) on the Learning Lab, and the first home is expected to be completed in April 2021. NEW RETAIL CENTER UNDER CONSTRUCTION IN BONITA SPRINGS

A new retail strip is planned in Bonita Springs for the recently cleared lot on the southeastern corner of West Terry Street and Bay Landing Drive. Planned as West Terry Retail Center, the 17,000-square-foot development at 27090 Bay Landing Drive will fill the space between Bonita Springs Fire Control and Rescue District’s Station 5 on West Terry and the entrance into Bay Landing, the shopping center anchored by Fresh Market. Utility work is being completed now, but expect vertical construction to begin after the first of the year and completion next summer, said Chris McCann, commercial project manager for general contractor McGarvey Construction Co., based in Bonita Springs. The center’s eight units are being built on spec, so businesses expected to land there are not available yet, McCann said.
 

LEHIGH ACRES PROPERTY PURCHASED FOR $1.7 MILLION

Animo Holdings, LLC purchased an 11.91-acre property with a 9,776-square-foot building at 5300 Lee Blvd., Lehigh Acres, from James D. Hull for $1.7 million. Stan Stouder, CCIM of CRE Consultants represented the seller in negotiating the transaction.

 

TAQUERIA AND CANTINA LAUNCHES AT COURTHOUSE SHADOWS IN EAST NAPLES

La Herradura Doble taqueria and cantina launched last weekend in Courthouse Shadows on U.S. 41 East in East Naples. The new Mexican restaurant and bar replace Crooked Shillelagh Celtic Kitchen + Drinkery in a freestanding building across from the Collier County Government Center. La Herradura Doble, Spanish for The Double Horseshoe, has been a longtime dream for proprietor Andres Pimentel of Naples. Raised in Michoacán, Mexico, Pimentel’s mother taught him how to make tamales and other authentic family recipes celebrating their heritage. He perfected the art of tacos — the centerpiece of La Herradura Doble’s menu. The cantina, an indoor-outdoor double horseshoe-shaped bar, has domestic and imported Mexican beers as well as Margaritas, cocktails, sangria and wine. 3 NEW RESTAURANTS COMING TO GALLERIA SHOPPES AT VANDERBILT IN NORTH NAPLES

Three new restaurants are coming soon to the Galleria Shoppes At Vanderbilt on the northwest corner of Airport-Pulling and Vanderbilt Beach roads in North Naples. Ninja Japanese Steak House is targeted to open for lunch and dinner before the end of this month in a newly developed corner space fronting Airport near Flaco’s Mexican restaurant. The steakhouse and sushi bar promise authentic Japanese cuisine with an entertaining tableside Hibachi cooking show. Nawty Hogg Backyard BBQ is shooting to open its second brick-and-mortar spot Dec. 1 in the former longtime corner unit of Pei Wei. Poke Mahi Bowls & More also is coming soon to a small unit in the center of Shoppes at Vanderbilt.
 

THIRD LOCATION OF DEEP LAGOON SEAFOOD LAUNCHES

The third location of Deep Lagoon Seafood recently launched for lunch and dinner daily in the Esplanade Shoppes on Marco Island. Deep Lagoon Seafood & Oyster House features a raw bar with Gulf oysters or clams on the half shell and peel-and-eat shrimp, as well as a variety of fresh local fish — including black grouper, snapper, mahi, hogfish, yellowfin tuna, swordfish and more — served as a platter, sandwich or in a salad. HABITAT FOR HUMANITY RELOCATING RESTORE IN NORTH NAPLES

Ahead of the opening of its new ReStore replacing the Pier 1 Imports store that closed last month at the Carillon Place retail center in Naples, Friday was the last day for the ReStore that Habitat for Humanity of Collier County has operated for five years on Yahl Street in North Naples. The local nonprofit organization plans to open its new 10,482-square-foot ReStore in January on the southeast corner of Airport-Pulling and Pine Ridge roads. ReStore, which has another location at 11127 Tamiami Trail E. in East Naples, sells gently used furniture, home accessories, building materials and appliances at affordable prices. ReStore donations are tax-deductible and the sale of items there provides a funding stream that helps Habitat build homes for local families in need. Free pickup for large donations can be requested on ReStore’s website or by calling the donation hotline at 239-732-6388.

EHC INC. STARTS TWO NEW PROJECTS, COMPLETES TWO IN Q3

EHC Inc., a construction company that provides pre-construction, earthwork and infrastructure services, has started Sandhill Boulevard Phase 1 and the Gasparilla Island Bridge Authority (GIBA) Southern Roadway Sidewalk Project and completed SR 82 in Lee County and The Luminary Hotel & Co. EHC is the prime construction contractor for Phase 1 of the Sandhill Boulevard Project from Kings Highway to Deep Creek Boulevard in Charlotte County. The GIBA awarded EHC with the Southern Roadway Sidewalk project in Boca Grande, which includes the construction of paved roadway shoulders, a concrete sidewalk with concrete curbing, and a crosswalk connecting to the Boca Grande golf cart path. The SR 82 project in Lee County was the second of three with AJAX Paving for the Florida Department of Transportation (FDOT). EHC worked with Manhattan Construction Group for Mainsail Lodging & Development LLC on Luminary Hotel & Co., a new downtown Fort Myers hotel adjacent to the Harborside Convention Center.
 

WDG ARCHITECTURE SEES COMPLETION OF BONITA SPRINGS POKER ROOM

WDG Architecture | Planning + Interiors of Naples is the design firm behind the recently completed Bonita Springs Poker Room on Bonita Beach Road. The new 31,000-square-foot facility contains the gaming and wagering functions provided at the original Naples-Fort Myers Greyhound Track facility and with a new Brass Tap craft beer bar and restaurant. The building was conceived to respond to site conditions, a complex program of space requirements, and new zoning criteria being considered by the City of Bonita Springs. WDG regarded the challenging project as an opportunity to introduce a casual modern design aesthetic to the city’s main commercial corridor, according to a news release. WDG collaborated with PBS Contractors on the project.
 

MK ARCHITECTURE COMPLETES CONSTRUCTION DOCUMENTS FOR INTERIOR RENOVATION PROJECT

MK Architecture has completed construction documents for an interior renovation for Kyle Campbell’s building at 2040 Virginia Ave in Fort Myers. The 4,300-square-foot building will house the offices of yurstore, a company that supplies branded merchandise. The building was first constructed in 1972, and the current project includes a full interior demolition and rebuild to bring new life to the mid-century designed structure. The exterior will be not be modified and will continue to fit into the context of downtown Fort Myers. The renovation is expected to be completed by the end of the year.

Lee BIA Builders Care has announced its fourth annual Charity Clay Shoot, to be held on Dec. 4 at Bermont Shooting Club in Punta Gorda.
