GATES CONSTRUCTION COMPLETES CLUBHOUSE AT NAPLES ESTATES

GATES Construction has finished construction of the Naples Estates clubhouse in south Naples. As part of the rebuild after the impact of Hurricane Irma, GATES demolished the existing hurricane-damaged clubhouse and constructed a new 31,000-square-foot facility, more than double the size of the previous one. The new clubhouse features a multi-purpose room, art room, ballroom with a stage, kitchen, dining area, billiard room, card rooms, and fitness center. Exterior amenities include shuffleboard courts, bocce ball courts, pickleball courts, a mini golf course, pet park, and Olympic style swimming pool. Design services were provided by JVB Architects.
 

ROYAL PALM GARDENS APARTMENTS RENOVATION CONTINUES

Renovation work at Royal Palm Gardens Apartments, formerly Jones Walker Apartments in Fort Myers, is currently progressing on schedule, according to the Fort Myers Community Redevelopment Agency (CRA). Third-phase residents moved back to the property, and the fourth and final phase of unit work is now underway. The fourth-phase of unit work is expected to be completed in October. The community room/office area work has been completed, and the landscaping and site work will be completed shortly.
 

MK ARCHITECTURE AWARDED NEW NAPLES LUXURY APARTMENTS PROJECT

MK Architecture has been awarded a new project by FLStar Development and Construction to complete the architectural and engineering drawings for Hammock Park Apartments. The project will consist of multiple four-story buildings totaling 263-units of luxury rental apartments to be located off Rattlesnake Hammock Road in Naples. It will also include a two-story amenity center complete with a resort-style pool. Currently in the schematic design phase, the project is anticipated to be in for permitting by early 2021.

D.R. HORTON UNVEILS NEW FLOOR PLANS IN TOSCANA ISLES

D.R. Horton Southwest Florida is now selling phase three in Toscana Isles in North Venice. D.R. Horton has added five new single-family home designs to the product offerings for this new phase of water- and preserve-view homesites at Toscana Isles. The selection of 40-foot-wide homesites offers four new home designs: Avery, Brighton, Jennings and Willow. With prices starting from the high $200,000s, these 1,444- to 1,762-square-foot homes feature modern, one-story floor plans that include two bedrooms plus a den or three bedrooms, two full bathrooms and a two-car garage. In addition, Toscana Isles will offer the all-new Shelby floor plan on the larger 50- to 60-foot-wide homesites. ENCOMPASS HEALTH TO BUILD 40-BED INPATIENT REHAB HOSPITAL IN CAPE CORAL

Encompass Health has placed land under contract and plans to build a freestanding, 40-bed, inpatient rehabilitation hospital in Cape Coral. The hospital at the southwest corner of Pine Island Road and Pondella Road is expected to be named Encompass Health Rehabilitation Hospital of Cape Coral. The hospital will care for patients recovering from debilitating illnesses and injuries, including strokes and other neurological disorders, brain injuries, spinal cord injuries, amputations and complex orthopedic conditions. The hospital will provide physical, occupational and speech therapies that aim to restore functional ability and quality of life and 24–hour care by registered nurses. Encompass Health hasn’t released an opening date, WINK News reports.
 

NAPLES ACRES SELL FOR $9.25 MILLION

Neal Communities of Southwest Florida LLC purchased 654 acres at Winchester Lakes, 4697 Oil Well Road, Naples, from Winchester Land LLC for $9.25 million. Dan Guoan of CRE Consultants represented the seller and Michael D. Rosen of Michael D. Rosen & Associates represented the buyer in negotiating the transaction.
 

CAPE CORAL ACRES ACQUIRED FOR $4.084 MILLION

Encompass Health Corp. purchased 7.31 acres at 1720-1730 Pine Island Road NE, Cape Coral, from LG Pine Island and Pondella LLC for $4.084 million. Enn Luthringer, CCIM of CRE Consultants, represented the buyer and Justin Thibault of LSI Companies Inc. represented the seller in negotiating the transaction.
 

BONITA SPRINGS OFFICE BUILDING SELLS FOR $1.94 MILLION

Enviseo Properties LLC has purchased an office building in Bonita Springs for $1.94 million. The 15,838-square-foot property is located on 1.56 acres at 8800 Bernwood Pkwy. Brandon Stoneburner, executive managing director, office services, and Michael Ciccarello, director, office services at Colliers International, facilitated the transaction. The seller was Talon Properties Inc. The buyer, Enviseo Properties, is an entity owned by Innovative Dermatology. Innovative Dermatology is currently a tenant at 8800 Bernwood Pkwy., occupying 25% of the building. The building was 54.3% occupied at the time of the sale.
 

FORT MYERS PROPERTY PURCHASED FOR $625,000

LSI Companies Inc. brokered an approximately 5.86-acre commercial property for $625,000. The site was purchased by Metro Plan & Idlewild St. LLC from Idlewild 6193 LLC. The property is located at 6191/6193 Idlewild St., Fort Myers. The deal was brokered by Justin Thibaut, CCIM and Alexis North of LSI Companies Inc.
 

FORT MYERS OFFICE SPACE SELLS FOR $425,000

PJAR Properties LLC purchased a 2,365-square-foot office space at 6835 Porto Fino Circle, B5, Fort Myers, from Michael J. Stone for $425,000. Stan Stouder, CCIM of CRE Consultants negotiated the transaction.
 

CONNOR & GASKINS UNLIMITED COMPLETES LULU’S KITCHEN 

Connor & Gaskins Unlimited LLC has completed Lulu’s Kitchen – a multifunctioning facility including a breakfast and lunch café, culinary institute, and event venue owned and operated by the nonprofit St. Matthew’s House. The multimillion-dollar facility was created for chefs and trainees alike to seamlessly fulfill all restaurant and catering needs with separate restaurant and catering cooking lines, top-of-the-line commercial-grade equipment and appliances, and designated refrigerators and freezers for food donations and purchases. CGU completed the 8,000-square-foot commercial kitchen on schedule and within budget, despite arisen obstacles due to the pandemic, according to a news release. Logistical challenges, including placement of mechanical systems and coordinating ductwork placement to maximize kitchen height, were also overcome through implementing detailed coordination and space planning meetings between the trades involved. St. Matthew’s House aims to use the facility to provide more than 500,000 hot meals for the organization’s residents and the public. Lulu’s Kitchen is located at 2125 Airport-Pulling Road S., Naples, next to the St. Matthew’s House shelter. The café will soon be open to the general public.

Jason Smith

DeAngelis Diamond has promoted Jason Smith from senior project manager to executive project manager. In his new role, Smith will monitor and supervise construction and administration activities for multiple projects at a time. He will oversee owner/client business relations, lead and train other project managers, and act as the liaison between the owner, client, architect and DeAngelis Diamond. Smith has completed over $300 million in construction projects during his 20-year construction career. Some of his most valuable projects include Decorum Apartments in Fort Myers, as well as Taubman Prestige Outlets in Chesterfield, Missouri. Smith is currently overseeing three DeAngelis Diamond projects: Lakeside at Waterman Village in Mount Dora, Florida; Silver Hills at Fort Myers; and Silver Hills at Universal.

 
GATES Construction has added Brion Salatino as senior project manager. Salatino is responsible for overall project coordination and management from the pre-construction and permitting stage through owner occupancy. He has over 12 years of construction experience with a wide variety of project types and particular expertise in hospitality, healthcare, and education projects. Based in GATES Construction’s Sarasota office, Salatino is currently working on multiple projects including a clubhouse expansion and renovation at Venice Golf and Country Club, and a new mixed-use condominium at 332 Cocoanut Condominiums.
 
Sandra Evans has been promoted to human resources director for Stevens Construction. Evans leads human resource initiatives for all three Stevens Construction office locations in Fort Myers, Tampa and Orlando, managing the recruiting, onboarding, benefit plans, open enrollment process, training and wellness programs. A member of the Society for Human Resources Management (SHRM), Evans has earned her Professional in Human Resources (PHR) certification from the HR Certification Institute, which demonstrates her proficiency of human resource management including laws and regulations. Evans is currently pursuing her Bachelor of Science in human resource management from Colorado State Global University.
