SWFL REAL ESTATE MARKET HIT BY THIEVES TRYING TO SELL LAND
A growing problem in Southwest Florida’s hot real estate market is thieves stepping up to steal and sell land that doesn’t belong to them. In August, a French woman’s land in Southwest Florida was sold right out from under her. It almost happened again recently for a Gulf access lot in Cape Coral, but the title company noticed red flags and caught it in time. Cape Coral police arrested a man from Texas this summer who they say was part of a similar scheme to impersonate people and sell vacant lots. County clerk’s offices offer a free property fraud alert service where landowners can fill out a form to be notified when a mortgage, deed or other land document is recorded in your name, WINK News reports

FORT MYERS SHOPPING CENTER CHANGES HANDS
Arbor Towne Square, at the corner of Treeline Avenue and Colonial Boulevard in Fort Myers, sold for $5.1 million. In 2017, Seagate Development Group’s affiliate purchased the shopping center for $2.6 million, property records show. The 30,000-square-foot center has a Goodwill, Allstate, Domino’s Pizza, Walgreen’s and Pinch-A-Penny. Trinity Commercial Group’s Tim Schneider brokered the deal on behalf of the seller, while his colleague, Matthew Fredrickson, represented the buyer, Arbor Lin LLC. “This center was a great opportunity for redevelopment when we purchased it,” said Matt Price, CEO & Partner at Seagate Development Group. “Arbor Towne Square has direct access to I-75 and is in a prime location. Thousands of people pass this site every day and rely on tenants’ services. We are more than pleased with the product and look forward to the continued success of the project.” 

 

NAPLES OFFICE SPACE SELLS FOR $2.95 MILLION
Strada 400 Holdings LLC purchased 8,769 square feet of office space from Collier Family Office Inc. at 9045 Strada Stell Court, Fifth Floor, Naples, for $2.95 million. Clint L. Sherwood, CCIM, and Rob Carroll, CCIM, MAI, of Investment Properties Corp. negotiated this transaction.

 

LEHIGH ACRES BUILDING BOUGHT FOR $1.9 MILLION
Padron Investment Group LLC purchased a 13,760-square-foot office/retail building on 1.4 acres at 5580 Eighth St., Lehigh Acres, from Lee Boulevard Office Retail LLC for $1.9 million. Derek Bornhorst, SIOR, CCIM, Bob Johnston, SIOR, and Jerry Messonnier, SIOR, of Lee & Associates | Naples-Fort Myers represented the seller and Marta Patron of Yaffe International Realty LLC represented the buyer in the transaction.

 

NAPLES COMMERCIAL SPACE ACQUIRED FOR $1.5 MILLION
Naples Rental Group, LLC purchased 10,400 square feet of commercial space from Osorio Pool Construction LLC at 524 Industrial Blvd., Naples, for $1.5 million. Christine McManus, CCIM, SIOR of Investment Properties Corp. negotiated this transaction.

 

FORT MYERS OFFICE BUILDING PURCHASED FOR $820,000
Mary Palumbo purchased a 4,200-square-foot office building in the Diamond Professional Centre at 6150 Diamond Centre Court, Fort Myers, from DLJ204098412578 LLC for $820,000. Rodney Fidler, CCIM, of Lee & Associates | Naples-Fort Myers negotiated the transaction.

 

BONITA SPRINGS CONDOS SELL FOR $299,000 EACH
Michael Karch Trust purchased an 880-square-foot condominium in the Bonita Breeze Auto Condominiums at 27900 Bonita Breeze Way, Suite 103, Bonita Springs from Bonita Breeze Development LLC for $299,000. Greg Shanabarger purchased an 880-square-foot condominium in the Bonita Breeze Auto Condominium at 27901 Bonita Breeze Way, Suite 402, Bonita Springs, from Bonita Breeze Development LLC for $299,000. Bill Young, Biagio Bernardo and Michael Mahan of Lee & Associates | Naples-Fort Myers negotiated the transactions.

 

HOBBY LOBBY PLANS FOURTH SWFL LOCATION
Hobby Lobby, an Oklahoma-based hobby store with more than 950 locations nationwide, is planning to add its fourth Southwest Florida location. Cape Coral’s Coralwood Mall, in need of new life after the departure of anchor tenant J.C. Penney last year from a 50,000-square-foot space, will be getting the new hobby store, according to Cape Coral city records. Hobby Lobby already has locations in Fort Myers, Bonita Springs and Naples. 

 

FIRST WATCH OPENS SIXTH RESTAURANT IN COLLIER COUNTY 
First Watch opened Labor Day in Sprouts-anchored Logan Landings in North Naples. The new 3,754-square-foot breakfast-lunch venue features an indoor/outdoor bar and a patio next to a water feature shared with Oak & Stone restaurant and bar on the southeast corner of Logan Boulevard and Immokalee Road. It’s the casual dining chain’s sixth location in Collier County. First Watch, 2260 Logan Blvd., is open 7 a.m. to 2:30 p.m. daily. 

 

ER/URGENT CARE CLINIC COMING TO CAPE CORAL
A new emergency room/urgent care clinic is being built at the southwest corner of Pine Island Road and SW Third Place in Cape Coral. The same group that owns Fawcett Memorial Hospital in Punta Gorda is developing it. Hal Arkin, a commercial real estate broker with RE/MAX, needed more than a decade to acquire the different parcels. He sold the 12.7 acres for $7.3 million in December 2019. There will be a 10,850 square-foot freestanding emergency room with 11 examining rooms, Arkin said. The clinic will have about 40 employees, and PHM Group is managing construction, he said. For the full story, click here.

CONSTRUCTION RESTARTS AT SUNSEEKER RESORT CHARLOTTE HARBOR
Construction on Sunseeker Resort Charlotte Harbor, owned by Allegiant Air, is underway again after being at a standstill for nearly 18 months. Cranes swung back into action at the construction site, 4949 Tamiami Trail, as crews began pouring concrete columns last week. Upcoming renovations at the nearby Kingsway Country Club also are in the works after being delayed for months. Allegiant anticipates the resort and golf course will open in the next 18 to 24 months, WINK News reports.

 

Happy Scoops Ice Cream

HAPPY SCOOP ICE CREAM JOINING BELL TOWER LINEUP
The second area location for Happy Scoop Ice Cream is coming this month to Bell Tower, a shopping, dining and entertainment destination in south Fort Myers. The new 826-square-foot shop will be located next to Cheshire Cat Toy Shop and across from Burntwood Tavern. It’s the ninth new tenant added to Bell Tower’s lineup this year. Happy Scoop’s first location in Fort Myers is in College Plaza and its third is coming soon to Edison Mall. The local retail concept with 35 flavors of premium ice cream was founded this year by Cape Coral resident Michael Mueckenhausen, who also operates three Eat Smart restaurants in Lee and Collier counties.

MORE RETAIL, RESTAURANTS COMING TO ENTRADA IN BONITA SPRINGS
At least three restaurants and many more businesses are still coming to the new Entrada, a commercial redevelopment project that nears completion on the northeast corner of Old 41 and Bonita Beach Road in Bonita Springs. Entrada’s tenants include Braxton College for first responders and Access Holistic Healing & Hypnosis on the second floor. Aloe Salon and Spa and Main Course Hospitality marketing agency opened on the first floor. Planning to launch there this month are Studio PLPV architectural firm, Balance Medispa, Cleansing Essentials skin-care shop and two local restaurants –The Bohemian and Napoli on the Bay Pizzeria. A couple of units, including a larger restaurant space, are still available, said developer Steve Hovland of Hovland Real Estate.

 

FIRMO CONSTRUCTION BUILDING TWO HOTELS IN DOWNTOWN FORT MYERS
Firmo Construction, based in Sarasota, is establishing a foothold in Fort Myers. The company is building two hotels in downtown Fort Myers and has set up an office downtown as well to oversee operations. The Hampton Inn, a four-story, 126-room hotel being built from scratch where U.S. 41 and McGregor Boulevard intersect, will be finished in late spring/early summer of next year. Firmo hit the pause button on construction over the summer because of some last-minute internal design changes. But activity on the site has resumed. Firmo is also renovating the Hotel Indigo, which will be rebranded to Tapestry Collection, a boutique brand from Hilton. The eight-story building at 1520 Broadway Ave. will undergo a floor-by-floor renovation, starting from the top down. “We’re keeping the lobby and the common area for the end,” said Eric Collin, CEO of Firmo since founding it in 2003. “Work is underway already. We’re doing cosmetic work, finishes, flooring, signage and painting. And new furniture.” 

 

STEVENS CONSTRUCTION COMPLETES TRULY NOLEN PEST CONTROL BUILDING
Stevens Construction has completed construction of a new operations building for Truly Nolen Pest Control at 2715 Edison Ave. in Fort Myers, announced Dan Adams, vice president/principal, Stevens Construction Inc. Stevens Construction built a two-story, 9,722-square-foot facility, which now houses Truly Nolen’s Fort Myers residential and commercial sales, service and administration departments, as well as provides warehouse storage. The company demolished the former building to allow for expanded parking. Previously, Truly Nolen’s Fort Myers commercial team was located a few miles east of the residential team. The Stevens Construction team included project manager Michael Brooks, superintendent Dan Oak and project administrator Rebeccah Cabana. The company worked in preconstruction for six months before construction starting, and Studio A.D. Architect designed the project.

 

HEATHERWOOD CONSTRUCTION COMPLETES TWO PROJECTS FOR VITAS
Heatherwood Construction partnered with VITAS Healthcare to expand and renovate a VITAS location in Naples and bring a new facility to Sebring, Florida.VITAS has more than 40 years of experience in hospice care and is the nation’s largest single-source provider of end-of-life care. VITAS works across 14 states and the District of Columbia. Rafael Valdes was Heatherwood’s senior project manager. Both projects were designed by Anderson Architecture of Boca Raton, Florida.
