COLLIER COUNTY COMMISSIONERS AMEND LAND-USE PLAN TO ALLOW ONE NAPLES DEVELOPMENT IN NORTH NAPLES

After a marathon special meeting Monday, Collier County commissioners voted 4-1 to amend the county’s growth management plan and rezone property to allow construction of One Naples, a high-rise condominium mixed-use development with a parking garage, restaurants and some retail/office space on the northeast corner of Vanderbilt Beach Road and Gulf Shore Drive in North Naples. The public hearing, which began at 9 a.m. and stretched until after 8:30 p.m., featured testimony on both sides of an emotionally charged issue. “This is the most controversial and probably the most important issue we’ve had before us for many, many years,” Commission Chair Penny Taylor said before voting against the project because county staff was blindsided by 11th-hour changes presented by Naples-based Stock Development. The developer reduced its proposal to two 12-story towers with a total of 140 residences over a two-story parking garage. The developer also announced Monday that it was purchasing DaRuMa Japanese Steakhouse & Sushi Lounge, which had been a holdout in the center of One Naples. Stock plans to convert the 30-year-old restaurant into green space in the 6-acre development. Speaking out against the overall project were individuals and community groups such as Save Vanderbilt Beach, which oppose it because of compatibility reasons involving density, height and traffic concerns. 
 

LSI COMPANIES BROKERS 67 SEPARATE RESIDENTIAL LOTS IN CAPE CORAL

Fort Myers-based LSI Companies Inc. brokered 69 separate residential lots in Cape Coral for $806,805. The site was purchased by JHS Builders LLC from Builders Grade LLC, P. Nichols and Sons LLC, Sun Property Ventures LLC, Q. Smith Homes LLC and Hancock Builders LLC. The deal was brokered by Hunter Ward, CCIM; Justin Thibaut, CCIM; and Christi Pritchett of LSI Companies.

COLLIER BOARD AUTHORIZES STAFF TO NEGOTIATE DEVELOPMENT AGREEMENT WITH GREAT WOLF RESORTS

Collier County commissioners has unanimously agreed to authorize county staff to negotiate a development agreement with Great Wolf Resorts Inc. after they accepted a market and financial feasibility study with a cost-benefit analysis for the proposed local project from Hunden Strategic Partners Inc. The board would subsequently consider the incentive agreement and the company’s proposal for a 550-room Great Wolf Lodge resort with an indoor water park and conference center on 20 acres in the City Gate Commerce Park next to the new Paradise Coast Sports Complex, east of Collier Boulevard and north of Interstate 75’s Alligator Alley. The Chicago-based chain of nearly 20 family resorts is seeking $15 million to $20 million in county incentives to help with the initial construction fees and land purchase for the nearly $235 million development project but plans to fully pay back the county within three to five years.

 

NAPLES OFFICE SPACE PURCHASED FOR $8.9 MILLION

500 5th Avenue South Holdings LLC purchased approximately 9,000 square feet of office space from Stephen H. Farrington, located at 500 5th Ave. S., Naples, for $8.9 million. David J. Stevens, CCIM of Investment Properties Corp. negotiated this transaction.

 

RIPTIDE BREWING CO. BUILDING BOUGHT FOR $2.06 MILLION

Cooke Properties group of investors purchased approximately 4,200 square feet of storefront retail space known as RipTide Brewing Co. from Third Set LLC, located at 987 3rd Ave. N., Naples, for $2.06 million. David J. Stevens, CCIM and Rob Carroll, CCIM, MAI, of Investment Properties Corp. negotiated this transaction for the buyer. Robert Morgan, Morgan Property Management negotiated this transaction for the seller.

 

NAPLES RETAIL SPACE SELLS FOR $2 MILLION

Heritage Property Holdings LLC purchased 10,500 square feet of retail space for $2 million from 3570 Bayshore Drive LLC, located at 3570 Bayshore Drive in Naples. Clint L. Sherwood of Investment Properties Corp. negotiated this transaction.

 

NAPLES SITE SELLS FOR $1.8 MILLION

Naples Community Church and/or Assigns purchased a 0.36-acre site at 950 6th Ave. S., Naples, from TBC 936 5th Ave LLC for $1.8 million. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants represented the buyer and John Kepple of Diversified Real Estate Group represented the seller in negotiating the transaction.

 

FORT MYERS ACRES ACQUIRED FOR $1.736 MILLION

Colonial Interchange LLC purchased 2.82 acres at the northwest corner of Colonial Blvd. and Interstate 75 at Colonial Center Dr., Fort Myers, from WDK Investments LLC, for $1.736 million. Skip Thinnes of Lee & Associates|Naples-Ft. Myers negotiated the transaction.

 

FORT MYERS BUILDING BOUGHT FOR $895,000

PK Lehigh LLC purchased a 9,426-square-foot building on 1.03 acres in the Billy Creek Commerce Center at 5750 Zip Drive, Fort Myers, from Moorea Group, LLC for $895,000. Derek Bornhorst, SIOR, CCIM, Bob Johnston, SIOR and Jerry Messonnier, SIOR of Lee & Associates|Naples-Ft. Myers negotiated the transaction.

 

FORT MYERS OFFICE SPACE SELLS FOR $895,000

DeMine Real Estate Holdings Inc. has purchased 3,500 square feet of office space located at 1601 Hendry St., Fort Myers, from Michael & Elizabeth Dignam, for $895,000. Gary Tasman, CEO and principal broker, and Gretchen Smith, director and broker of Cushman and Wakefield | Commercial Property Southwest Florida LLC, represented the buyer in negotiating the transaction. Three Eyed Shrimp LLC purchased 2,980 square feet of office space for $660,000 from North Naples Venture Group LLC, located at 868 99th Avenue N., Naples. William V. NAPLES LAND ACUIRED FOR $620,000

Suburban Propane L.P. purchased 1.22 acres of vacant land for $620,000 from K & C Holdings of SW Florida Inc. located at 3580 Plover Ave., Naples. William V. BONITA SPRINGS OFFICE CONDO BOUGHT FOR $575,000

COLLIER COUNTY COMMISSIONERS CHOOSE LOCATION FOR $25M MENTAL HEALTH CENTER

Collier County will expand its mental health services with a $25 million mental health facility, WINK News reports. On Feb. 23, Collier County commissioners chose the site of the project. The center will go in an empty lot near the David Lawrence Center. Commissioners chose that spot instead of an area near the Naples Jail Center to avoid stigmatizing those seeking mental health services. It’s a game-changer, said Collier County Commissioner Andy Solis. “That will be a centralized place where whatever services the person requires will then be coordinated,” Solis said. The services at the new center will go beyond just crisis management, according to 20th Judicial Circuit Judge Janeice Martin, who oversaw the county’s mental health court for several years. “Crisis happens, but I’m excited about the increase (in) the capacity for prevention, for education, for maintenance of people once we can establish stability,” Martin said. “That’ll be really where the return on investment is the greatest.”

 

LEE COMMISSIONERS OK PURCHASE OF 10 ACRES ON PINE ISLAND FOR CONSERVATION 20/20

Lee County commissioners on Tuesday voted to approve the purchase of about 10 acres in St. James City on Pine Island, contiguous to the Pine Island Flatwoods Preserve. The parcel consists of native pine flatwoods, mangrove forest and natural wetlands. It also is contiguous to Calusa Land Trust conservation land. The Conservation Land Acquisition and Stewardship Advisory Committee previously voted unanimously to recommend the purchase and the board voted Sept. 15 to pursue the purchase. The purchase agreement is for $30,000. There are 31,060 acres within Conservation 20/20, Lee County’s land acquisition and management program.

STEVENS CONSTRUCTION STARTS CORPORATE HQ FOR FRANTZ EYECARE

Stevens Construction has started construction of the new corporate headquarters of Frantz EyeCare. Located at 9617 Gulf Research Lane, the 60,000-square-foot, two-story building will include an AHCA-licensed surgery center with four operating rooms with sterilization and recovery.  The first floor will house the surgery center, a laser vision correction suite, cosmetic center treatment rooms, eye examination pods, a retail area and an expansive lobby.  The second floor will encompass the administrative offices and space available for lease. Designed to promote staff efficiency, quality data collection and a unique patient experience, Frantz EyeCare is targeted for completion in early 2022. The Stevens team worked in preconstruction for 10 months prior to construction. The construction team includes project manager Jon Zander, superintendent Jamie Bridges and project administrator Rebeccah Cabana. The design team includes Gordon & Associates Architect LLC, Southview Studios and Quattrone & Associates Inc.

 

RODES RESTAURANT RAZED TO MAKE WAY FOR FUTURE CABANA RESORT IN BONITA SPRINGS

The former Rodes Restaurant & Fish Market was demolished by Honc Destruction at the end of January to allow the development of Cabana Resort, a 25-acre proposed destination with a combination of public and private amenities on the north side of Bonita Beach Road from Luke Street to Meadowlark Lane. Bonita Village, a resort-style condominium on the northwest corner of that property, will be expanded and rebranded
Cabana Resort, which will feature new amenities, including a food hall with multiple restaurants open to the public. The redevelopment also includes a seven-story, 110-unit luxury condominium complex and the addition of 7 acres of pools and water features, including a lazy river and a FlowRider surf machine. Cabana Resort plans also propose a performance lawn, a neighborhood park and a promenade. 

 

NAPLES-BASED HOFFMANN TO ACQUIRE SIXTH VINEYARD IN MISSOURI

The Hoffmann Family of Companies, based in Naples, is set to acquire Mount Pleasant Estates, its sixth Missouri vineyard, through a signed letter of intent, adding to the more than 700 acres already purchased in that area. Established in 1859 with buildings dating to the 1820s, Mount Pleasant Estates is the oldest winery in the Augusta appellation. The vision of the Hoffmanns through their $100 million investment, is to create a world-class destination much like that of Napa Valley and Sonoma. Plans for the area include wine trolley tours, steamboat cruises, horse and buggy rides, a 12-hole championship golf course, luxury hotel and spa, downtown shops, fine dining and more.

 

TOPGOLF TO OPEN FORT MYERS VENUE IN LATE 2021

Topgolf Entertainment Group’s Fort Myers venue is expected to open in late 2021. Topgolf’s seventh location in Florida will offer the familiar golf experience, featuring an open-air, multi-level environment with point-scoring games in the outdoor hitting bays, food, drink and music in a climate-controlled space. In addition to private event space, this venue will also offer an outdoor patio and rooftop terrace. Construction is underway, with crews breaking ground on the venue earlier this year along the newly named Topgolf Way off Interstate 75 behind the Colonial Square Town Center near the new Cypress Lakes development. The local destination, expected to employ more than 300 people, will have two levels and 72 hitting bays, WINK News reports.

 

FOUNDERS MARKET LAUNCHES TO ACCOMPANY BISTRO IN NORTH NAPLES

The Founders Market in North Naples launched with a soft opening on Feb. 20 and plans a grand opening on March 27. The new 6,000-square-foot store is the second half of The Founders Market & Bistro. The restaurant launched a year ago but the pandemic delayed the opening of the market in an identical building on the other side of an expansive courtyard fronting Airport-Pulling Road just south of Vanderbilt Beach Road in the Fountain Park retail center. The Founders Market’s products include some groceries, household staples, grab-and-go meals, artisanal cheese and charcuterie, fresh produce and baked goods, beer and wine by the bottle or glass, freshly squeezed orange juice, and hot and cold coffee drinks. Hot fresh bread is ready at 8 a.m., 1 p.m. and 5 p.m. daily. Covered outdoor seating is available to enjoy breakfast, lunch and dinner items on the premises. The Founders Market, 7947 Airport-Pulling Road, is open from 7 a.m. to 9 p.m. every day.

Lizette Boulanger recently joined the project management team as project coordinator at Tri-Town Construction.
