Collier County ranks among Florida’s five most expensive counties for starter homes, according to a Pioneer Institute analysis of Zillow data through August. The median value of a two-bedroom home in Collier was $375,674, compared with $253,054 in Lee County and $206,159 in Charlotte County. Among Southwest Florida cities, Marco Island had a median value of $589,858, followed by Fort Myers Beach at $442,614, Naples at $358,690, Punta Gorda at $225,752, Fort Myers at $220,933, Cape Coral at $212,202 and Port Charlotte at $186,484. Statewide, Monroe County was the most expensive county at $752,063, while Gadsden County was the least expensive at $113,924.
