McGarvey Custom Homes’ $16.3 million estate at 796 Cassena Road in North Naples’ Pine Ridge Estates set a new community sales record.

The Naples–Marco Island area emerged as one of the fastest-moving luxury housing markets in the nation in November, with the top 10% of listings selling in a median of 65 days, 23.5% faster than a year earlier, according to the latest Realtor.com Luxury Housing Report.

The metro’s luxury threshold — the price at which the top 10% of homes begin — stood at about $3.5 million, slightly below last year’s level, while its robust turnover placed it eighth among the 10 fastest-selling luxury markets.

Nationally, the luxury market showed signs of softening, with the 90th-percentile luxury threshold dipping to $1.20 million and a mixed pace of sales across metros.

San Jose–Sunnyvale–Santa Clara, California, led the nation with a 56-day median, while Bend, Oregon, was slowest at 146 days. Other fast-moving markets included Riverside–San Bernardino–Ontario, California, and the Washington, D.C., area, illustrating that local demand and inventory dynamics are driving divergent luxury housing trends.
