Benchmark tops out $22 million By the Sea condo rebuild on Sanibel

The $22 million By the Sea Condominiums redevelopment at 2611 W. Gulf Drive on Sanibel Island has reached its structural topping-out milestone. Benchmark General Contractors is rebuilding 18 residences in three elevated buildings to replace structures damaged by Hurricane Ian in 2022.

A $22 million condominium rebuild on Sanibel Island is running four months ahead of schedule after Benchmark General Contractors topped out the project Oct. 21. By the Sea Condominiums, at 2611 W. Gulf Drive along Sanibel’s Gulf-front shoreline, will replace three buildings damaged by Hurricane Ian in 2022. The original structures, built in 1983, were demolished after repairs proved financially unfeasible under federal floodplain requirements. Their replacements will contain 18 residences across three buildings, with living areas elevated about 14 feet above ground-level parking and storage. Each building will rise 45 feet. Construction is expected to finish in March 2027.
