Lennar model homes are under construction in Kingston South, part of Cameratta Companies’ Kingston master-planned community along Corkscrew Road about 10 miles east of Interstate 75 in Estero. The community will hold its grand opening Oct. 17.
Southwest Florida’s residential market is moving toward a more balanced phase as home sales increase while builders pull back on new construction, according to LSI Companies’ Q2 2026 Market Trends report. Single-family transactions in Lee, Collier and Charlotte counties increased 10.9% year over year. Meanwhile, 18,569 residential units were permitted during the 12 months ending in June, down 22.1% from the previous period. LSI reported second-quarter median single-family home prices of $385,000 in Lee County, $850,000 in Collier and $360,000 in Charlotte. The Fort Myers-based real estate firm expects annual permitting to remain around 18,000 to 20,000 units as land-development constraints and rising costs temper construction.
