New listings for single-family homes in Charlotte County were up 91.1% year-over-year, according to data from Realtors of Punta Gorda-Port Charlotte-North Port-DeSoto Inc. There were 707 new listings and 2,589 homes in inventory, up from 1,152 in November 2022.
There were 387 closed sales in November with a median price of $370,000, down 10.2% from November 2022. Sellers were getting 95.4% of their asking price, and homes were on the market an average of 88 days before closing.
The 634 condos and townhomes in inventory represented a 233.7% increase from November 2022 when there were 190 for sale. Inventory levels were at an 8-month supply, a 300% increase, compared with a 2-month supply the previous year. Sales of condos and townhomes totaled 78 in November with a median price of $279,000, down 11.4% from November 2022.
