New Jersey-based real estate company AIRN Management Co. LLC filed an application with the city of Fort Myers to amend an existing planned unit development to redevelop Legacy Harbour Marina and Hotel. The application was submitted May 23 and seeks to reestablish a hotel, marina and commercial and residential functions on the property at 2044 W. First St.

The application requests a time extension for permitting and construction, as well as a minor revision in the mix of hotel commercial and residential units. The existing PUD includes two 25-story towers, a seven-story parking garage and commercial uses. The project was approved in 2014, with the first phase of construction required to begin within 10 years.

The project includes significant open public spaces, such as a waterfront plaza riverwalk, an open-air galleria and a bayside park. The proposal also includes approximately 37,673 square feet of nonresidential uses, which can comprise retail, restaurants and offices. The property was previously used as a hotel and marina for many years. In 2022, the property sustained extensive damage from Hurricane Ian. Upland clean-up efforts are currently underway, with marina clean-up expected to begin upon completion of upland efforts.
