An aerial view of a residential neighborhood in Cape Coral. Florida voters will consider Amendment 3, which would increase the homestead exemption for nonschool property taxes and reduce the cap on annual assessment increases for nonhomestead properties.
Florida’s proposed Amendment 3 has support from 63% of voters, according to an Aug. 18 Sachs Media survey, essentially unchanged from 64% in two earlier polls.
The amendment would increase the homestead exemption for nonschool property taxes and cut the annual cap on nonhomestead property assessment increases from 10% to 5%.
The original ballot language used phrases including “Save Our Homes,” “protecting small businesses” and “ensuring fairness for Florida residents.”
After a judge ruled the language was advocacy rather than a neutral description, Attorney General James Uthmeier revised it to more directly describe the amendment’s provisions. Support was 65% among voters shown the revised language versus 60% shown the original, although the difference was not statistically significant.
Sachs Media surveyed 800 Florida voters with a 3.5-percentage-point margin of error.
The measure needs approval from at least 60% of voters to pass and become part of the Florida Constitution.

My wife and I wholeheartedly agree with Homesteader. This will help homesteaded property owners and it will be phased in with increasing increments which will keep property taxes declining for a few years. Our folks were property owners here in Fl, but now that they are decease and we are newly retired, we moved here for our fondness of Florida along with the way it takes care of its residents and retirees. But we spent all we could afford to get our dream retirement home and the property taxes are just about exactly $10,000 per year, not including non-ad valorem assessments. We moved here in 2024 and we'll squeak in to qualify for this tax break if it passes. Moreover, WE ARE NOT RIGH, and 10K + assessments in property taxes is A LOT! My sister retired to the best suburb in the Denver area in a 700K home and her property taxes are 3K. It's crazy to think anyone would vote this amendment down... IT WILL SAVE YOU MONEY. And insofar as schools, roads, and general infrastructure, between the influx of people moving to Florida and cutting wasteful spending, the any declines in homestead revenue can be made up for. Let's get it together and vote YES on Amendment 3 so we can all save some money!
Absolutely opposite of what you are saying...Amendment 3 does not help new Florida residents, it specifically says that, it is designed only to help Florida Homesteaded Property Owners finally, after nearly 20 years. It is specifically going to help you and all other Florida Homestead Property owners by saving you and them money every year instead of just the County raising your tax every single year without you ever selling. This is way overdue.. the only people that are saying no to it are the greedy County governments that would rather keep your taxes being increased while and spending every extra dime they get. The first thing they want to try to scare you with is threats to cut primary functions instead of reducing waste spending. When this passes your $2700 annual bill will be cut in half. you are always welcome to not accept the homestead exemption also. Make notes of any elected official who opposes helping the homesteaded property owners in Florida and vote them out at the same time you vote Amendment 3 in.
In the last 30 years the Florida government has only put forward amendment s that were detrimental to the public good. The amendments the public put up and won were either ignored or weakened. Anything the floriduh government puts up should be voted down by the public. This particular amendment will be beneficial only to those that recently moved here. The result of the revenue loss if this amendment passes will be an increase in sales tax to make up for the shortfall. This will hit the working class the most. I have Save Our Homes from 24yrs ago and my next year tax proposal will be $2,700. Let the newcomers who came here to free floriduh to avoid the covid restrictions in their previous state pay the higher tax so they can pay for the increase in infrastructure costs.
