PulteGroup, one of the largest home construction companies in the nation, broke ground this quarter on a new community of luxury townhomes in North Naples.
Sonoma Oaks will be an infill community of 114 townhome residences on a 23.43-acre vacant parcel at Collier Boulevard and Wolfe Road. The master planned unit development was approved by Collier County more than a decade ago but specific plans were not submitted until recently.
Site work is underway now. “And then, hopefully, some vertical structures in the late spring/early summer timeframe is our estimate at this point,” said Kenrick Gallander, planning director with Naples-based RWA Engineering, who represented the Pulte project at a neighborhood information meeting.
Sonoma Oaks’ two-story buildings will each have four or six townhouse units. Each unit will offer 1,879 to 1,994 square feet of flexible living space with three bedrooms, 2.5 baths, spacious kitchens, two-car garages and open concept main floors.
Sales of the new homes are expected to start near the end of this year. “We think that this would hit the market in the mid-400,000s,” said Pat Butler, director of land development at PulteGroup. Homes similar to the product planned at Sonoma Oaks are in Pulte’s Hammock Cove development in the Gateway area of Lee County.
An amenity area with a swimming pool and cabanas is planned for the new community. A minimum of 5.73 contiguous acres of preserve and a landscaping buffer will separate Sonoma Oaks from the neighboring Black Bear Ridge community of single-family homes.
At the moment, the Sonoma Oaks project is dwarfed by the construction of Encompass Health Rehabilitation Hospital of Naples which is being built directly in front of the future townhomes on the west side of Collier Boulevard between Wolfe Road and Mission Hills Drive, just north of the Mission Hills shopping center anchored by Winn-Dixie supermarket. The first phase of the more than 52,000-square-foot, 50-bed inpatient hospital is expected to be completed this year by Birmingham-based Encompass Health.
