Residential neighborhoods wind through lakes, preserves and golf course fairways at Babcock Ranch, America’s first solar-powered town, which surpassed 1,000 net home sales for the first time in 2025 and finished the year ranked fourth among master-planned communities nationwide.

Babcock Ranch defied a regional housing slowdown in 2025, posting a 34% increase in home sales and surpassing 1,000 annual transactions for the first time since development began. 

The master-planned community sold 1,066 homes last year, even as sales slowed across Charlotte County and builders in other planned communities lowered prices and rolled out incentives to attract buyers. As of Dec. 31, Babcock Ranch had more than 15,000 residents and sold a total of 5,516 homes, according to developer Kitson & Partners. 

National housing research firms RCLCO and John Burns Research and Consulting ranked Babcock Ranch as the fourth best-selling master-planned community in the U.S. in their year-end reports, further cementing the town’s growing prominence in a competitive housing market.

Babcock Ranch was conceived around a philosophy that blends smart growth with environmental stewardship, with roughly half of the community’s footprint reserved for greenways, parks and expansive lakes. The preserved land provides recreation, wildlife habitat and scenic backdrops for homes and businesses, reinforcing the town’s appeal to environmentally minded buyers.

Founder’s Square, the downtown hub of Babcock Ranch, anchors community life with retail, dining, offices and public gathering spaces along a lakefront promenade in Southwest Florida’s solar-powered town. Babcock Ranch ranked as the fourth top-selling master-planned community in the United States in 2025, with a record 1,066 net home sales.

The community also promotes itself as the nation’s first solar-powered town, anchored by an 870-acre solar farm that supplies energy to homes, businesses and municipal facilities. Sustainability, developers say, is not just a marketing feature but a core design principle that shapes everything from building standards to infrastructure planning. 

Storm resilience has emerged as another major selling point. Sales activity accelerated following major hurricanes in Southwest Florida that caused widespread wind and flood damage, highlighting the vulnerability of many coastal and low-lying communities. 

Built approximately 30 feet above sea level, Babcock Ranch gained national attention during Hurricane Ian, a Category 5 storm, for maintaining power and structural integrity, while neighboring areas experienced prolonged outages and significant destruction. The community suffered only minor cosmetic damage, such as downed trees, damaged pool screens and a broken metal awning, and did not lose water or electricity. Underground power lines and hardened infrastructure contributed to that performance. 

Emergency preparedness is further bolstered by the 40,600-square-foot Babcock Ranch Field House, located near the community’s high school. The facility serves as a designated hardened shelter capable of accommodating more than 1,300 people and their pets during storms.

Housing options at Babcock Ranch span a wide range of price points and lifestyles. Homes built by national builders start in the $200,000s and exceed $4 million, including single-family residences, townhomes and apartment rentals spread across multiple neighborhoods. The 18,000-acre town is paired with an additional 73,000 acres preserved for conservation, creating a substantial environmental buffer. 

As the community has grown, it has become increasingly self-contained. Amenities include a Publix supermarket with a second store planned, A-rated public charter schools serving kindergarten through 12th grade, extensive parks and playgrounds, and multiple 55-plus neighborhoods offering resort-style amenities. 

At full buildout, Babcock Ranch is expected to include 19,500 residences and roughly 6 million square feet of commercial space, positioning it as one of the most ambitious and closely watched developments in Southwest Florida.
