Charlotte County real estate agents report rising buyer interest this spring, with Babcock Ranch emerging as one of the region’s strongest-performing communities as its developer posts a record start to the year.
Kitson & Partners said the solar-powered town recorded 470 home sales from January through April, a 43.7% increase over the same period last year.
The gains were driven in part by the community’s highest monthly total to date, with 138 homes sold in March, the most since Babcock Ranch opened in 2017. April added 96 sales, further strengthening the early-year performance.
“Babcock Ranch continues to attract homebuyers seeking quality, resiliency and a strong sense of community,” said Syd Kitson, town founder, chair and CEO of Kitson & Partners. “Our performance this spring proves that sustainability continues to attract buyers in Southwest Florida.”
The results build on the community’s momentum after being ranked the nation’s fourth top-selling master-planned community in 2025 by RCLCO and John Burns Research and Consulting. Babcock Ranch recorded 1,066 home sales last year, a 34% increase year over year.
Its structure as a master-planned community with infrastructure in place and land reserved for commercial development has helped it outperform broader market slowdowns. Residents have access to shopping, services and grocery stores within the community.
Commercial development continues to expand. The Shoppes at Yellow Pine, completed last year, includes national and regional retailers, restaurants and a Tampa General Hospital urgent care center.
Additional projects are underway, including B Street, a walkable plaza with dining, retail, office and residential space. Florida Gulf Coast University is building a research center in MidTown, where construction is also underway on the town’s second Publix-anchored shopping center.

Kitson & Partners designed Babcock Ranch as an environmentally focused community with resilient infrastructure, sustainable design and higher elevation. The development gained national attention during Hurricane Ian in 2022 when it maintained power through its solar and backup energy systems. Its inland location and elevation have also helped limit flooding impacts during more recent storms.
About half of the community’s 18,000 acres are preserved as greenways, parks and lakes. Plans include more than 100 miles of trails, along with recreational amenities and Founder’s Square, which hosts events, such as food truck rallies, live music and farmers markets.
A John Burns Research and Consulting report cited affordability, available inventory and incentives as key drivers behind the sales growth. Babcock Ranch includes more than a dozen neighborhoods offering a range of housing types, including condominiums, villas, townhomes and single-family homes built by regional and national builders.
Amenities include a water park, golf, restaurants, lakefront clubhouses, sports courts, pools, playgrounds and fitness centers. Quick move-in homes are also available for buyers seeking immediate occupancy.
Kitson said the range of housing options and amenities continues to draw buyers. “With so many home choices and amenities available, Babcock Ranch caters to an array of homebuyers,” he said.
He added that buyers are prioritizing quality and lifestyle. “Our residents enjoy a family-friendly town that provides a great overall value,” he said.
Babcock Ranch is planned for 20,000 residences and about 6 million square feet of commercial space. Homes are built to Florida Green Building Coalition standards and include fiber-optic connectivity, with prices ranging from the upper $200,000s to $4 million.
