Jones Loop Oasis site highlights logistics location

The Jones Loop Oasis property sits near Punta Gorda Airport and established industrial users. Brokers highlight its location for distribution and logistics operations across Southwest Florida.

Two large parcels of land zoned for industrial use within the Charlotte County Enterprise Area near Punta Gorda Airport are being marketed for just under $9 million.

The land is being offered as a single parcel for $8,999,999, said Christi Pritchett of LSI Companies, a Fort Myers-based commercial real estate brokerage and development firm.

Located at 27100 Jones Loop Road, the site is about a mile from a planned Amazon distribution facility and other large users, Pritchett said.

LSI Companies is marketing the property as Jones Loop Oasis, a name from former land deed documents, and is highlighting its direct access to Interstate 75. The location positions the site to serve Southwest Florida from Tampa to Naples, with a three-hour distribution radius reaching more than 62% of the state. Proximity to Punta Gorda Airport adds to its appeal for distribution and logistics users, LSI officials said.

The ECAP zone in unincorporated Charlotte County allows a broad range of industrial and commercial uses, including warehousing, distribution, manufacturing, hotels and motels, gas stations, retail, wholesale and office space.

A rendering by LSI shows the site could support a 329,650-square-foot flex complex with 14 buildings ranging from 14,000 to 33,550 square feet.

The property includes a 25-acre lake that can be reshaped for stormwater management, supporting development on 35.94 acres of uplands. In total, up to 469,664 square feet could be built, with building coverage at 30% of the overall site.

A conceptual rendering shows a 329,650-square-foot flex development with 14 buildings on the Jones Loop Oasis site. Plans illustrate how the property could be configured for industrial and commercial users.

Large vacant industrial parcels near the airport are becoming increasingly scarce.

Pritchett said demand is rising as industrial and commercial land prices climb in Lee and Sarasota counties. Combined with relatively lower costs and regional access, Charlotte County is drawing interest from companies seeking new locations.

In a recent interview with Gulfshore Business, Charlotte County Economic Development Director Kay Tracy said the airport corridor represents a key opportunity for future growth.

“The airport corridor is uniquely positioned to support a mix of industrial, logistics, aviation-related and commercial development,” Tracy said.

She added that residents can expect continued site work, infrastructure investment and interest from companies such as NAS MRO and AdventHealth near Jones Loop, citing access to I-75 and Punta Gorda Airport.

Tracy said the area is especially attractive for aviation services, advanced manufacturing and distribution.

“From a workforce perspective, this growth aligns directly with our Careers on the Coast initiative, especially our From Classroom to Career education series helping prepare local students for careers in aviation, logistics and skilled trades,” she said.
