Fishermen’s Village, one of Punta Gorda’s most recognizable waterfront destinations, is back on the market after a previous sale effort stalled last year.
SVN Commercial Partners announced that an exclusive call for offers for the property opened Jan. 5. Proposals must be submitted no later than 5 p.m. Feb. 27.
Located along Charlotte Harbor, Fishermen’s Village includes more than 97,000 square feet of retail and office space, five fully leased waterfront restaurants, a permitted 142-slip marina with upland development rights and 47 waterfront hotel apartment suites, each with two bedrooms and two bathrooms.
The relaunch marks the second marketing effort for the property since July 2024. That initial offering was interrupted when hurricanes Helene and Milton struck Punta Gorda later in the summer and early fall. Hurricane Milton, in particular, caused a storm surge that damaged the marina and eroded electrical wiring beneath the elevated wharf.
Several businesses temporarily closed while repairs were made to the electrical system. Although there was interest from potential buyers, the sale ultimately did not move forward, and the property was taken off the market.
During that period, Fishermen’s Village returned to full occupancy, including all five restaurant spaces. Redevelopment permitting also began, and the statewide insurance market softened following the 2025 hurricane season, improving conditions for large commercial properties.
“This offering once again represents one of the most compelling waterfront investment opportunities to come to market in Southwest Florida,” said Corrie Gates of SVN Commercial Partners. “Despite the impacts of the 2024 storms, our team has used the off-market time to improve the property occupancy, begin the redevelopment permitting and gain further clarity into a myriad of insurance issues.”
Several new restaurants and businesses are expected to open at Fishermen’s Village in the coming months, further strengthening the property’s tenant mix.
The Islands, which replaced The Pier restaurant, debuted on New Year’s Eve and is expected to open permanently in the near future. The 6,000-square-foot restaurant will feature a broad menu and include what Gates described as a unique sushi concept.
At the end of the wharf, Tidewater Group is preparing to open Latitude 26 on the upper level, followed by Castaways on the lower level. Castaways is expected to offer a relaxed, island-style atmosphere. Both restaurants have undergone extensive renovations.
Fishermen’s Village, a fully leased waterfront destination in Punta Gorda, has relaunched its sale process following storm-related disruptions last year.
Another long-anticipated addition, Leroy’s Fish Shack, is also under renovation and is expected to open in the second quarter.
On the retail side, Bee & Co., a cosmetics shop, has opened across from The Islands restaurant. Asthetik spa & skincare is also slated to open soon.
Gates said interested parties are encouraged to submit offers ahead of the Feb. 27 deadline, noting that the seller may consider accepting an offer earlier if the price and terms are agreeable.
Fishermen’s Village has long been viewed as a cornerstone of Punta Gorda’s waterfront, drawing residents and visitors for dining, shopping, boating and events. Its combination of retail, hospitality, marina facilities and redevelopment potential continues to make it a standout asset in Southwest Florida’s commercial real estate market.

I have been involved with hedge funds and private family offices, mostly in the Golden State. I moved to Florida and I love it here I'm getting my team involved to move that money to our beautiful sunshine state. It's been almost three decades of involvement and guess what everybody has aged. I told them it would be a great place to retire, let your money work for you so that's what I'm going to submit next month in February. Happy New Year to everybody.
