On a prized stretch of Gulf Shore Boulevard, Kolter Urban and BH Group introduced two newly built beachfront villas priced from $35 million, expanding the upper reaches of Naples’ ultra-luxury housing market at a moment when demand for large-scale coastal estates continues to outpace supply.
The Beachfront Villas at Olana Naples Residences, named the North and South Villas, occupy the entire second floor of the six-story development rising at 1121 Gulf Shore Blvd. N. Each spans more than 11,500 square feet and is designed as a hybrid of penthouse living and private estate, complete with five bedrooms, a den, five bathrooms, two powder rooms and a private terrace of more than 2,000 square feet. The terraces run 80 feet along the beachfront and include individual pools overlooking the Gulf.
“Olana’s Beachfront Villas provide a unique combination of privacy, scale, and design details unmatched along the Gulf,” said Brian Van Slyke, president of Kolter Urban. “The Beachfront Villas are distinct because of their extended, expansive private terraces and individual private pools overlooking the beachfront and out to the Gulf.”

The two villas anchor a limited collection of just 12 residences at Olana, all of them exceeding 10,000 square feet — an unusually large format even within Naples’ top-tier enclaves. Interiors are by Champalimaud Design, with architecture from Randall Stofft Architects and SB Architects. The layouts pair expansive entertaining spaces with private family quarters, including a presentation kitchen and a separate chef’s kitchen, a climate-controlled wine room, soundproofed theater, wet bar, club room and game lounge.
Floor-to-ceiling glass walls open to deep terraces, summer kitchens and private pools, emphasizing what developers describe as “estate living in the sky.” Owner’s suites include two oversized walk-in closets and spa-style bathrooms with soaking tubs and dual rain showers. Each residence also contains a full wellness suite — steam room, dry sauna, cold plunge, therapeutic tub and private fitness room — effectively offering an in-home spa.

Owners of the Beachfront Villas will have access to Olana’s full slate of resort-level amenities: a 24-hour concierge; landscaped grounds; a beachfront pool with private cabanas; and direct access to the Gulf. A la carte services are available for residents seeking additional customization.
The project marks Kolter Urban’s latest entry in a region where the firm has become one of the most prolific developers of high-rise and waterfront luxury properties. Along Florida’s west coast, its portfolio includes The Ritz-Carlton Residences and Bayso Sarasota; ONE St. Petersburg, a skyline-defining tower; and the forthcoming ONE Tampa. The company recently closed on a neighboring parcel at 3300 Gulf Shore Blvd. N., signaling continued expansion in Naples.

The introduction of the Beachfront Villas comes as Naples remains one of the nation’s priciest luxury markets. Despite a minor cooling in the broader U.S. high-end segment, the Naples–Marco Island metro continues to rank among the top 10 markets nationally for its luxury price threshold, buoyed by continued interest from domestic and international buyers seeking long-term coastal residences.
Olana Naples Residences are priced from $30 million.
