A newly constructed waterfront home in the Moorings sold for $18.3 million, setting a record for the highest-priced new single-family residence ever recorded in the neighborhood, according to MLS data.
The property at 306 Spring Line Drive closed Jan. 12 after just 80 days on the market. Tim Savage, a principal with Gulf Coast International Properties, represented the seller in the transaction.
The sale underscores the continued strength of Naples’ ultra-luxury housing market, particularly for new construction in established waterfront communities. While high-end sales have become increasingly common across Southwest Florida, the Moorings transaction stands out both for its price and for the speed at which the property moved from listing to closing.
Designed by Stofft Cooney Architects, with interior design by Ficarra Design and construction by Rise Builders, the home was completed after a 20-month build and reflects a collaborative approach among firms known for custom luxury work in Naples. The residence was inspired by the architecture of Alys Beach and was elevated 11 feet above flood level, supported by 386 pilings and built to be fully hurricane-impact rated.
Spanning more than 7,000 square feet, the home includes six bedrooms and nine bathrooms, dual two-car garages, and roughly 124 feet of southern-exposure waterfront. Interior features include European white oak flooring, cathedral ceilings, mosaic tile bathrooms, custom cabinetry and dedicated wine storage. Outdoor amenities include a 62-foot infinity-edge pool overlooking the water.

“This extraordinary property raises the bar for single-family home sales in the Moorings,” said James Ferrarone, president of Rise Builders. “Building this residence alongside the best architects, designers, and craftspeople in Naples was truly a dream, and the team’s expertise and dedication brought this one-of-a-kind custom home to life.”
John Cooney, a partner with Stofft Cooney Architectural Group, emphasized the project’s design intent and its relationship to Florida’s coastal lifestyle.
“Designing this residence was a great opportunity to showcase a fresh style of architecture,” Cooney said. “This Caribbean style home has a sophisticated resort feel that flows wonderfully with the Florida lifestyle.”
Savage said the transaction reflects both the demand for high-quality new construction and the depth of local expertise required to deliver projects at the top end of the market.
“It was a privilege to be part of this landmark sale,” Savage said. “Properties of this caliber highlight not only the exceptional opportunities in Naples, but also the remarkable craftsmanship available here. The expertise and professionalism of the entire team resulted in a truly exquisite property that exceeded our client’s vision.”
Gulf Coast International Properties, which specializes in luxury real estate in Naples, said the sale represents a milestone for the Moorings and illustrates the continued appeal of waterfront living in one of the city’s most established neighborhoods.
