The future Rosewood Residences Naples reached a significant construction pinnacle this month for elevated living on the Gulf Coast.

The Ronto Group, a Naples-based firm known for its luxury high-rise developments in Southwest Florida, celebrated the topping off Aug. 1 of its ultra-luxury, seven-story condominium project on Gulf Shore Boulevard. The construction tradition marks completion of the buildings’ structural framework when the highest beam is hoisted in place.

What sets Rosewood Residences Naples apart from other condominium developments under construction or planned in the Naples area is its location, size and branding. Located at 1601 Gulf Shore Blvd., just north of Lowdermilk Park, Rosewood is as far south on the beachfront in Naples — with the exception of the nearby Naples Beach Club redevelopment — before condominiums transition to single-family homes, said Anthony Solomon, president and owner of The Ronto Group, which is developing Rosewood Residences in collaboration with Wheelock Street Capital and Rosewood Hotels & Resorts.

“It’s pretty much as far south as you’re going to get if you want to live beachfront in Old Naples,” Solomon said.

The two buildings and amenities of Rosewood Residences are being built on more than 5 acres with nearly 500 feet of Naples beachfront. “There are really not too many parcels in Naples at all of that size on the beach. That makes it extremely unique,” Solomon said.

Floor plans range from 4,226 to 9,673 square feet for the 42 exclusive residences, available in three-, four-, five- and even six-bedroom units. Asking prices range from $12.75 million to $45 million, which includes five penthouse units. Most of them will be seasonal homes, Solomon said.

“A lot of our buyers are people that already have places in the Naples area,” he said. “They are looking to move either up into something newer, they already live in a beachfront condo and they’re looking for something newer and service is important, or they’re moving out of a house, and they want to live on the beach. So, a lot of people already have Naples roots.”

The Rosewood brand, of course, is another distinctive aspect of the project. “Rosewood is constantly regarded as one of the top hotel brands in the world. It’s extremely high level,” Solomon said. “Wherever they are, they are operating at the very, very top echelon.”

Residents can count on exclusive services similar to a private resort, specifically the upscale hospitality and service enjoyed at Rosewood Hotels & Resorts worldwide. While the Rosewood condos are not a hotel, of course, all unit owners will have membership in the exclusive Rosewood Reserve program, which allows rare access, VIP treatment and preferential advantages at all Rosewood Hotels & Resorts properties.

“This is a standalone branded residence, which means there’s not a hotel portion that goes along with it. It’s just condominiums,” Solomon said. “But what we like to say for the owners is you’re getting all the benefits of the hotel the people want. They’re going to have food service just for residents and their guests, obviously managed by Rosewood, so the staff is Rosewood-trained. They’re there to serve, to help, et cetera.”

This personalized service elevates the lifestyle to a hotel experience without having to share it with transient users.

“Our buyers have been very attracted to that because they really want that service lifestyle, but they don’t want to be in the midst of a bunch of transient hotel guests,” Solomon said.

The development will feature two pools, including shaded cabanas and lounge seating, firepit areas with seating, and bocce ball courts with shaded trellis seating areas. The waterfront redevelopment project replaces the former 32-unit Mansion House, a cooperative that featured eight two-story buildings built in 1963.

“There are not many places in Naples where you can actually have a view of the sunset and eat dinner. You’re talking about a true handful of places, and most of those really aren’t even in Naples,” Solomon said.

The Ronto Group’s first Rosewood project, 65 condos in the 11-story Rosewood Residences Lido Key, will be completed next year on the Gulf Coast near Sarasota. More than 100 miles south, Rosewood Residences Naples is targeted for completion near the end of 2026.

The expansive units and their luxurious interior finishes were created by Naples-based MHK Architecture and the world-renowned Lillian Wu Studio of New York.

“They’ve created something special, incredibly unique,” Solomon said. “It’s not like the other things in the market, and I think people see that when they come into our showroom and see the finishes and the design and the size of the units.”

The sales gallery is at 1400 Gulf Shore Blvd. N., Suite 100, in Charleston Square, directly across the street from Lowdermilk Park.

“We’re very pleased with the way sales are going. It’s actually doing very well. It’s doing as we planned, which given what’s happening, at large, really speaks to the quality of the location, the brand and the product. People still responding the way they are really is evidence that the cream rises to the top,” Solomon said.
