MARKET DEMAND CONTINUES TO OUTPACE INVENTORY OF NAPLES HOMES

The Southwest Florida housing market demand continued to outpace inventory in December. Pending home sales in the Naples area leaped 88.6% to 1,535 pending homes under contract from 814 pending sales in December 2019, according to the December 2020 market report released by the Naples Area Board of Realtors. Inventory continued to struggle to keep up with growing buyer demand, NABOR reports, with the number of available homes for sale in December 2020 decreased nearly 50% to 3,140 homes from 6,163 homes in December 2019. Overall sales in December increased 45.4% to 1,396 closed sales from 960 closed sales during the previous December. “There are no signs of a decline in our market,” NABOR reported Friday in a news release.
 

FREY & SON HOMES BREAKS GROUND ON TWO CAPE CORAL INVENTORY HOMES

Frey & Son Homes broke ground on two new inventory homes in Cape Coral late last year. Located at 821 NW 38th Ave., the Key Biscayne model will feature Frey & Son’s new Clean Lines Series, which includes modern enhancements to space like high ceilings, large windows and contemporary features throughout. The second home, located at 1802 NW 38th Place, will feature Frey & Son’s newest home design, the Key Largo 2. The home also features the Clean Lines Series design, and an open floorplan, high ceilings, 10-foot sliders, a kitchen with an oversized island. Both homes are expected to be completed by June 2021.
 

CAPE CORAL APARTMENTS TO CONDUCT FREE RENT RAFFLE

The Apartments at the Isles of Porto Vista — a new luxury rental community at 3936 Pomodoro Circle in Cape Coral — is offering tenants a chance to win up to one year of free rent, valued as high as $18,600. All tenants who sign a 12-plus-month lease during the lease-up period will be entered into the Free Rent Raffle. The first prize is one year of free rent, the second prize is six months of free rent, and the third prize is three months of free rent. Tenants have a one in 41 chance of winning. Rent must be paid on time, with no lease infractions, to qualify. 4431 LLC purchased 10,568 square feet of commercial space for $1.663 million from Stonewall of Naples LLC, located at 4431 Corporate Square, Naples. BONITA SPRINGS RETAIL BUILDING BOUGHT FOR $1.35 MILLION

Top of the Hill LLC purchased a 4,356-square-foot fully leased retail building at 3250 Woods Edge Pkwy., Bonita Springs, from 3250 Woods Edge LLC for $1.35 million. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants negotiated the transaction.
 

GENESISCARE TO RENOVATE CORPORATE OFFICE, TREATMENT CENTERS IN SWFL

GenesisCare, one of the largest oncology treatment providers in the U.S., is expanding in Florida. Following its recent acquisition of cancer care provider 21st Century Oncology, GenesisCare increased its treatment center footprint to more than 192 centers in Florida, with 52 cancer centers in Southwest Florida alone. Upon this acquisition, GenesisCare will introduce four new non-invasive cancer treatment machines as well as Varian Edge. This advanced software is the first of its kind to be implemented at its facility in Cape Coral. Studio+ and GenesisCare plan to replace at least 12 linear accelerators across Florida, Michigan, Texas, and Oklahoma. Studio+ is studying the consolidation of operations from three existing buildings into one 48,000-square-foot corporate service center on Colonial Boulevard. in Fort Myers. GenesisCare plans to pursue rebranding throughout Florida and across the country with upgrades to facilities, technology, new physician appointments, and more.
 

TRAIL PROFESSIONAL CENTER BEING REDEVELOPED IN EAST NAPLES

The 46-year-old Trail Professional Center was recently demolished to make way for a new legal and professional office building at 3080 Tamiami Trail E. in East Naples. The commercial project, which will be home to a law firm and engineering company when completed, will take about 10 months to build. The building’s previous law firm tenants relocated last year. East Trail Office LLC purchased the 1.5-acre U.S. 41 property southeast of Bayshore Drive for $1.35 million in September. The footprint of the former 8,000-square-foot structure, which was built in 1974, will be expanded to more than 10,000 square feet. ASPEN DENTAL BUILDING BONITA SPRINGS OFFICE ON U.S. 41

Aspen Dental is building an office in Bonita Springs on a 1.5-acre vacant commercial lot on U.S. 41 between Walgreens and Wendy’s just south of the Bonita Beach Road intersection. The new 3,750-square-foot dental office, 28120 S. Tamiami Trail, is targeted to open in mid-March, said Benjy Cooke of Oswald, Cooke & Associates. New York-based Aspen Dental has seven other locations in Lee and Collier counties.
 

BAYSIDE PLANS WINE BAR IN VILLAGE SHOPS AT VENETIAN BAY

Bayside Seafood Grill & Bar in the Village Shops on Venetian Bay in Naples is launching a new wine bar in the second half of February adjacent to its main entrance in the open-air courtyard outside Sukie’s Wine Shop, a small wine boutique and private Vintner’s Room overseen by Bayside co-owner and wine director Sukie Honeycutt. The new wine bar will include six stools, a mounted television and menus for wines by the glass, cocktails and food from Bayside, a waterfront restaurant, 4270 Gulf Shore Blvd. N., open daily serving lunch, dinner and Sunday brunch.
 

CREIGHTON CONSTRUCTION COMPLETES 7-ELEVEN IN LABELLE

Creighton Construction & Development has completed the construction of a 7-Eleven convenience store with fuel at 930 S. Bridge St. in LaBelle. Creighton completed the ground-up construction of the 3,500-square-foot convenience store with 12 fueling positions under a covered canopy structure and two high-speed diesel positions that allow commercial drivers to refuel in less time. Creighton’s team for this project was led by development manager Lauren Evans and project manager Dane Edwards. Local partners on the project included Guardian Fueling Technologies as fuel contractor, GMA Architects & Planners as the architect and H.L. Bennett & Associates as the civil engineer.
 

STEVENS CONSTRUCTION COMPLETES FINEMARK HEADQUARTERS

Stevens Construction has completed the corporate headquarters of FineMark National Bank & Trust. Located at 8695 College Pkwy. in Fort Myers, FineMark is a three-story, 60,000-square-foot, tilt-wall building with exquisite interiors such as custom millwork, tray ceilings, white oak trim, custom lighting and glass mosaic tile. Situated on six acres, FineMark features a 30-foot lobby adorned with white oak and tile ascending to the ceiling, pendant chandeliers, artwork and porcelain tile. The porte-cochere includes roof pavers. In addition, FineMark has a community room with a 200-inch projection screen, tray ceilings, surround sound, dimmable lighting and power window shades. FineMark also has a full commercial kitchen, natural gas generator and state-of-the-art technology. The Stevens Construction team includes Daniel Adams, project executive; Mike Brooks, project manager; Dan Kenyon, superintendent; Dan Oak, project engineer; and Rebeccah Cabana, project administrator. The architect of record was Studio+ and interiors were provided by Clive Daniel Home.
 

NAPLES CLASSICAL ACADEMY CLOSES ON FOGG NURSERY PROPERTY FOR NEW CHARTER SCHOOL

Naples Classical Academy, a new tuition-free charter school, has closed on the 17-acre property at 10270 Immokalee Road that will be home to its campus when the new academic year begins this fall. Groundbreaking will be on Jan. 29, when the school’s construction will begin on land formerly owned by Fogg Nursery & Mulch Supply. For the next month or so, Fogg will continue to operate on part of the property along Immokalee Road as work begins on building the school behind it. The retail/wholesale landscaping operation will relocate soon once the transaction is finalized at a new location nearby in Golden Gate Estates, said Stanley Fogg, who operates Fogg Nursery, a family-owned local business for more than 20 years. Meanwhile, Feb. 1 is the application deadline to attend school there this fall and the next lottery will be Feb. 2 for students in kindergarten through 10th grade. More than 600 students have already confirmed spots and enrolled for the 2021-22 school year and the classical curriculum charter school is expected to open this fall with 800 students.
 

GATES CONSTRUCTION COMPLETES AUDUBON COUNTRY CLUB RENOVATION

Gates Construction has completed the new construction and renovation at Audubon Country Club, which is professionally managed by Troon. The project included demolition of an existing tennis building, and subsequent construction of a new two-story lifestyle center. This new facility features weight and cardio areas, multiple massage suites, an outdoor balcony fitness area, and two locker rooms. The lower level includes a new casual indoor and outdoor bar and dining space, which features an open display kitchen and fire pits. Architectural and interior design services were provided by Peacock + Lewis.

NAPLES SENIOR CENTER CLOSES ON SITE FOR NEW PERMANENT HOME

Naples Senior Center, a nonprofit organization that provides comprehensive programs and social services for seniors, has purchased 13.7 acres for its new permanent home on Autumn Oaks Lane, just one block south of Immokalee Road. The transaction, which closed on Jan. 22,was priced at $2.75 million. The new Naples Senior Center will be centrally located to the largest concentration of members and will be easily accessible from other locations in Collier County, the human services agency states. The site also will enable seniors to benefit from a nurturing, natural setting that offers outdoor space for walking, quiet contemplation and low-impact exercise programs such as tai chi. The 30,000-square-foot facility will be funded through a capital campaign that was launched in 2019 and has been accelerated by a $5-million commitment from local philanthropists Patty and Jay Baker.
 

CRU WINE CLUB PREPARES TO LAUNCH IN BONITA SPRINGS

The exterior sign was erected Thursday by Spectrum Signworks for CRU Wine Club, targeted to open next month in the new Causeway Commerce Park, 28280 Old 41 Road, south of Bonita Beach Road in Bonita Springs. The new local business is being opened by Tom Cassata of the Cassata Sonoma Family Vineyard in Glen Ellen, California. The intimate 650-square-foot wine tasting room, which features seating inside and outside, can be booked on a reservation-only basis for a maximum of 12 guests to learn about California wines and discover new varieties to buy for enjoyment at home. Light bites and wine tastings will be featured during the day and chef-prepared small plates with host-led wine pairings will be featured during happy hour. The room will also be available for small private events.
 

MY ITEC PLACE AT ALICO ITEC PARK OPENS FOR SALES

My ITEC Place at Alico ITEC Park — Innovation, Technology, Enterprise, Commerce — is officially open for sales. With one unit sold in the presale phase, 21 units within the luxury auto and storage facility remain. They will be part of a 1.2-million-square-foot industrial space in the northeast quadrant of the Alico Road/Ben Hill Griffin Parkway Corridor. REIS MEETING TO FEATURE LEE HEALTH CEO

Dr. Larry Antonucci, president and CEO of Lee Health will provide an overview of current initiatives and long term plans to advance and expand healthcare resources at the next Real Estate Investment Society (REIS) luncheon, held at 11:45 a.m. on Feb. 9 in the Osprey Room at Pelican Preserve’s Clubhouse. The growth of the medical sector has also been a driving force for commercial real estate and construction in the region and the investment in healthcare facilities is an important factor for new residents moving to this area, REIS states. Naples-based Connor & Gaskins Unlimited LLC has entered into a contract with TravelCenters of America Inc., the largest publicly traded full-service travel center company in the country with 272 current locations in the US and Canada. Connor & Gaskins will serve as an extension of TA’s internal team to support a broad range of activities including the development of a property and asset management database and provision of construction management services for site-level improvements across the portfolio.
 

Shazia Azami

BCB Homes Chief Financial Officer Shazia Azami has been appointed a partner of the custom-home-building firm. One of six Naples-based leaders, she will collaborate with the company’s chief executive officer, president, chief operating officer, vice president and vice president of field operations on all building, remodeling and estate management projects as well as building science technology. Azami spent the last six-and-half-plus years overseeing BCB’s accounting and financial operations as well as developing its growth strategies and driving operational efficiencies. She started her career in public accounting with Price Waterhouse Coopers. Azami has also held finance leadership positions with local and Fortune 500 companies, such as Allen Systems Group, Centex Homes and Health Management Associates. A certified public accountant, Azami received a Bachelor of Science in accounting and a Master of Business Administration from the University of South Florida.

 

John Bill

Diamond Custom Homes has appointed John Bill as superintendent. Bill has more than 22 years of experience in residential and commercial construction supervision and onsite construction management. He previously served as superintendent for a custom homebuilder. Bill is a Florida-licensed building contractor and attended the Cam Tech School of Construction, Florida’s only traditional exam preparation school for the state Certified Contractor’s License Exam. His management experience includes 15 years with Publix Super Markets. He has participated in numerous professional development courses in the subjects of management and training; advanced leadership; and problem solving and quality improvement; and Dale Carnegie training courses, including the “Seven Habits of Highly Effective People.”

 
Premier Sotheby’s International Realty announced Jeff DeAngelis has affiliated with its Bonita Springs office, located at 27400 Riverview Center Blvd., Suite 4. DeAngelis is a 36-year real estate veteran. He has spent the last 13 years selling luxury high-rise condominiums at Bonita Bay, where he achieved more than half a billion dollars in sales. The Morgantown, West Virginia native was raised in the family construction business before earning his Bachelor of Science degree in business administration from West Virginia University. He is a member of the Naples Area Board of Realtors.
 
Gates Construction has hired Ryan Eisenhauer as senior project manager. Eisenhauer is responsible for overall project coordination and management from the pre-construction and permitting stage through owner occupancy. He has more than 15 years of construction experience with particular expertise in life science, education, and a range of commercial projects. Based out of Gates Construction’s headquarters office in Bonita Springs, Eisenhauer is currently working on the new Marco Island Academy high school.

Lee BIA Builders Care, the nonprofit charitable arm of the Lee Building Industry Association (BIA), has received a $12,600 donation from Aubuchon Team of Cos. The donation is a result of funds raised through Aubuchon Team of Companies’ annual fundraising event, “Helping Hands for the Holidays,” which was held virtually this year. The donation was distributed through the Helping Hands for the Holidays Fund, a fund of the Southwest Florida Community Foundation. Funds will support Builders Care in its mission to provide emergency construction services at no cost to needy and deserving elderly and/or disabled homeowners, and their families, who cannot obtain repairs through traditional means. To date, Aubuchon Team of Cos. has donated more than $141,100 to Lee BIA Builders Care through its annual fundraiser.
 
Premier Sotheby’s International Realty has achieved a record $7.1 billion in total company sales volume for 2020, a 37% increase year-over-year. With more than 40 offices from Southwest Florida to the High Country of North Carolina, the brokerage closed 8,925 transactions, up 25%, and recorded an average sales price of $795,079, a 10% increase from 2019. In the Naples region, total sales volume was up 41% from 2019. Stock Custom Homes, the custom home building division of Stock Development, reported a total of $80 million in sales for 2020. The company was also named Builder of the Year by the Collier Building Industry Association. Stock Custom Homes is continuing its sales streak into 2021. The most recently sold residence is located in Pine Ridge Estates and was listed at $3.445 million. Stock has another property opening in early February in Pine Ridge Estates at 607 Myrtle Road. The home is fully furnished and priced at $4.245 million. Stock has also been actively expanding on Florida’s east coast with multiple luxury residences in the Palm Beach Polo Golf and Country Club. The division recently sold its Roseville estate there, listed at $6.495 million. A 13,000 square foot oceanfront estate with a private beach at 916 S. Ocean Boulevard is also currently under construction. The $59 million home is slated for completion this summer.
