ESTERO RESIDENTS ASKED TO HELP DETERMINE FUTURE GROWTH

The Village is inviting residents to attend a series of workshops and public hearings to discuss its first land development code. The code is important because it sets the standards for the community’s future development and redevelopment. These standards include architecture, landscaping, zoning, open space, and other items that aim to provide a high quality of life in Estero. Eight meetings are scheduled through the end of the year, with the first workshop being held in the Village Hall at 9:30 a.m. today, Oct. 21. Click here for the full schedule. Residents are being asked to participate in this important planning process by either attending the upcoming workshops or watching them online here. They may submit their input via an eComment card available at this link. D.R. HORTON OPENS MODEL HOMES IN MEADOWOOD

D.R. Horton Southwest Florida has opened two professionally decorated, open-concept model homes in Meadowood. This Express Homes community of 228 townhomes and 38 buildings opened last month on bustling Collier Boulevard in North Naples. The two-story, 1,680-square-foot Surfside model home features interior design by One Of A Kind Design Inc., based outside of Fort Lauderdale. The townhome layout includes a kitchen, dining and living areas connected to form a large great room. A set of sliding glass doors leads to the screened-in lanai. MK ARCHITECTURE COMPLETES DRAWINGS FOR OWL’S NEST APARTMENTS

MK Architecture has completed the design Owl’s Nest, Cape Coral’s newest multi-family apartment complex. The 96-unit project includes three four-story apartment buildings and a two-story, 6,000-square-foot clubhouse. The apartments are configured in one-, two- and three-bedroom units ranging between 783-1,148 square feet. The clubhouse ties the complex together and features a conference room, fitness center, kitchen, balcony and large pool and deck. The project is currently in permitting review with the City of Cape Coral. Being developed by Fazio Construction Group, Owl’s Nest will be located on Hancock Bridge Parkway and is set to break ground in early 2021.

$70M ULINE DISTRIBUTION CENTER COMING TO GROWING COLLIER CORRIDOR

There are some big changes and more jobs coming to one part of Southwest Florida. Collier County commissioners agreed to move forward Tuesday to allow new development along Collier Boulevard from Golden Gate Parkway to Interstate 75. One of those projects is a $70 million distribution center for packaging supply company Uline. The huge facility planned next to the new Paradise Coast Sports Complex is expected to bring 190 warehouse jobs and 30 office jobs. With the addition of Uline, commissioners are betting on this area to become a focal point for the local economy, WINK News reports.

HOTEL AND WATER PARK PROPOSED IN COLLIER COUNTY

Collier County commissioners are discussing a proposed development of a 500-room Great Wolf Lodge resort next to the new Paradise Coast Sports Complex off Collier Boulevard. The proposed resort in the City Gate commerce center would cost about $250 million and could include 550 rooms, a conference center, an outdoor pool and 375 new jobs. The resort would mean more events and visitors to the sports complex and more extended family vacations, according to the Naples, Marco Island, Everglades Convention and Visitors Bureau, WINK News reports.
 

PINCHERS PLANS 13TH LOCATION IN NORTH NAPLES

AJS Realty Group‘s third-quarter sales and lease transactions demonstrate a strong real estate market in the Naples area despite pandemic concerns. Recent transactions include the leasing of the former Ruby Tuesday outparcel in Marketplace at Pelican Bay to Pinchers for the 13th location of the local seafood restaurant and bar concept. Pinchers’ new North Naples location is targeted to open in late 2020 or early 2021 near the U.S. 41 entrance to the Publix-anchored retail center on the southwest corner of Tamiami Trail and Vanderbilt Beach Road. Pinchers of North Naples LLC leased the 5,500-square-foot freestanding building at 8777 U.S. 41 N., Naples, from Musca Properties LLC. Andrew Saluan of AJS Realty Group represented the landlord.
 

GOODWILL, PLANET FITNESS COMING TO IMPERIAL BONITA PLAZA

Goodwill is joining Planet Fitness in taking large sections of the former Albertsons supermarket space at the newly refreshed Imperial Bonita Plaza on the southeast corner of Bonita Beach Road and Imperial Parkway in Bonita Springs. The exterior sign for Planet Fitness went up over the weekend and the more than 20,000-square-foot health club is scheduled to open in the first week of November. Goodwill Industries of Southwest Florida anticipates opening next May or June in a 20,000-square-foot space on the center’s eastern end, which will allow the nonprofit organization to have a drive-thru donation center. The larger space and drive-thru were incentives for Goodwill to relocate east next year from its nearly 17,000-square-foot store in Springs Plaza on the corner of Bonita Beach Road and U.S. 41. Meanwhile, in an outparcel building at the entrance off Bonita Beach Road to the newly re-landscaped Imperial Bonita Plaza, Sherwin-Williams paint store is set to open around Thanksgiving and Dunkin’ is shooting for early 2021, said Mike Concilla, principal and managing director of retail for LandQwest Commercial Real Estate Services.
 

NEW BUSINESSES COMING TO LOGAN LANDINGS IN NORTH NAPLES

New businesses are coming to undeveloped spaces in Logan Landings, the Sprouts-anchored retail center on the southeast corner of Immokalee Road and Logan Boulevard in North Naples. A construction fence recently went up for a First Watch daytime cafe to be built on the Logan Boulevard side of the corner water feature. Targeted to open next fall, the breakfast-lunch venue will have an indoor/outdoor bar and a waterfront patio and share its outparcel building with another 1,546-square-foot business yet to be named. A couple of other units are still being built out in Logan Landings: Felipe’s Mexican Taqueria is targeted to open before the end of the year in the end unit next to Pet Supermarket near the Logan entrance; Tide Cleaners will take the 2,400-square-foot unit next to Naples Modern Dentistry near the center’s Immokalee Road entrance.
 

TCG ANNOUNCES MORE RESTAURANTS COMING TO THE POINTE AT FOUNDERS SQUARE

An Asian restaurant, a breakfast-lunch spot, a pizzeria and a late-night entertainment venue are coming next fall to The Pointe at Founders Square in Naples, Estero-based Trinity Commercial Group (TCG) announced this week. The locally owned and operated Naples businesses — South Street, Palumbo’s Pizzeria, Skillets and Fuji Sushi Bar & Asian Kitchen — plan additional locations at the 38,000-square-foot restaurant/retail hub under construction on the southeast corner of Immokalee Road and Collier Boulevard. Many more restaurants and additional announcements are expected soon for The Pointe, which is part of the 55-acre Founders Square redevelopment project on the former Pelican Nursery property. The venture by Barron Collier Companies, TCG and Metro Commercial will include a 400-unit luxury apartment community, a Physicians Regional Healthcare center, a gas station/convenience store, a self-storage facility and a half dozen outparcel lots.
 

NAPLES RETAIL STRIP SELLS FOR $5.475 MILLION

512 Mass Ave Properties Corp. purchased an approximately 0.34-acre commercial retail strip located at 531 Fifth Ave. S., Naples, from 531 Building LLC for $5.475 million. David J. Stevens, CCIM, of Investment Properties Corp. negotiated this transaction for the seller. Amanda Van Slyke of Compass Florida LLC negotiated this transaction for the buyer.

 

HEATHERWOOD CONSTRUCTION AWARDED VITAS HEALTHCARE PROJECTS

Southwest Florida-based Heatherwood Construction is partnering with VITAS Healthcare to bring a new facility to Sebring, Florida. In addition, Heatherwood will expand and renovate a VITAS location in Naples. VITAS has more than 40 years of experience in hospice care and is the nation’s largest single-source provider of end-of-life care, according to a news release. VITAS works across 14 states and the District of Columbia. Heatherwood has named Rafael Valdes as the senior project manager. Both projects were designed by Anderson Architecture of Boca Raton, Florida.

STEVENS CONSTRUCTION BEGINS BUILDOUT OF BAR TULIA AT MERCATO

Stevens Construction has started the buildout of Bar Tulia at Mercato located at 9118 Strada Place, Suites 8145-8150, announced Daniel Adams, vice president/principal of Stevens Construction Inc. Stevens Construction is providing a 3,200-square-foot interior renovation which will house a second location of the Fifth Avenue gastro-craft cocktail pub led by award-winning Chef/Partner Vincenzo Betulia. The new Bar Tulia, slated for completion in spring of 2021, will feature interior design elements such as reclaimed lumber, brick flooring and built-in seating. Bar Tulia will include a full commercial kitchen with a pizza oven, and will offer spacious outdoor areas with extended outdoor seating and mezzanine-level dining. Replacing the vacated space of The Wine Loft at Mercato, Bar Tulia is owned by the Campagna Hospitality Group, which operates Osteria Tulia, Bar Tulia and The French in downtown Naples. The Stevens Construction team includes project manager, Alan Bennett; superintendent, Joseph Powalski and project administrator, Angie Sugg. Architectural services are provided by Kukk Architecture & Design, P.A. and interior design by Debra Yelner of DLY Design.
 

Pelican’s Nest Golf Club

PELICAN’S NEST COMPLETES CLUBHOUSE RENOVATION

Pelican’s Nest Golf Club at Pelican Landing has completed the final phase of its multi-million-dollar renovation and expansion project. The $9-million project, designed by the architectural firm of Humphrey Rosal Architects and built by D. Garrett Construction Inc., included the addition of several new member amenities as well as a complete refurbishment of certain existing facilities. Work began in the summer of 2019 and was recently completed. A highlight of the clubhouse renovation is the expanded and elevated outdoor dining area, giving members a covered and weather-protected veranda to enjoy al fresco dining with views looking west toward the golf course, Spring Creek and Estero Bay. Several fans and heating elements also were added to enhance the dining experience. The private meeting rooms, card rooms and kitchen also were improved and floor-to-ceiling pocket doors were installed in the dining room. Technology enhancements include Wi-Fi throughout the clubhouse building, additional large flat-screen TVs in the Grill Room, USB capable plug-ins at the bar, and enhanced sound-proofing in the dining room.

BAY COLONY GOLF CLUB COMPLETES $6 MILLION RENOVATION

Bay Colony Golf Club recently completed more than $6 million in luxurious upgrades at the exclusive private golf club, the continuum of renovations that started in 2017 with a combined value exceeding $10 million. Peacock & Lewis Architecture & Interior Design created the contemporary coastal feel that shines throughout the 37,000-square-foot building and outdoor spaces. The design experts raised the roof of the Ladies Lounge and locker rooms to make a bright, light-filled space accented with marble floors, quartz countertops and new make-up stations. The Men’s Lounge and locker room have been updated with darker hues of brown and silver. In addition, new personalized wine lockers are available to members as part of Bay Colony Golf Club’s Wine Club, along with a completely renovated and expanded Club Room offering another casually elegant dining venue. The outdoor patio now has new furniture and umbrellas, and the Pro Shop has been refreshed. Updates during the earlier renovation included an expanded Grille Room, a new Board Room, a new Wine Room for private dining and meetings, the addition of two bocce ball courts with an outdoor pavilion, as well as a new outdoor kitchen and bar for casual patio dining with views overlooking the lake and 18th green. BCBE Construction worked on both phases of the project.

GOLDEN GATE GOLF COURSE PROJECT DELAYED, NEEDS MILLIONS OF DOLLARS TO MOVE FORWARD

A multimillion-dollar proposed project to redevelop the Golden Gate Golf Course property has been delayed. Redevelopment plans are at a standstill after a builder says it needs millions to move forward on the $29 million property Collier County purchased last year. At their next meeting in two weeks, commissioners are set to discuss the status of plans for a new driving range, golf course and entertainment center for that Golden Gate property on the southwest corner of Golden Gate Parkway and Collier Boulevard. The county also is working on two other possible developments on the property: workforce housing and a veterans’ nursing home, WINK News reports.
 

Island Storage Suites

ISLAND STORAGE SUITES SELLS OUT BUILDING 6

Allan Development Group LLC announced that Building 6, in the third and final phase at Island Storage Suites, known in the community as “The Mancaves,” according to a news release, has sold out. Pre-selling started eight months ago for Phase 3, which is comprised of two buildings totally 14 new units. Currently, only three suites are left for purchase in Building 5. Located at 10950 Old South Way in Fort Myers, these customizable, climate-controlled oversized garages are in demand and selling quickly. The remaining units for sale are priced at $300,000 and come standard with finished drywall, epoxy floor paint and sealant, HVAC, plumbing stub-out for an optional full bathroom buildout, and a 16-by-16 insulated and panelized garage door. The community is gated with 24-hour video surveillance, an on-site car wash with an air/vacuum station, and dual boat and RV dumping stations. As a result of the project’s success, Allan Development is currently working to identify nearby sites for a similar concept.

NAPLES FIRM DESIGNS MIXED-USE BUILDING IN NORTH CAROLINA REDEVELOPMENT DISTRICT

WDG Architecture | Planning + Interiors of Naples completed the design of a mixed-use building on a neighboring site adjacent to its Watermark Lake Norman luxury mid-rise condo community in Cornelius, North Carolina. The new two-story building consists of corporate office space, a restaurant/bar, and café. GATES CONSTRUCTION AWARDED $30 MILLION TRANSFORMATION PROJECT AT BROKEN SOUND CLUB

Gates Construction (Gates) has been awarded a $30 million renovation project for Broken Sound Club in Boca Raton. The renovation will add dining options and increase amenities. Managed out of Gates’ Palm Beach Gardens office, the renovation will feature a grand motor court with a dramatic sculptural fountain as its centerpiece. At the clubhouse entrance, a glass-covered porte cochère will provide a large covered gathering space for drop-off and pick-up. The Broken Sound Club will offer its members and guests several new and updated dining venues with both indoor and outdoor seating choices. An addition to the clubhouse will be used to update and expand the men’s and women’s locker rooms which will include room for card and table games. The pro shop that leads into the locker rooms will also be expanded. A playground, waterpark, splash pad, and bistro will be offered as well. Other club amenities include a two-acre poolscape, a 38,000-square-foot spa and fitness center, 23 tennis courts, four dedicated pickleball courts, two Audubon Sanctuary Certified Golf Courses, and an 18-hole miniature golf course. The clubhouse reimagination is from Peacock + Lewis Architects LLC with an anticipated completion date of late 2021.

Residential Options of Florida (ROOF) received a $2,500 grant from the Community Foundation of Collier County in support of technology for virtual education and case management. The funds will be used to purchase tablets to provide continuous safety and education for ROOF residents during COVID-19. With the help from the Community Foundation of Collier County, ROOF’s residents will have the opportunity to work on their goals for independence and self-sufficiency with their case manager remotely. Residents will be able to expand their knowledge on the use of technology, as well as other topics of their choice. ROOF was founded in 2014 with a vision that individuals with intellectual and developmental disabilities will have an abundance of housing choices in communities across Florida. Since 2014, ROOF has engaged with the Southwest Florida community to increase affordable housing opportunities for individuals with disabilities.
 
PBS Contractors Relationship Manager Mario Valle has received the Humanitarian Award in the 2019 Member Achievement Awards from the Naples Area Board of REALTORS (NABOR). Nominated by peers, this award honors Valle for his outstanding dedication to the community through his service with Collier County Sherriff’s Office. This is the second time Mario has been recognized for his community service by NABOR. In 2013, he was recognized at Citizen of the Year.
