Apartment complexes keep breaking ground across Southwest Florida, but none of them have been off Daniels Parkway in south Fort Myers, just west of Interstate 75.  

That’s about to change as The Springs at Daniels Parkway, owned by Continental Properties, is about to break ground. Public records show plans for 12 phases of construction with the end result being 288 units with three two-story commercial buildings of 24 units each. In addition, there will be six three-story commercial buildings with 36 units each as well as amenities, including a pool and sidewalks. 

Menomonee Falls, Wisconsin-based Continental Properties paid a combined $7.9 million Dec. 30 for two parcels totaling 15 acres. Gary Tasman, CEO of Cushman & Wakefield in Southwest Florida, and Shawn Stoneburner, senior director and broker, represented Continental, which also developed the Springs at Six Mile Cypress and Springs at Cape Coral apartment complexes.  

Since the sale, the two properties have been combined as one and cleared for construction with the western 5 acres having an address of 13301 Appaloosa Lane priced at $2.6 million after selling for $1.5 million in 2006. The eastern 10 acres had an address of 13290 Palomino Lane and had been vacant land priced at $5.3 million.  

Nicholas Paulus, a broker with Invest Florida, represented the sellers on the three-year deal, calling it the perfect type of infill development. “They’re doing a lot of road work on Palomino, which is going to help with the traffic. I think a lot of people are going to be walking to shops. It’s an infill location,” Paulus said. “People can go right across the street to Publix. They can walk to four or five different restaurants.” 

A traffic signal is in the works for Daniels and Appaloosa, meaning new residents at the Springs of Daniels Parkway will have traffic signals from two exits.
