One condo tower, 1907-built home, showcase past, future of Fort Myers

Developers of One, a 21-story riverfront condominium tower under construction in downtown Fort Myers, are showcasing the project from an unusual vantage point: a historic home for sale across First Street that highlights the contrast between the city’s past and its evolving skyline.

They gathered inside a three-story home at 2582 First St., built in 1907 and listed in December 2025 for $898,000. The 2,975-square-foot house features three bedrooms, a third-floor den, two-and-a-half baths and a recently remodeled kitchen. 

From a north-facing window on the third floor, the new tower takes shape across the street. 

One, the first riverfront condominium tower to rise in downtown Fort Myers since Oasis in 2006, will occupy about an acre and include up to 34 units across 21 stories. Most floors will have two units, along with two elevators, one opening directly into each residence and another for guests. Jaxi Builders expects to complete construction by the end of 2027. 

Units start at $1.3 million and range up to $2.5 million, or about $4 million for a full-floor penthouse. The top two floors sold as a combined penthouse for $5.3 million. 

The project is backed by a national marketing effort from Ryan Serhant’s New York City-based firm, with Miami-based Jaxi Builders leading construction and local marketer Krista Fogelsong, who spent 10 years in television news, involved in sales.

Fogelsong, along with Tiffany McQuaid, also serve as listing agents for the historic home. 

The property is owned by Marc Miller, who purchased it in 2019 for $280,000, according to property records. He said he invested about $300,000 in refurbishments and repairs, including a new kitchen. 

The home carries U-Gen zoning, allowing residential or commercial use, such as a law office, day care, yoga studio or rental. 

“You can see the potential this listing has,” Fogelsong said. 

McQuaid said the home maintains its historic character while incorporating updated, modern elements. 

Miller said the house was boarded up when he purchased it and that he added new bathrooms and a kitchen, refinished the original hardwood floors and installed exterior brick pavers sourced from a former horse farm in Arcadia. 

Across the street, One continues to rise, with flexibility remaining in its upper floors. 

Eduardo Caballero, vice president of Jaxi Builders, said the project carries an estimated $50 million construction cost and that securing entitlements took about three years. 

The name reflects the project’s position in the market. “It’s the first one on First Street to break ground in 20 years,” Caballero said. 

Sales are progressing, with about 45% of units sold, said Pesche Robinson, who manages the sales center at 2214 First St. 

“It’s the only boutique high-rise in Southwest Florida,” Robinson said. “Meaning, it has a total of 21 stories but only 34 condos. So, it’s more exclusive, more private. You have the action of downtown, but when you go back home, it’s quiet and private. 

“The first two floors are the amenities. We’ll have a beach, facing the water and an infinity edge pool. 

“Everyone is excited that this is finally happening.”
