Lee County Property Appraiser Matt Caldwell and Tax Collector Noelle Branning discussed Florida’s property tax system and the potential effects of Amendment 3 during a Sept. 16 business luncheon in Fort Myers.
The November ballot measure would increase the homestead exemption for nonschool taxes to $150,000 in 2027 and $250,000 in 2028.
Caldwell said the $150,000 level could account for inflation since earlier exemption increases but described the jump to $250,000 as a much larger policy shift. He estimated the first-year impact in Lee County would affect about 20% of the tax base, with the effect varying significantly among communities.
Caldwell said local governments could respond to reduced taxable values through changes involving millage rates, assessments or other taxes.
Branning also discussed plans to expand automation and online services and open a specialized tax service center on Colonial Boulevard this winter.
