The Naples area is the fastest-growing metro in the U.S. for new apartments in 2025, with 3,161 units set to open, a 275% increase from last year, according to a study by RentCafe. The Cape Coral‐Fort Myers area is also seeing strong growth with 1,691 units poised to open in 2025, joining Florida markets expanding rapidly as more younger workers and remote professionals move in. Florida is projected to deliver 62,184 apartments this year, second only to Texas. Miami (15,666 units), Orlando (11,347) and Tampa (8,737) lead construction statewide and rank among the top 20 U.S. metros. Meanwhile, some markets are cooling, including Jacksonville and Lakeland, which saw nearly 40% year‐over‐year declines.
