Olde Naples Hotel, inspired by the historic former Naples Hotel near this site, opened to guests May 15 at 200 Broad Ave. between Third Street South and Gordon Drive in downtown Naples.
The first building of the Olde Naples Hotel and its Annie’s Bistro, Bar & Bakery opened to the public May 15 and the new 109-room hospitality venture will fully launch this summer in downtown Naples.
“While a few finishing touches are still underway, the hotel’s defining hallmarks are complete and very much shaping the guest experience — from the buzz around Annie’s and the rooftop pool to the thoughtfully designed gathering areas in the lobby, courtyard ‘living room’ area, and retail shops that are already resonating with both locals and visitors,” said Laura Radler, general manager of the Olde Naples Hotel at 200 Broad Ave. S.
The redevelopment project has been in the works for more than a decade on the former site of The Plaza on Third Street, a shopping center that bordered Third Street South, Broad Avenue and Gordon Drive a couple of blocks from the Gulf. To build and operate the boutique hotel, the Camalier family, the owners of the property and Naples residents for more than 60 years, partnered with Florida-based Ocean Properties Hotels & Resorts. The venture is part of Ocean Properties’ Opal Collection, a selection of luxury hotels and resorts that includes The Capri Inn and Edgewater Beach Hotel in Naples.
The lobby entrance to Olde Naples Hotel provides a stunning introduction to the newly launched hospitality venture that’s part of Opal Collection in downtown Naples.
“One building is open now with 50 rooms. All 109 rooms will open in the coming weeks,” Radler said.
Spacious accommodations include two three-bedroom king-king-king suites, three two-bedroom king-king suites and 12 units with king beds and living room lofts that are considered suites.
Initial feedback indicates that the hotel, inspired by the original 1889 Naples Hotel that once stood nearby, fits the character, charm and scale of the historic Naples neighborhood. Designed by global firm Hart Howerton, the hotel reimagines the 2-acre space as a modern-day gathering place.
“Old Naples has always had a strong sense of place, and we wanted this hotel to carry that forward in a way that feels natural today,” Radler said.
Annie’s Bar invites guests off the lobby of the new Olde Naples Hotel in downtown Naples.
When completed this summer, the three-story hotel will feature a landscaped courtyard, fitness center, spa, sundry shops and other amenities, including about 3,755 square feet of retail space on the ground floor along Third Street South. The swimming pool is open for hotel guests, the courtyard is coming soon and the spa will be opening later this summer, Radler said.
Immediately east of the lobby, Annie’s offers an expansive 222-seat local dining spot that already has been busy and well-received for breakfast, lunch, dinner and cocktails. An early start of espresso and house-made pastries moves into a more refined but approachable American menu by evening. The space projects its own personality with large-scale murals, a central piano and a gilded ceiling detail that gives the room the sense of a special occasion without feeling formal.
Annie’s is open 7 to 10:30 a.m. for breakfast,11:30 a.m. to 3 p.m. for lunch and 5 to 10 p.m. for dinner, and the bar is open until midnight. An all-day menu starts at 11 a.m. to service the soft seating area open to the public and the pool deck for hotel guests. Happy hour is not available yet, but daily specials will be 3 to 6 p.m., once established.
Inside the newly opened Olde Naples Hotel
After more than a decade in development, the Olde Naples Hotel has opened its first phase in downtown Naples. The luxury boutique hotel blends coastal-inspired design, rooftop amenities and Annie’s Bistro, Bar & Bakery into a modern hospitality destination near Third Street South.
The hotel lobby’s main entrance is in the middle of the Broad Avenue block, and steps at Broad and Gordon Drive lead to the hotel’s initial retail space behind the front desk area. An unfinished entrance off Third Street will provide public access to more retail and the courtyard, which also will lead to Annie’s on the right once construction is completed.
The hotel’s interior layers vintage patterns with clean finishes and subtle coastal tones, creating timeless spaces that feel relaxed yet intentional. Architectural details reflect the neighborhood, from dormered rooflines to lofted wood ceilings with a palette of soft whites and blues influenced by the nearby Gulf.
A rooftop pool introduces a retro-inspired escape above the historic district. Its shaded cabanas and sunset views provide both a vantage point and a destination.
Hotel rates start at $399 per night. To celebrate its launch, the hotel is offering a “Grand Olde Opening Offer” with up to 30% off select room types on stays of three nights or more for arrivals starting in June.
“There are already group bookings in April 2027, and bookings already for a year out,” Radler said.
