Minto Communities plans to begin land development in March to expand The Isles of Collier Preserve by nearly 230 homes after the $10 million acquisition this month of more than 100 acres adjacent to its upscale community in East Naples.
Florida-based Minto purchased five contiguous parcels ranging from 10.29 acres to 51.45 acres totaling slightly more than 103 acres on the western edge of The Isles of Collier Preserve. The vacant residential property, bordered by Bayshore Drive on the west and the Avalon Swale and Antigua Way in The Isles on the east, was purchased Feb. 2 from Naples-based Bayshore Parcel LLC, associated with Neapolitan Enterprises owner Joan Fleischmann Tobin.
Plans call for 229 homesites for an additional 138 paired villas and 91 detached single-family homes in The Isles of Collier Preserve. This new addition to the gated residential community is projected to open for sales in early 2023. More than half of the property will remain lakes and preserves with 25 acres of lakes and 30 acres of preserves, Minto Communities reports.
In January 2021, Collier County commissioners approved Minto’s plan to build 230 more housing units in The Isles, which stretches west from U.S. 41 East to Bayshore Drive. Commissioners voted 4-1 on an ordinance to amend the county’s land development code to allow the development of the new homes along Bayshore Drive south of Thomasson Drive in the Sabal Bay mixed-use planned unit development. Commissioner Penny Taylor was the lone dissenter on the rezoning ordinance that required four votes for approval.
“We are very pleased to include this property as part of The Isles of Collier Preserve community,” said Mike Belmont, president of Minto Communities. “In 2021, we achieved record sales at The Isles of Collier Preserve with 251 new home sales. Overall, Minto home sales in the community total 1,130 since opening in 2014.”
The new homes will be built around four lakes and a wetland area off Antilles Way, the rear entrance at Bayshore Drive into The Isles. The lots are planned along three proposed cul-de-sacs, Calypso Court, Gustavia Cort and Yucatan Court, site development plans show.
Minto offers luxury villas and single-family homes at The Isles of Collier Preserve that are designed for casual contemporary living with pricing from the $400,000s to more than $1.5 million. Minto recently announced its new Coastal Cottage Collection of 150 homes with four new model homes scheduled to open in late spring this year. The Isles of Collier Preserve offers miles of walking and biking paths, waterways for kayaking and resort-style amenities at The Isles Club, which features a clubhouse architectural design inspired by the original Naples Beach Hotel.
