A planned 21-story, 34-unit condominium tower called One will launch its sales center in April. Those interested in spending at least $1 million on their future residence can visit the soft launch, view a model of the tower and see renderings in downtown Fort Myers.  

The One sales center is open most afternoons or by appointment at 2214 First St. across from Ford’s Garage restaurant. 

“They were going to build it before the Luminary [Hotel],” Nils Richter said of Doral-based Jaxi Builders. Richter and colleague Pesche Robinson are managing sales for One. “But there just wasn’t enough momentum in the market. We’ve been talking about this the last two years. For this boutique beauty, there’s a market now.”  

The development will have a 90-space parking garage fronting First Street and a resort-style pool fronting the Caloosahatchee River, with all of the units having riverfront views. The 5,000-square-foot penthouse suite already has been reserved, but units ranging from 1,555 to 2,391 square feet can be had starting at $1 million and $1.5 million, with prices increasing for higher floors. Each unit will have 10-foot ceilings, with the top two floors having 12-foot ceilings. The ground level will be built 35 feet above the river to guard against future hurricane storm surge, Richter said. Units of 3,946 square feet can be reserved as well. Those will be sold from the top floors on down and will start at $3.6 million for the 18th floor. The prices on those will fall as the floor numbers do. 

“We need about 15 sales, and then we are off to the races,” Richter said. “We gave ourselves six months to get 15 sales. We’re looking for this to be completed in the second quarter of 2025.”  

Eduardo Caballero, vice president of Jaxi Builders, said nearing completion of two other Jaxi projects in Lee County afforded the developer to launch sales of One.  

Botanika, a low-rise, three-building condo development in Bonita Springs, has 75 units with 66 under contract.  

Majestic Palms Phase 2 in the Iona area of Fort Myers has 44 condo units with 42 under contract. One will be an even more exclusive address, with interior designs done by designer Adriana Hoyos of Miami.  

“Normally, something like this is located in the Naples area,” Caballero said of One. “We truly believe that downtown Fort Myers has the conditions needed to have this kind of upscale development.  

“Everything has changed drastically in downtown Fort Myers.  

Now that the Luminary Hotel is already in place, it’s bringing a new crowd, new people to the downtown Fort Myers area.  

It’s giving the city some synergy. We want to offer high-quality condominiums to allow residents to enjoy a beautiful location with great views. It’s walking distance to downtown.” Jaxi is serving as the general contractor for two other nearby condo towers Prime Luce which will have two, 22-story towers with 220 units; and Allure, which will have two, 32-story towers with 292 units.  

The address of One is 2583 First St. Cedar River at Fort Myers LLC, which is Jaxi, paid $4.67 million for a little more than three acres fronting the river in 2015 and split off about 0.66 acres for the site of One, with the rest planned for Allure.  

“We’re definitely setting a higher standard in pricing, but also with the finishing,” Richter said. “We’re stepping it up. We’re making a product that is very exclusive.”
