Amazon acquires large site near Punta Gorda Airport

Amazon is looking to expand its Southwest Florida footprint after paying $20.1 million for 232.73 acres just south of Punta Gorda Airport, off Jones Loop Road, an area that has been transitioning to industrial use. 

Amazon.com Services LLC paid about $86,600 per acre and finalized the purchase March 20, according to a news release from LSI Companies. 

Justin Thibaut, CEO of LSI Companies, declined to comment because of a nondisclosure agreement. Thibaut and his father, company founder Randy Thibaut, brokered the deal. The land had been owned by two separate land investment companies. 

LSI Companies also brokered land deals on three previous properties that became Amazon facilities in Lee County. 

Amazon Alico (1)

An Amazon sorting facility off Alico Road, just west of Interstate 75, became operational Nov. 15, 2021.

In June 2021, Atlanta-based real estate firm Seefried Industrial Properties, which often works with Amazon on warehouse acquisition and development, paid $15 million for 45 acres of industrial property off Alico Road, land that included the former Alico Family Golf Center. That transaction equated to about $333,333 per acre. 

Seefried also purchased a separate 15-acre parcel fronting Alico Road for $6.1 million, about $406,600 per acre. Both sites are now operating as Amazon sorting and distribution facilities. 

In November 2024, Amazon paid $66.5 million for 143 acres in Fort Myers, just east of Interstate 75, or about $465,000 per acre. The robotics fulfillment center under construction is expected to be operational by the end of 2027. At about 650,000 square feet, it will be the largest building ever constructed within Fort Myers city limits. 

Amazon could not be reached for comment on its plans for the Punta Gorda property.
