Babcock Ranch in Charlotte County recorded 748 home sales through July, up 29% from a year earlier, as residential and commercial development continues across the master-planned community.
Babcock Ranch is climbing the ranks of the nation’s top-selling master-planned communities as home sales continue at a record pace.
The Charlotte County community sold 748 homes through July, up 29% from a year earlier, after rising to No. 4 in RCLCO Real Estate Consulting’s mid-year ranking of the nation’s top-selling master-planned communities. Babcock Ranch ranked No. 7 at mid-year 2025.
The sales mark the strongest start to a year since Babcock Ranch debuted in 2017 and extend momentum from 2025, when the community surpassed 1,000 annual home sales for the first time.
Babcock Ranch has outperformed its 2025 sales totals each month this year, including a record 138 home sales in March — the most recorded in a single month, officials said.
The surge follows a record 2025, when Babcock Ranch sold 1,066 homes, its strongest sales year to date. The town was one of seven master-planned communities nationwide to surpass 1,000 sales last year.
Residences include single- and multifamily homes across more than a dozen communities. Babcock Ranch also offers rentals, including single-family homes in The Flatwoods and apartments at The Canopy at Babcock Ranch.
Canopy at Babcock Ranch is the community's first apartment complex, adding 373 rental units as the master-planned town expands its housing options beyond single-family homes.
“Babcock Ranch continues to demonstrate that exceptional lifestyle, environmentally responsible design and built-in resiliency are a winning combination for today’s homebuyers,” said town founder Syd Kitson, chair and CEO of developer Kitson & Partners. “Our strong mid-year performance reflects a growing appreciation for what sets Babcock Ranch apart and the lasting value of a community designed with purpose.”
As the number of rooftops has grown, so has the community’s commercial development. On the same day Babcock Ranch announced its latest sales figures, it released an updated list of businesses coming to its retail and commercial centers.
Babcock Ranch is planned for more than 20,000 residences and approximately 6 million square feet of commercial space.
A second Publix is under construction at MidTown Marketplace, where several other businesses are planned, including Kluck Kluck Chicken, Martinize Dry Cleaners and Venetian Nail Spa. They will join Pi MidTown in the new shopping area.
Publix, the anchor at MidTown Marketplace, is building a 55,000-square-foot store featuring expanded prepared-food offerings, including fresh pizza, ramen, sushi and acai bowls. Plans also call for a full-service seafood department, a scratch bakery with artisan breads and custom cakes, an expanded deli and a beverage bar with cafe seating.
MidTown Marketplace is the first phase of a larger development that eventually will include a village green, amphitheater and Florida Gulf Coast University’s newest academic building and research institute.
Kitson & Partners’ new corporate office, which opened earlier this year, anchors B Street, a walkable mixed-use plaza under construction at Babcock Ranch and scheduled for completion this fall.
B Street, another shopping hub, has six businesses open, including Kitson & Partners’ two-story, 22,500-square-foot headquarters.
Another 21 businesses are planned, including BBQ King Smokehouse & Tavern, Clase Azul Mexican Restaurant, Firebelly Burger Co., Kong Fu Ramen, Mangiamo Italian Restaurant, Sloan’s Ice Cream, The UPS Store and Three Oaks Wellness.
The Shoppes at Yellow Pine is home to major retailers including Marshalls, HomeGoods and Five Below, along with smaller businesses and restaurants. Fountain Pools and Tampa General Medical Group are expected to join the center.
Crescent B Commons, Babcock Ranch’s first Publix-anchored shopping center, is home to 17 businesses offering services, restaurants and other retail options.
Curry Commerce Center is a 255,000-square-foot, eight-building commercial flex and light-industrial complex designed for businesses including offices, showrooms, warehouses, service companies, distributors and light manufacturers.
Babcock Ranch was developed as an environmentally friendly community with infrastructure designed for storm resiliency. Half of its 18,000-acre footprint is set aside for greenways, parks and lakes. The town also has more than 100 miles of planned trails, recreational parks, collaborative workspaces and Founder’s Square, which hosts food truck rallies, live music, farmers markets and festivals.
