One of only six beachfront Villas in Hideaway Beach, the property at 1000 Royal Marco Way sold for $8 million, setting a community record.

Two recordbreaking home sales on Marco Island in September set new benchmarks in the island’s luxury market.

A beachfront Villa in Hideaway Beach sold for $8 million, the highest price ever recorded for a villa in the community. Days later, a waterfront estate on Old Marco Lane closed for $9.5 million, ranking as the island’s third-highest single-family home sale. Both properties were represented by Cathy Rogers of Premier Sotheby’s International Realty, who also brokered Hideaway Beach’s top single-family sale of $11.875 million in 2022.

The three-story villa at 1000 Royal Marco Way spans 4,500 square feet with three bedrooms and five baths, including four full and one half. Redesigned by Tom Christian Builders, the residence includes a Gulf-facing terrace, private pool, elevator and a three-car garage. It is one of only six villas in the Hideaway Beach community.

Across the island at 1084 Old Marco Lane, the 5,000-square-foot waterfront estate offers five en-suite bedrooms, a gourmet kitchen, a climate-controlled wine room and a resort-style lanai. Built in 2020, the property sits on more than 200 feet of Collier Bay waterfront and includes a 180-foot dock capable of accommodating a large yacht.

The Old Marco Lane estate sold for $9.5 million, ranking among the top single-family home sales on Marco Island.

Rogers said the sales illustrate the strength of demand in Marco Island’s top-tier market. According to the Naples Area Board of Realtors, sales in the $5 million-and-up segment rose nearly 20 percent year-over-year.

“The Villa in Hideaway Beach set a new benchmark for the community, while the Old Marco Lane estate underscored the depth of demand for luxury waterfront homes,” Rogers said.

Premier Sotheby’s International Realty, headquartered in Naples, operates 40 offices across Florida and North Carolina with more than 1,200 sales professionals.
