A three-story, mixed-use project on the former site of the Sea Shell Motel in downtown Naples is being developed by Brookline Companies, a privately held real estate firm headquartered in Clearwater.   

The new Stella Naples will feature 10 luxury residences on two floors above a small collection of shops and offices on the ground level at 82 Ninth St. S., less than an acre on the corner of U.S. 41 and First Avenue South. “We’re projecting to break ground toward the end of this year,” says Sarah Hudgins, a sales associate with William Raveis Real Estate, exclusively selling the condominiums with prices starting at $2 million. After 14 to 16 months of work by D. Garrett Construction in Naples, Hudgins projects the project to be completed in the first quarter of 2023.  

A letter of intent has been signed for a high-end pizza place with wine and beer for a 1,400-square-foot unit in Stella Naples, said Jonathan Kepple, a commercial real estate specialist with Diversified Real Estate Group in Naples. High levels of interest have been shown for other units by concierge medical businesses and financial and wealth management offices, Kepple said.  

Three floor plans are available for the residential units with two bedrooms, two bedrooms plus a den, and three bedrooms. The units have private rooftop deck spaces which can be customized with options such as outdoor kitchens, fire pits and hot tubs. Stella Naples’ contemporary design was created by MHK Architecture & Planning of Naples.  

The Sea Shell Motel, built in 1944, operated for nearly 75 years at that location. The 30-room independent motel was purchased by Brookline for $4.9 million in May 2018 and was demolished in 2019.
