DESIGN COMPLETED FOR NEW LUXURY CONDO COMMUNITY IN PUNTA GORDA

PDS Architecture has completed the design of the exterior and interior of Paradise Pointe — the first luxury condominium community in Punta Gorda in more than 10 years. The team completed this project, from plan to permit, in approximately six months. All 39 units have full views of Charlotte Harbor and features such as imported quartz countertops, porcelain tile floors and sliding pocket glass doors. Two lifestyle floor plans, from 1,832 to 2,597 square feet, include two to three bedrooms and two-and-a-half bathrooms built around distinctions like dual closets, tray ceilings and LED lighting in the master suite as well as double sinks, a garden tub, an enclosed shower door and linen closets in the master bathroom. The adjacent kitchen includes stainless-steel appliances, soft-close cabinets and an eat-in island.
 

WEST BAY CLUB CELEBRATES COMPLETION OF FIRST PHASE OF $12M AMENITY IMPROVEMENT PROJECT

The West Bay Club, an 868-acre luxury community in Estero, is celebrating the completion of the first phase of a planned $12 million-plus renovation project as the club recently unveiled its newly expanded and redesigned golf clubhouse. Improvements focused on enhancing the member and guest experience. Phase two of the multi-phase amenity improvement project is currently underway and includes updating and transforming the Golf Club’s Niblick bar and community’s Bay House activity center, poolside fitness building and expanded dining options. Phase three of the project will include the Beach Club ocean-side amenity. The West Bay Club recently gave members a guided tour of the $5 million golf clubhouse renovation. Meyers & Associates architects and Troon Design worked with West Bay Club management and a resident-led Renovation Task Force collaborated for nearly a year on the West Bay Vision 2020 plan for the amenity improvements. Crews began working on the first phase of construction in April 2020. The entire multi-phase project is expected to be completed by the end of 2021. The amenity improvement project comes on the heels of a $4 million enhancement of The West Bay Club’s Pete Dye championship golf course in 2018 by Fry/Straka golf course architects.
 

FAIRSTEAD ANNOUNCES $85 MILLION REDEVELOPMENT OF GOODLETTE ARMS APARTMENTS IN NAPLES

Fairstead has announced the $85 million redevelopment of Goodlette Arms Apartments, a 250-unit permanently affordable development for seniors in Naples. Fairstead, a real estate company, purchased the complex from Full Circle Communities for $59.5 million and will spend more than $25 million to upgrade all apartments and common areas along with energy, sustainability and property resiliency measures across the property. The deal will preserve affordability at Goodlette Arms Apartments for at least the next 40 years. Fairstead secured financing for the project from Berkadia Commercial Mortgage, with Regions Bank acting as the tax credit investor and the Collier County Housing Finance Authority acting as bond issuer.

NAPLES REALTOR TRANSACTS RECORD-BREAKING $52M BEACHFRONT HOME SALE ON GORDON DRIVE

Naples Realtor Bill Earls earned more from home sales last month than he did during all of 2020. “I sold $304 million last month,” says Earls, part of the luxury real estate team of Earls & Lappin and a broker director and top sales producer at John R. Wood Properties for three decades. “In the month of January, I had 26 sales.” Foremost among those, Earls represented both sides of transactions for two single-family beachfront homes on Gordon Drive in Old Naples that are both among the top sales in Naples’ history. On Jan. 27, Coca-Cola bottling mogul Marvin J. Herb sold his 4-acre estate at 2700 Gordon Drive to Quarton Capital LLC for $52 million, a record-breaking sale in Naples. Two days earlier, Robert A. Watson sold his neighboring 1.5-acre Gulf estate home at 2750 Gordon Drive to Chicago-based Orchard 2020 Revocable Trust for $36 million. Earls also was the procuring agent for a 4-acre beachfront estate at 3100 Gordon Drive that recently sold for $39 million, as well as the listing agent for a vacant lot with 100 feet of beachfront at 4100 Gordon that sold for $13.5 million on Jan. 26. Earls, 67, doesn’t plan to retire or take time off after his recent streak of record sales. “I’m chasing after my next deal because I love doing what I do,” he says. “Turning deals, selling real estate drives me.”
 

HOUSING MARKET SOARING DESPITE PANDEMIC, NABOR REPORTS

Like many industries, the Naples area real estate market was tested in 2020 when the COVID-19 pandemic hit and shuttered businesses in every community. Fortunately, real estate professionals obtained essential-service designation from the state. The effects of the pandemic negatively impacted the housing market during March and April, two months that historically have been the best months for home sales during the year. As lockdown restrictions began to loosen, pent up demand for homes in Naples resulted in more homes sales during the second half of the year than during the first six months, a phenomenon broker analysts admit has never occurred in the history of Naples real estate. Pending sales for 2020 increased 28.8 percent to 16,254 pending sales from 12,623 pending sales in 2019, according to the Naples Area Board of Realtors (NABOR).
 

D.R. HORTON BREAKS GROUND ON RESIDENTIAL COMMUNITY IN NAPLES

D.R. Horton recently broke ground on Tamarindo, a community of 251 single-family homes on more than 100 acres along Collier Boulevard. South of Physicians Regional Medical Center and north of VeronaWalk, the new community will be built in three phases with a main entrance off of Sabal Palm Road in south Naples. Tampa-based Forestar Real Estate Group purchased the acreage, known as Rockedge planned unit development, in September for more than $13 million, according to Collier County property records. More than 24 acres on Tamarindo’s eastern edge will be conserved as a nature preserve, site development plans show.
 

MK ARCHITECTURE COMPLETES HAMMOCK PARK APARTMENTS DESIGN DEVELOPMENT

MK Architecture has completed design development of Hammock Park Apartments by FLStar Development and Construction. The project will consist of a four-story contemporary apartment building totaling 265-units of luxury rental apartments to be located off Rattlesnake Hammock Road in Naples. It will also include a two-story amenity center complete with a fitness center, business center, demonstration kitchen, games area, grand lobby and resort-style pool. Currently in the construction documents phase, the project is anticipated to be in for permitting by the second quarter of 2021.
 

DIAMOND CUSTOM HOMES BUILDING ESTATE ON GULF SHORE DRIVE

Naples luxury homebuilder Diamond Custom Homes has announced the construction start of a 6,532-square-foot estate home on the corner of Seabreeze Avenue and Gulf Shore Drive in North Naples. Situated on an oversized corner lot just 300 yards from Vanderbilt Beach, the three-story, six-bedroom residence will feature a design by Rich Guzman, principal residential designer of R.G. Designs; interior design by Tina Margrander of Tina-Marie Interiors; custom cabinetry by EDGE Cabinet and Space Creators; and landscape architecture by Christian Andrea of Architectural Land Design. The lot includes a private boat dock with a 13,000-pound lift. The original residence, built in 1989, was razed in October to allow for the construction of a new custom estate designed to accommodate family and guests, as well as multiple outdoor decks and 90-degree sliding glass doors to maximize Gulf, beach and canal views and indoor/outdoor living. The residence is scheduled for completion in early 2022.

HOFFMANN ACQUIRES OFFICE BUILDING ON FIFTH AVENUE SOUTH IN NAPLES

The Hoffmann Family of Companies, the largest owner of commercial real estate in Naples, acquired property at 500 Fifth Ave. S. on Friday from Stephen Farrington, making it the Hoffmanns’ 34th property in Naples. The 9,000-square-foot office building is occupied by Premier Sotheby’s International Realty and MAC Trust on the first floor and Vantage Private Wealth, SouthFifth Group LLC, Candid Appraisals, Ferguson Cohen LLP, JD Loden Wealth Management and Renison & Associates on the second floor. The Hoffmanns also own 33 businesses in Florida that employ more than 2,000 people. “We have no plans to temper our investment commitment to Florida and will continue to purchase real estate and businesses here for the foreseeable future,” says David Hoffmann, founder of the Hoffmann Family of Companies. “In this regard, we currently have three letters of intent signed to purchase three companies in Florida — one in Naples, one in Sarasota and one in Jacksonville.”
