CONSTRUCTION UNDERWAY AT GRANDVIEW AT BAY BEACH
Construction is underway and sales remain active for London Bay’s Grandview at Bay Beach, Estero Island’s new 11-story tower. Located within the gated Waterside neighborhood at Bay Beach, Grandview features 58 residences from 2,400 to 2,900 square feet. Grandview’s open-concept floor plans will feature three or four bedrooms, a den, up to three-and-a-half bathrooms, private elevator access and a dedicated covered space in the main garage. Six top-floor penthouses will feature 11-foot ceilings and a private two-car garage. Luxury residences start from the low $1 million, and Realtor commission offerings are paid upfront.

SES 095, LLC purchased eight flex condos totaling 16,000 square feet and two building pads on 5.73 acres in Acline Center at 3769-3789 Acline Road, Punta Gorda, from Marcel Imbert & Aljenabus, LLC for $1.95 million. Fred Kermani, CCIM, AIA, of CRE Consultants, negotiated the transaction.

 
FORT MYERS PROPERTY SELLS FOR $795,000
Eydel Management, LLC purchased a 4,400-square-foot property at 16551 S. Tamiami Trail, Fort Myers, from Sunset Auto & Truck LLC for $795,000. Jeff Forsythe, CCIM & Jose Pastor of Lee & Associates | Naples-Fort Myers negotiated the transaction. 

 
FORT MYERS INDUSTRIAL LAND BOUGHT FOR $780,000
Chris Paradiso and Mario Mastronardi of Brooklyn, New York, represented by Barbara Monahan, CCIM, MVP Realty, LLC – Commercial Services, purchased 2.94 acres at 3251-61 Cargo St. in Fort Myers. EAST NAPLES OFFICE CONDOS ACQUIRED FOR $750,000
Real Estate Redefined, LLC purchased 10 office condos totaling 9,233 square feet in Courtview Building at 2652-2666 Airport-Pulling Road S., Naples, from Courtview LLC, for $750,000. Fred Kermani, CCIM, AIA of CRE Consultants represented the seller and Lisa Wang of Sun Realty represented the buyer in negotiating the transaction.

35 Barkley LLC purchased a 4,200-square-foot professional office space located at 35 Barkley Circle, Fort Myers. Daniel Jan Miller of Century 21 Sunbelt Realty – Commercial represented the buyer and Astrid Harteb of Affinity Realty Group represented the seller. 

 
NORTH NAPLES OFFICE CONDO PURCHASED FOR $480,000
Dr. Richard L. Bloy purchased a 2,002-square-foot office condo in Piper’s Crossing at 1213 Piper Blvd., Suite 201, Naples, from MER Crossing 1 LLC for $480,000. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants represented the seller and Patricia McClimans of SVN Lotus represented the buyer in negotiating the transaction.

 
CAPE CORAL MEDICAL OFFICE BUILDING BOUGHT FOR $435,000
Dennis Leaton and/or Assigns purchased a 1,862-square-foot fully leased medical office building at 3632 Del Prado Blvd., Cape Coral, from Seth & Jeanette Schurman for $435,000. Enn Luthringer, CCIM of CRE Consultants, represented the seller and Jack Britton of Professional Realty Consultants represented the buyer in negotiating the transaction.

Bonita Breeze Development, LLC has sold several 880-square-foot storage spaces in the Bonita Automotive Condominiums in Bonita Springs. David Edwab purchased storage space at 27900 Bonita Breeze Way, Suite 106, for $299,000. Price Harding purchased storage space at 27900 Bonita Breeze Way, Suite 102, for $295,000. SELF-STORAGE CENTER UNDER CONSTRUCTION IN EAST NAPLES 
The Simpson Organization (TSO), a real estate investment firm based in Atlanta, started construction July 13 on Valley Stream Self Storage, a 120,204-square-foot building with four floors of 30,051 square feet each on the corner of U.S. 41 East and Valley Stream Drive in East Naples. The upscale project, expected to be completed next July, will have 900 secure and climate-controlled storage units for lease, 24 of which will be fully accessible to comply with the Americans with Disabilities Act. TSO purchased the 2.5-acre vacant commercial parcel at 750 Valley Stream Drive in April 2020 for nearly $2.5 million, Collier County property records show. 

 

SEAGATE EXPANDING NORMAN LOVE’S MANUFACTURING SPACE
Seagate Development Group is expanding packing, fulfillment and warehouse space for Norman Love Confections at 12771 Westlinks Drive, Suites 3-6, in Fort Myers. This 19,200-square-foot facility will cover four units – two of which were once adjacent spaces occupied by other companies – to suit Norman Love’s future growth. The project scope includes electrical, plumbing, mechanical and HVAC components. Crews will dedicate the last few weeks of the expansion to insulation, drywall, flooring, finishes and inspections. These factory-style units are projected to be complete next month, ahead of schedule and in time for the beginning of Norman Love’s Christmas production.

 

CONSTRUCTION TO BEGIN ON ENCOMPASS HEALTH REHABILITATION HOSPITAL OF NAPLES 
Construction will start this summer on Encompass Health Rehabilitation Hospital of Naples, which will be built on the west side of Collier Boulevard between Wolfe Road and Mission Hills Drive in North Naples. The initial phase plans a more than 52,000-square-foot, one-story, 50-bed inpatient rehabilitation hospital on vacant property directly across Collier Boulevard from the Tuscany Pointe gated community and just north of the Mission Hills shopping center anchored by Winn-Dixie supermarket. Future plans for a proposed second phase show the addition of a 26,322-square-foot, one-story northern wing with another 50 beds and the eventual expansion of the hospital’s common area with more space for its cafeteria and therapy gym. When both phases are completed, the total space for the freestanding hospital with 100 private rooms is planned for 81,024 square feet, site plans show. In May, Birmingham-based Encompass Health started building another regional rehabilitation hospital in Cape Coral. 

 
DOUBLETREE SUITES HOTEL UNDER RENOVATION IN NORTH NAPLES
DoubleTree Suites by Hilton Naples started construction this spring on the first phase of an interior and exterior improvement project at the all-suite hotel at 12200 Tamiami Trail N. in North Naples. All 101 suites are expected to be renovated by September at the three-story hotel. The hotel’s owner, Virginia-based Guest Services Inc., also plans renovations to enclose 68 square feet of pool deck and 216 square feet of a covered walkway, improve existing pavement and landscaping, and other changes, Collier County development plans show. Additional expansion plans next year may include another restaurant to replace Charlie Chiang’s Chinese restaurant that operated there for 12 seasons before permanently closing three years ago. 

 

MK ARCHITECTURE SELECTED FOR ST. PAUL’S ORTHODOX CHURCH PROJECT
MK Architecture has been awarded the architectural design services for St. Paul’s Antiochian Orthodox Church New Fellowship Hall to be built at its existing church campus on Rivers Road at Immokalee Road in Naples. The project includes a new 7,500-square-foot fellowship hall building with a full-service kitchen, classrooms and a 240-seat multi-purpose hall. The project is expected to be completed in 2022. MK Architecture specializes in religious, hospitality, commercial and multi-family architecture with offices in Fort Myers, Naples, and Lexington, Kentucky.

World Heritage Exhibitions LLC leased a 14,766-square-foot space at 14661 Jetport Loop, Suites 160-180, Fort Myers, from Jetport Loop LLC. Derek Bornhorst, SIOR, CCIM, Bob Johnston, SIOR, and Jerry Messonnier, SIOR, of Lee & Associates | Naples-Fort Myers represented the landlord and Rachael Guertin and Jennifer Castriotta of Re/MAX Realty Group represented the tenant in the transaction.

 

Surface Construction Group LLC leased a 7,500-square-foot space at 10350 Metro Parkway, Unit 3, Fort Myers, from Unit General Investments Inc. Brock Rasmussen and James Walls represented the landlord and Jeff Forsythe, CCIM, and Jose Pastor represented the tenant in the transaction. All agents are from Lee & Associates | Naples-Ft. Myers.

 

Premier Automotive leased a 4,600-square-foot space in the Metro Arc Business Park at 11766 Metro Parkway, Suites D & E, Fort Myers, from G &M Estates USA Inc. Jeff Forsythe, CCIM of Lee & Associates | Naples-Fort Myers negotiated the transaction.

 

Greeley & Hansen LLC leased 3,134 square feet of office space at 5252 Summerlin Commons Way, Nos. 103-104, Fort Myers, from Gulf Stream East LLC. Gary Tasman and Gretchen Smith of Cushman & Wakefield | Commercial Property Southwest Florida handled the tenant in negotiating the transaction.

 

WGI Inc. leased a 2,590-square-foot office in the Daniels Metro – Park of Commerce at 6310 Techster Blvd., Unit 1, Fort Myers, from Excalibur Investment Group LLC. Rodney Fidler, CCIM, of Lee & Associates | Naples-Fort Myers negotiated the transaction.

 

ON THE MOVE

 

Ashley Thompson

NAI Skyway National Partners, a full-service commercial real estate brokerage firm servicing the Gulf Coast and Southwest sections of Florida, has hired Ashley Thompson as vice president, office leasing and investment sales. Thompson spent the past three years working as a commercial real estate advisor for CBRE in the Tampa and St. Petersburg area. Thompson brings more than seven years of commercial real estate experience to the position. In addition to CBRE, her commercial real estate career includes functioning as a real estate investment analyst for HFF and Parkway Properties in Orlando. She earned a bachelor’s degree in International Business from Rollins College. Thompson also received a Master of Business Administration from the Rollins College Crummer Graduate School of Business.

 

Jeff Morrow

Jeff Morrow recently joined Suffolk as a project executive for the company’s Florida Gulf Coast region. Originally from St. Louis, Morrow has more than 30 years in the construction industry as an executive with experience in estimating, superintendence and project management. He has held executive-level positions including chief operating officer, vice president, operations manager, project director and project executive for general contractors, construction managers and developers. Morrow has a bachelor’s degree in industrial technical in construction management from Missouri State University in Springfield, Missouri. He is a member of the Society of American Military Engineers, Design Build Institute of America, Associated Builders and Contractors, is Corps of Engineers certified in Contractor Quality Management, and is a licensed State of Florida Certified General Contractor.

Chad Osborne

Naples-based Call It Closed International Realty received the award for Excellence in Real Estate and Construction and co-founder Chad Osborne was named Top 100 Leaders in Real Estate at the World Real Estate & Construction Forum (WRECONF) in Las Vegas June 23-25. The award selection scored participants on four parameters: overall reach, industry impact, future-readiness and market demand. Founded by Chad and Aprile Osborne, Call It Closed International Realty is a national, cloud-based, 100% commission brokerage with a multi-tiered revenue sharing platform.

 

John R. Wood Properties sold listings volume from Jan. 1 through June 30 is $1.6 billion, an increase of $160 million over the sold listings volume of its nearest competitor, the company states. It has closed 3,664 total units year-to-date. John R. Wood Properties is the oldest major real estate brokerage in Southwest Florida, founded in 1958. Last month, the company announced a rebranding effort.
