RISING CONSTRUCTION COSTS, MATERIAL SHORTAGE AFFECTS BUILDING OF HOMES

Lumber and other construction supplies have gotten so expensive that some builders won’t build new homes now. Many homes are under construction in places like Cape Coral, but no one is working on them. Not because of a shortage of desire but a shortage of materials. There has been a considerable rise in the cost of materials and some items such as aluminum, lumber and appliances are becoming more difficult to acquire. One reason we are seeing these price hikes and delays in completion is because of the pandemic. There are lockdowns and safety protocols in factories and also tariffs, WINK News reports.

 

LONDON BAY PLANS FOR FIVE NEW HOMES IN NAPLES

Upon the completion of its newly-sold 6,569-square-foot luxury estate on Cutlass Cove, London Bay Homes has announced plans for five additional new homes in Naples neighborhoods. London Bay Homes’ upcoming, nearly 8,000-square-foot home at 3220 Rum Row will be designed to enhance the homesite’s views of Hidden Bay within the prestigious Port Royal neighborhood. In the exclusive Aqualane Shores neighborhood, London Bay Homes will again leverage its partnership with John Cooney of Naples’ Stofft Cooney Architects for both 2075 and 2021 Gordon Drive East. London Bay Homes Director of Design Michael Faulhaber will design the home planned for 256 Aqua Court. Romanza Interior Design will oversee interior selections for finishes in all three Aqualane Shores homes, which will range from 5,500 to 6,000 square feet. Another London Bay Homes estate is being planned for a half-acre homesite at 477 3rd Street North, boasting a location just blocks from the beaches, dining and shopping of Old Naples. The recently completed Port Royal estate on Cutlass Lane—a London Bay Homes led-collaboration with Kukk Architecture & Design and Romanza Interior Design—showcases London Bay’s signature clean-lined, coastal contemporary architecture and indoor-outdoor connections.

 
LSI COMPANIES INC. BROKERS 90.96-ACRE PUNTA GORDA PROPERTY

LSI Companies Inc. brokered the approximately 90.96-acre residential property at 4685 Duncan Road, Punta Gorda, for $1.4 million. LD Promotions LLC purchased the site from Standard Pacific of Tampa. Randy Thibaut, William Rollins, CCIM, ALC, and Hunter Ward, CCIM of LSI Companies Inc. brokered the deal.

 

Palm Beach model

NEW MODEL, SPEC HOME IN HORSE CREEK

Horse Creek, a luxury estate community, is almost at capacity as fewer than ten lots remain for purchase. As one of the few subdivisions in Southwest Florida offering minimum one-acre lots, Horse Creek has features a natural setting on the Orange River and Old Florida home designs by the exclusive builder, Daniel Wayne Homes Inc. Daniel Wayne Homes recently completed a model within Horse Creek based on the newly offered Palm Beach floorplan. Totaling more than 2,700 square feet under air, the Palm Beach offers four customizable floorplans, plus a bonus, extra-deep garage. Among the four plans is a “multigenerational” design complete with a mother-in-law suite, a three-bedroom with en suite, and a four-bedroom, three-bath layout. The model is available for tours in the community and follows the four-bedroom floorplan. A new spec home is also currently being constructed at 4510 Castalia Ct on a 1.27-acre homesite and is slated for completion this summer. It also follows the Palm Beach floorplan and is currently listed for $686,000.

 

NEW AMENITIES UNDERWAY AT MANATEE COVE

A variety of neighborhood amenities are now underway within Manatee Cove, Pulte Homes’ newest Naples community of 164 single-family homes located off US-41 and Manatee Road. The new amenities, expected to be complete in Summer 2021, are designed to enhance fun and foster friendships among residents of the new 75-acre neighborhood. A new heated pool and poolside cabana will provide a center for recreation and gatherings. A fire pit lounge area will complete the space. Starting from the mid-$300,000s, Manatee Cove homes offer 1,400 to 2,894 square feet of living space with up to five bedrooms and three-and-a-half baths and two- to three-car garages. TWO NEW WATERFRONT NEIGHBORHOODS IN MIROMAR LAKES

Miromar Lakes Beach & Golf Club has introduced two waterfront neighborhoods offering 22 total grand estate home and estate home sites. The new Avellino and San Lorenzo neighborhoods are nestled along Miromar Lakes’ 700-acre freshwater lake and offer boat docks. Avellino features nine grand estate home sites. Custom floorplans in Avellino start at 5,000 square feet under air and offer upward of 10,000 total square feet with three- and four-car garages and expansive outdoor areas. Preferred builders are Divco Custom Homes, Gulfshore Homes and Randall Mitchell Custom Homes. San Lorenzo features 13 estate home sites. WATERSIDE BUILDERS COMMENCES CONSTRUCTION ON COASTAL FARMHOUSES

Naples-based Waterside Builders Inc. has commenced construction on two new luxury homes in Olde Naples, introducing “coastal farmhouse with an MHK twist,” referring to the architectural design by MHK Architecture & Planning. The two single-family homes, located adjacent to each other, will be fully customized with interior finishes and furnishings from Clive Daniel Home. The residence located at 252 Third Ave. S. will feature 4,349 square feet under air. The second residence, located at 262 Third Ave. S., is 4,355 square feet under-air. GATES CONSTRUCTION COMPLETES THE HAMILTON AT LAKESIDE RESIDENTIAL COMMUNITY

Gates Construction has completed The Hamilton at Lakeside, a 144,539-square-foot luxury Green Certified residential community located at 2250 Blue Hesper Drive in Kissimmee, Florida. The Hamilton at Lakeside consists of two four-story buildings, totaling 108 units, that offer one and two-bedroom smart-technology apartment homes. In addition to the residential buildings, the new clubhouse features a meeting room, community lounge with a game center, fitness center with locker rooms and sauna, and rooms for weightlifting, aerobics, spinning, and yoga. HILL TIDE ESTATES TO HOST PIER GRAND OPENING EVENT

Hill Tide Estates is preparing a 9.98-acre gated enclave for the grand opening of its observation pier from 10 a.m. to noon on March 29. The public will start their morning on the first floor of the in-progress Bal Harbour model at 867 Grande Pass Way on Boca Grande. There, bartenders and servers will present a southern-style brunch in line with the location on the southern tip of Boca Grande. Guests will then be directed to the newly completed pier that overlooks Charlotte Harbor, Boca Grande Pass and the Gulf of Mexico. SEAGATE TO HOST GRAND OPENING OF TWO MODELS IN ESPLANADE LAKE CLUB

Seagate Development Group is marking the completion of two of its furnished model homes in Esplanade Lake Club—Genova and Santorini—with a grand opening event. Held from 3-5 p.m. on April 1, the event will include food, beverages and live entertainment. Tours will begin at the Genova at 11411 Canal Grande Drive. Priced at $3,084 million, the 3,892-square-foot, single-story model offers four bedrooms, four-and-two-half bathrooms and a three-car garage. The 3,794-square-foot, $2.98-million Santorini also accommodates four bedrooms, four-and-two-half-bathrooms and a three-car garage, but with an island, modern design. SEAGATE DEVELOPMENT GROUP ANNOUNCES ALICO TRADE CENTER

Seagate Development Group has announced Alico Trade Center as the name for a 40-acre business park coming to Alico Road and I-75 in Fort Myers. Seagate owns and will develop the commercial land. Lee & Associates is handling design-build leasing and sales of the pad sites. The official name of the space comes just before Seagate breaks ground on Rice Insulation & Glass’ 35,000-square-foot facility. It will include offices, a reception area, a conference room, training and break rooms, workstations, a warehouse of insulation, glass, shower door and shelving materials, high-dock and grade-level doors, and 100 parking spaces. Seagate and Lee & Associates are also working with other to-be-announced businesses that would like to lease or purchase single-tenant, flex or industrial buildings in Alico Trade Center. The first freestanding building in Alico Trade Center is slated for completion in October, with all other owners’ and tenants’ projects to be completed on an ongoing basis.

 

FORT MYERS CHURCH SELLS FOR $1.93 MILLION

Chloe Maros of Select Real Estate facilitated the sale of the Hope United Presbyterian Church property for $1.93 million paid on March 16 by Saint Peters Greek Orthodox Church. Maros represented the seller in this transaction, helping them find a buyer for the 5-acre property along US-41 near San Carlos Park in Fort Myers. Maros will also be representing the relocation of the seller to its new home in Estero. Maros donated a total of $13,000 from her commission back to help both organizations, with a portion going to Hope United Presbyterian and Saint Peters Greek Orthodox Church, respectively.
 

FORT MYERS LAND SELLS FOR $1.178 MILLION

Otis Patent Trust has purchased 3.38 acres of vacant land located at 9510 Thunder Road, Fort Myers, from Fischer FL Properties I LLC for $1.178 million. Gary Tasman and Shawn Stoneburner of Cushman and Wakefield | Commercial Property Southwest Florida LLC represented the buyer and the seller in negotiating the transaction.
 

NAPLES COMMERCIAL SPACE PURCHASED FOR $450,00

Laurence Gillman, trustee of the Gulf Shore Florida Trust Agreement, purchased 1,947 square feet of commercial space for $450,000 from ETK Investment Properties LLC, located at 5465 Jaeger Road, Suite 2, Naples. William V. Gonnering, CCIM, SIOR of Investment Properties Corp. represented the buyer and Christine McManus, CCIM, SIOR of Investment Properties Corp. represented the seller.

 

Venice Golf Club

THE VENICE GOLF AND COUNTRY CLUB CONSTRUCTION NEARS COMPLETION

Gates Construction has made substantial progress on the renovations and expansion at The Venice Golf and Country Club, a private golf and fitness community. The project involves improvements to both the clubhouse and wellness center. Clubhouse improvements include a new bar, covered outdoor dining with retractable screening, fire pit and re-positioned parking. The wellness center expansion features enlarged and flexible exercise spaces, new cardio weight room, new restrooms, and two massage therapy rooms. Architectural and interior design services are provided by Peacock + Lewis Architects and Planners LLC.

 

NEW GOODWILL STORE IN NAPLES NEARS COMPLETION

Designed by MK Architecture, Faller Development’s newest 36,000 square foot Goodwill store in Naples is nearing completion. This facility was built by GLR Inc. and is located within Egret’s Crossing at the corner of Davis Boulevard and Santa Barbara Boulevard in Naples. Construction at the site is scheduled to be completed within the next few weeks with a grand opening to follow. MK Architecture is an award-winning architectural firm headquartered in Fort Myers.

 

TITLE COMPANY PLANS SECOND LOCATION IN NORTH NAPLES

Naples-based Cottrell Title & Escrow plans to open a second location this year at Logan Landings in North Naples. The 1,546-square-foot satellite office will share a freestanding outparcel with First Watch daytime café, which will occupy more than two-thirds of the building now under construction next to a water feature on the corner of Logan Boulevard and Immokalee Road. Founded in 2007, Cottrell will continue to operate its Naples office at 5147 Castello Drive. Also in Logan Landings, Consolidated Cleaners Inc. is targeted to open a Tide Cleaners franchise in a 2,400-square-foot unit with curbside valet service this summer in another outlot it will share with the existing Naples Modern Dentistry fronting Immokalee Road. 
 

TRI-TOWN CONSTRUCTION RECEIVES GOVERNMENT CONTRACT IN BONITA SPRINGS

Tri-Town Construction has received its first government contract with the City of Bonita Springs. The company was awarded top vendor placement through the city’s open solicitation for construction manager at-risk continuing services contractor in November 2019. Tri-Town Construction Public Outreach Coordinator Crystal Hamblen is working with Florida Power & Light (FPL) and local businesses to complete the utility conversion project that will ensure downtown businesses with underground power, which will update the downtown area to be more electrically efficient. 

 

DEANGELIS DIAMOND COMPLETES SPECIAL PROJECTS

DeAngelis Diamond’s Special Projects division recently completed two projects. The first, a tenant improvement for TerraCap Management’s new office space, located at 999 Vanderbilt Beach Road in Naples. The project included demolition of the existing space, installing new firewalls and partitions, new ceiling grid and tile, new casework, MEP, and new interior glass and doors. The second, a remodel of the Naples Art Association lobby in Downtown Naples, including corridor walls and ceilings, new lighting and sound panels, and restoration of the terrazzo floors. Currently under construction are tenant buildouts for Olympus Ventures and for Breast Center of Naples. Upcoming projects include a new food pantry and social services offices for The Salvation Army. DeAngelis Diamond’s Special Projects division concentrates on interior renovations, additions, tenant improvements, and build-outs for commercial, faith-based, nonprofit facilities and more.

Erin McDonald

Premier Sotheby’s International Realty has named Erin McDonald as the new managing broker of the company’s Bonita Springs, Sanibel and Captiva sales galleries. She succeeds Chris Maccarone, who has served in the role since 2017 until announcing her retirement last month. An experienced leader with two decades of success in the real estate industry, McDonald has extensive sales, marketing and leadership experience, most recently serving as managing broker for LIV Sotheby’s International Realty’s Cherry Creek office in Denver. A native of Philadelphia, she sold resort properties in the Colorado Rocky Mountains for 10-plus years before her passion for helping others grow in business ultimately drew her from sales to leadership.

Mark Cardillo

Gulf Coast International Properties (GCIP) welcomes Mark Cardillo, Realtor, to the firm. Cardillo, a Naples native, has family roots in Naples dating back to 1954. An undergraduate of Villanova University and recipient of a master’s degree from Columbia University, Cardillo has also had a professional baseball career in the Italian Baseball League as an All Star in Milan and Florence, Italy. Cardillo has received recognition from the Greater Naples Chamber of Commerce for outstanding public service and leadership.

Better Building Inc.’s CEO and Owner Jeanette Dean Richards recently passed the state-certified Florida contractor exam. The Florida Department of Business and Professional Regulations requires three tests to attain this license. As the owner of Better Buildings, and as a certified Florida builder contractor, Richards will now be able to apply for women-owned small business status, a certification that will make Better Buildings eligible to compete for federal funding contracts. Five percent of all federal government contracting budgets are awarded to certified women-owned small businesses to increase opportunities for female-owned companies in fields where women are underrepresented. Nationally, 13% of construction firms are owned by women. Richards, a graduate of the University of Florida, is a member of the Lee County Builders Industry Association (LBIA), Southwest Regional Manufacturers Association (SRMA), Associated Builders and Contractors Florida Gulf Coast Chapter (ABC), and the Real Estate Investment Society (R.E.I.S.), as she is also licensed real estate broker in Florida.
 

Ricardo Soto

Gates Construction has added Rico Soto to its team as project accountant. Working under the supervision of the firm’s CFO, he will manage all of the financial matters on the projects he is assigned, including accounts payable, accounts receivable, and financial forecasting. Soto has more than three years of diversified accounting experience. He received his Bachelor of Arts degree in finance from Ave Maria University. He will be based out of Gates Construction’s headquarters in Bonita Springs.

Clairborne II

The Collier Building Industry Association (CBIA) presented 18 Overall Excellence in Construction, Design and Merit Awards at its Multi-Site Parade of Homes (POH) awards presentation held virtually at 4:30 p.m. on March 17. The 2021 CBIA Parade of Homes, which began on Friday, is continuing through March 26-28, from 10 a.m. to 5:00 p.m. on Friday and Saturday, and noon to 5 p.m. on Sunday. Some models are available by appointment only. The 2021 Parade of Homes offers 39 fully decorated model homes constructed by 12 of Southwest Florida home builders located within 24 different communities.
