LUXURY HOME SALES CONTINUE TO RISE IN COLLIER COUNTY

Luxury home sales at higher rates are booming more than ever in Collier County. Dreamy pools, spectacular Gulf views, and a lot of space make these homes a hot commodity. Some buyers are saving money, even if they’re buying big. The cost of living is cheaper in Florida, even in the luxury market, when comparing property taxes and state income taxes. Realtors say they’re seeing an influx of buyers, specifically from California and New York, looking for high-end homes here during the pandemic, WINK News reports.
 

DIAMOND CUSTOM HOMES’ SPEC HOME CONTRACTED FOR SALE BEFORE LISTED

Diamond Custom Homes’ first luxury estate in Port Royal, in partnership with Harbour House Development, was contracted prior to being offered for sale. The tropically influenced Bermuda-style estate is designed by Jon Kukk of Kukk Architecture & Design P.A., with landscape architecture by Christian Andrea of Architectural Land Design Inc. and interior design by Mark Vanagas of Pacifica Interior Design. Construction is underway, with completion scheduled for early 2022. Located on a 1.1-acre oversized home site along Rum Row, the estate will feature 8,426 square feet of air-conditioned living area in three separate structures: a single-story main residence, a guesthouse and a gatehouse with a second-floor cabana.
 

Oasis Model at Enclave

LARGEST CUSTOM HOME MODEL UNDERWAY AT ENCLAVE OF DISTINCTION

One of the largest floorplans available at The Enclave of Distinction in North Naples is breaking ground this week. Of the five floor plans offered by Distinctive Communities, the Oasis is two stories with four bedrooms and four baths, plus two more half-baths. The model features 4,869 square feet of living space under air, plus garage space for three vehicles, covered balconies, a private pool that can be customized by adding an optional spa, and more than 500 square feet of outdoor living areas for a total of nearly 6,500 square feet. The Enclave of Distinction is designed by Stofft Cooney Architects.

NAPLES RETAIL SPACE SELLS FOR $18 MILLION

Agree Limited Partnership purchased 107,000 square feet of office/retail space from NCH Healthcare System Inc., located at 2157 Pine Ridge Road, Naples, for $18 million. Clint L. Sherwood, CCIM of Investment Properties Corp. and Andrew J. Saluan of AJS Realty Group Inc. negotiated this transaction.

 

NAPLES PROPERTY PURCHASED FOR $13.055 MILLION

Forefront Collier Venture LLC purchased approximately 75,875 square feet of office/warehouse/flex space located at 1030, 1035 and 1040 Collier Center Way, Naples, from III Star Investments Inc., Collier Center Way Development Inc., and Business Lane Development Inc., for $13.055 million. David J. Stevens, CCIM of Investment Properties Corp. and Clay Winfield of WBDC Inc. negotiated this transaction for the seller. Brock Rasmussen of Lee & Associates negotiated this transaction for the buyer.

 
BELLAGIO SHOPPES IN NAPLES SELLS FOR $3.4 MILLION

Dinkytown Investors LLC purchased the approximately 9,200-square-foot retail strip known as Bellagio Shoppes, located at 877 91st Ave. N., Naples, from Bellagio Naples LLC for $3.4 million. David J. Stevens, CCIM of Investment Properties Corp. negotiated this transaction for the buyer. Bill Young and Biagio Bernardo of Lee & Associates | Naples-Ft. Myers represented the seller.
 

SEAGATE BUYS WHITE CAP LAND FOR $2.76 MILLION

Seagate Development Group has purchased 9.71 acres of land from Harvey B. Youngquist for $2.76 million. Derek Bornhorst at Lee & Associates represented the buyer and Gary Fluharty at B.I.G. LLC represented the seller in this transaction. The full-service development company will design and build a 45,000-square-foot facility for White Cap Construction Supply at 16542 Oriole Road in Fort Myers. The national building materials supplier’s new location will be adjacent to the upcoming Alico Trade Center being built by Seagate, with pad site leasing and sales by Lee & Associates. PDS Architecture is the exclusive architect on this project. Seagate will break ground on White Cap this month and complete the project in the fourth quarter of 2021.
 

FORT MYERS OFFICE SPACE SELLS FOR $650,000

23 Barkley Circle LLC has purchased 5,685 square feet of office space located at 23 Barkley Circle in Fort Myers from Cynaxis Holdings LLC for $650,000. Gary Tasman, CEO and principal broker, and John Albion, director and broker of Cushman and Wakefield | Commercial Property Southwest Florida LLC, represented the seller and Lane Boy, director and broker of Cushman and Wakefield | Commercial Property Southwest Florida LLC, represented the buyer in negotiating the transaction.
 

NCH BAKER HOSPITAL EMERGENCY DEPARTMENT OPENS NEW ENTRANCE

The NCH Baker Hospital Emergency Department (ED) completed phase two of the expansion project and opened its doors to the public at 7 a.m. on May 18. The original entrance to the existing ED was closed at that time and community members seeking emergency care at the NCH Downtown Hospital started using the new entrance. The new entrance sits just to the east of the current entry and is signed and closer to parking for convenience. The ED project began in fall 2019 with the opening of the first phase in January, which added a second floor with 18 observation rooms and six observation bays to better accommodate peak volumes of patients. The expansion and modernization doubled the ED footprint to nearly 47,000 square feet. The next phase opens in the fall and will add more private rooms. Upon completing the entire project in early 2022, there will be 43 private beds. Additionally, the new ED expansion will incorporate six resuscitation rooms with specialized equipment for acute, critical care of heart attacks, strokes and trauma.
 

Ahana\’s Bombay Grille

AHANA’S BOMBAY GRILLE RELOCATES, TRIPLES SIZE IN BONITA SPRINGS

Ahana’s Bombay Grille has tripled the size of the local restaurant by relocating in Bonita Springs. After operating for more than five years in Beach Road Plaza, Ahana’s closed in early January to move about one-half mile east to Sunshine Plaza on the north side of Bonita Beach Road, east of U.S. 41. The new Ahana’s opened in mid-April in a freestanding building it shares with Tires Plus on the western end of the retail center. Chef-owner Nitin “Nathan” Jadhav and his wife, Jessi, serve healthy Indian cuisine made fresh every day in small batches with herbs and spices from India, organic rice, fresh vegetables from local growers and house-made yogurt and chutneys. Ahana’s, 9060 Bonita Beach Road SE, is open for dining in, takeout and delivery 11 a.m. to 9 p.m. Monday through Wednesday, 11 a.m. to 9:30 p.m. Thursday through Saturday, and closed Sundays. CONSTRUCTION BEGINS ON NAPLES RESTAURANT

The Fifth Avenue South Business Improvement District announced the start of construction on Del Mar Naples. The new upscale restaurant is planned in the two-story building formerly home to Café Lurcat and Bar Lurcat. Located at 494 Fifth Ave. S., Del Mar Naples is a concept of Ohio-based Cameron Mitchell Restaurants, which also operates the popular Ocean Prime restaurant on Fifth Avenue as well as more than 15 other dining concepts. Del Mar will occupy nearly 9,200 square feet with two floors of dining, including patio and balcony seating and two full bar areas. The restaurant is anticipated to open in November. 
 

MK ARCHITECTURE SELECTED FOR PROVIDENT JEWELRY EXPANSION

MK Architecture has been commissioned to complete the architectural and engineering services for the tenant improvement and expansion of Provident Jewelry on Fifth Avenue in Naples. The luxury jewelry retail store will be undergoing an expansion of its existing store into the adjoining space of 2,260 square feet. Included in this expansion will be a separate entrance for special and private events. The interior design is being provided by ID & Design International. FL Star Development has been selected as the general contractor and the project is expected to start construction later this year. Provident Jewelry has been family-owned and operated since opening its first showroom in West Palm Beach in 1993. In the past 28 years, Provident Jewelry has expanded to seven Florida locations.
