PDS ARCHITECTURE STARTS CONSTRUCTION ON CAPE WEST 91 VILLA APARTMENTS

PDS Architecture has started construction on the new Cape West 91 Villa apartments. The apartment building, located at 1414 SW 17th Place in Cape Coral, will be available in early 2022 for occupancy. The building, shaped to bring attention to a landscaped and recreation-inspired courtyard in the middle, will be made to look like a residential area. The courtyard will contain a pool and shaded structures. The villas offer one- and two-bedroom options with four different models to choose from, ranging from $1,400 to $1,700 a month. The $15.5 million project is being constructed by Curran Young Construction. Applications for apartments are now open.
 

STOCK CUSTOM HOMES SELLS THREE GRAND ESTATES

Stock Custom Homes, the custom home building division of Stock Development, recently sold three estates in Pine Ridge Estates and TwinEagles. The property located at 422 West Street in Pine Ridge Estates features 4,477 square feet under air, four bedrooms and four and one-half baths, plus a pool bath. Clive Daniel Home and South Florida Architecture were involved in the design for the estate, which was listed at $4.395 million. In the TwinEagles community, the Glenmore model sold after being listed for $2.095 million. The property offers 3,591 square feet of living space with four bedrooms, four and one-half baths, and a three-car garage. The Muirfield VIII property in TwinEagles, listed for $1.995 million, also sold. It offers four bedrooms, four and one-half baths, and a three-car garage.

 
ANNOUNCES PRE-CONSTRUCTION SALE OF GREY OAKS ESTATE

Naples luxury homebuilder Diamond Custom Homes has announced its new estate home at 1829 Plumbago Way, in the Isle Toscano neighborhood in Grey Oaks in Naples, was contracted for sale during the pre-construction phase prior to being listed for sale. Construction is scheduled to begin next month with completion anticipated in 2022. The home was offered at $8.495 million, furnished. Located on one of the community’s last remaining buildable homesites, the two-story, four-bedroom, four-full-and-two-half-bathroom residence will feature design by Jon Kukk of Kukk Architecture & Design PA, custom cabinetry and interior design by Edge Interiors, and landscape architecture by Christian Andrea of Architectural Land Design. The .75-acre site is situated on a cul-de-sac and has northwestern exposure with a water-to-golf view facing the 16th hole of the Palm course. According to the SWFLMLS (Sunshine MLS) Multiple Listing Service, the home will represent the highest-priced residence to be built in Grey Oaks, Diamond Custom Homes reports.

Boulevard Motor Condos LLC purchased approximately two acres of unimproved land, located at Naples Blvd., legally described as a portion of Pine Air Lake Unit Six Lot 2, from TT of Lake Shore Inc. for $3.485 million. NAPLES LAND ACQUIRED FOR $2.476 MILLION

Venture Church Naples Inc. purchased approximately 7.17 acres of vacant land, located at the northeast corner of Joseph Lane and Tamiami Trail East at 14601 Tamiami Trail E., Naples, from 14601 East Trail LLC for $2.476 million. David J. Stevens, CCIM of Investment Properties Corp. negotiated this transaction for the seller. Gara Ann Martin of Keller Williams Realty Marco Island negotiated this transaction for the buyer.

 
FORT MYERS ACRES ACQUIRED FOR $1.777 MILLION

Leo Salvatori TR purchased 4.4 acres in Esplanade, located at Alico Road in Fort Myers, from Alico West Fund LLC for $1.777 million. Brett Low of LandQwest Commercial represented the seller in the transaction. Jessica Russo of Development Realty represented the buyer.
 

MARCO ISLAND PROPERTY PURCHASED FOR $1.5 MILLION

Gary Van Cleef purchased an approximately 4,680-square-foot building and adjacent vacant lot, located at 373-383 South Barfield Drive, Marco Island, from Penny Z. Weidner for $1.5 million. David J. BAY HOUSE RESTAURANT IN NORTH NAPLES SELLS FOR $7.5M TO PHELAN FAMILY BRANDS

Mutual respect led to a deal for Phelan Family Brands to purchase The Bay House, one of Naples’ premier waterside dining destinations for three decades. Phelan Family Properties, based in Bonita Springs, bought the 1.5-acre property at 799 Walkerbilt Road for $7.5 million from Naples-based Turtle Bay Holding Co., Collier County property records show. Built by Tom and Martha Jennings in the late 1980s, The Bay House had been operated by local restaurateur Peter Tierney since 2007. Don’t expect to see any changes to the casually elegant dining spot in North Naples. “Not a single change has been made. We have kept the entire staff and kept the menu and everything the same. No need to fix perfection,” said Grant Phelan, CEO of Phelan Family Brands, which owns and operates the Pinchers, Texas Tony’s and Deep Lagoon Seafood restaurant brands. 
 

FLEX OFFICE/WAREHOUSE PROJECT COMING TO BECK BOULEVARD IN NAPLES

MK Architecture has been awarded the contract for the design of a new flex office/warehouse project to be located on Beck Boulevard in Naples. The project will consist of three buildings totaling approximately 15,000 square feet of new lease space for Bratwurst Properties LLC, of Naples. The buildings will be multi-tenant spaces, some with loading dock capabilities. The project is currently in the design phase and is expected to be submitted for permitting by the end of the year.

Manny Pena

Gulf Coast International Properties (GCIP) has welcomed Manuel “Manny” Pena, Realtor, to the firm. A Naples native, Pena graduated from Barron Collier High School in 2006 and attended the University of Alabama on full scholarship. After graduating with a 4.0 GPA and a Bachelor of Arts in economics and Mandarin Chinese, Pena moved to China to complete a master’s degree from Johns Hopkins University. After a stint in China working as an analyst in the nuclear power industry, he moved to New York City, where he raised investment capital for new development projects. Upon obtaining a second master’s degree in real estate development at New York University, Pena joined a real estate development marketing firm as a global markets specialist. In addition to selling Manhattan high-end residential new development properties, he was also responsible for international business development. Pena now resides in Naples.
 
Naples-based Clive Daniel Home has broken ground on its Sarasota showroom. Located within Fruitville Commons, the 65,000-square-foot showroom will offer a mix of contemporary, traditional and casual designs. “Launching this new location in Sarasota is very much so a homecoming for us,” said Daniel Lubner, president and CEO of Clive Daniel Home. “I started my career here and it’s been my goal to move back.” The new location is expected to open in early 2022. Naples-based MHK Architecture and Planning will lead the building design and Fort Myers-based Stevens Construction will serve as the general contractor. The company has already been introduced to the region through multiple model home interior designs for Stock Signature Home. In addition to its Naples locations, Clive Daniel Home has a showroom in Boca Raton.

 

KUDOS

For the tenth straight year, State Farm is rewarding community projects and causes through State Farm Neighborhood Assist. Cape Coral State Farm Agents Mike and Dawn Sullivan encourage local nonprofits to apply for the program, which will award $25,000 grants to 40 causes to help fund neighborhood improvement projects. Starting at 1 p.m. on June 2, nonprofits are invited to submit their causes at the State Farm Neighborhood Assist website. The grant program will accept the first 2,000 submissions and select 200 finalists. An online vote will determine the top 40 causes.
 

Matt and Megan Chionis

Gulf Coast International Properties has named Matt and Megan Chionis as Agents of the Month for April. Originally from Chicagoland, the husband-and-wife team founded and built a consulting company. The Chionis provide exclusive services to clientele in the Naples luxury market. The duo offers complimentary post-closing services and recently had a record-breaking sale for price per square foot in the community Pelican Bay.
