A developer is in the process of building two communities in Punta Gorda and two in Port Charlotte, increasing Charlotte County’s growth. When built out, the four developments will add hundreds of single-family homes, condos and villas to Charlotte County’s real estate inventory.

Erin Kristick, spokesperson for Taylor Morrison, whose headquarters is in Scottsdale, Arizona, provided details of the upcoming communities. One, Esplanade at Starling, is being built along Burnt Store Road and is the largest community of the four.

“Esplanade at Starling has plans for more than 770 homes, matched with an array of wellness programs and planned resort-style amenities, including a poolside restaurant named Bahama Bar,” she said.

Renderings depict Esplanade at Starling as a resort community centered around a main building and activity center. Still being built, with the first sales scheduled to begin in 2025, pricing has not yet been released.

In Punta Gorda Isles along Marion Avenue, a high-end community called Sea Haven is in the process of being built. Some of the three-story, three- and four-bedroom townhomes will have their own dock.

There will be 36 townhomes in all, housed in five buildings. Each unit will have its own private elevator. The development will have a community pool with a cabana and a dog park. The units will range in size from 1,867 to 1,912 square feet.

Kristick said HOA fees will be available as it gets closer to opening the community; prices will be available in about two months.

West Port in the northern end of Charlotte County continues to expand; Taylor Morrison is building The Cove there, consisting of 100 twin villa homes starting in the high $200,000s and single-family homes starting in the low $300,000s.

There will be a wide range of home plans and sizes, from two- to four-bedrooms, two- to four-and-a-half baths, and two- to three-car garages. Amenities for residents will include a clubhouse, pool and pickleball courts.

VIP appointments are expected to begin next week, and sales will kick off in March, she said.

In a community off Kings Highway in Port Charlotte, 192 Bella Via condos will be built; phase one is under construction now with 88 units. There will be 24 buildings with eight condos to a building. Prices start at $317,000 for the two-bedroom, two-bath units ranging in size from 1,616 to 1,632 square feet.

Taylor Morrison is one of the nation’s largest homebuilders and developers, serving 19 markets and 11 states.
